Local 1896

The overall impression of the complex is a good one. Green grass (rare in Santa Fe)! Clean grounds. Apartments are kept up. Overall a appealing and desirable complex to live in!!!!!

I would not recommend Local 1896. Although the apartments are nice, the monthly charges are hidden until the lease is signed and one is obligated to pay for bulk internet @ $70/m, only to receive 1/2 gigabyte of use. The dogs can be noisy and maintenance not always up to standard. packages often left outside the apt door, not secure.Cannot yet comment on new management, previous management not pro-active.

I enjoy the morning sun on my large balcony. Management is very helpful and does not ignore my requests and questions.

I am very grateful to Local 1896. They have been so kind to my family and me. They have understood each of our needs. The place is clean and very calm. My little children are happy, as are my husband and I.

This complex is a pet friendly and has a great dog park area for your fur babies to run around in. There is also an indoor pool that can be used year round!

The management staff at Local 1896 is very accomodating and they were inviting. I felt welcomed and appreciated. Moving can be very daunting and they made me feel like part of the community.

No complaints other than it's expensive. It's a good place to live, the laundry just needs to be fixed more frequently.

Living here at 1896 Lorca Drive is currently a pleasant experience. From the landscaped grounds to the amenities in the clubhouse, I feel good about my HOME! Our new manager is doing a great job in the short period he has been here.

Being a resident of LOCAL 1986 has been a wonderful experience. Honestly, the years have flown by, and every year it gets slightly better being a resident of LOCAL 1896.

Local 1896 is a great value! Many of the units are refreshed and updated and the main lobby is all new. It’s quiet, feels safe and is conveniently located.

Gracie, the property manager, is very friendly and accommodating. She assisted us with all the processes and gives positive advices to keep yourself safe in the property, community and in the city. She went above and beyond.

The staff at the front office are great! Athena and Grace are very helpful and it's always a pleasure being at the office with them. Matias is quick with maintenence requests and always makes sure my home is taken care of in a timely manner.

Local 1896 is a beautiful community. It is well maintained and peaceful place to live. My neighbors are very kind and friendly. I find that the office staff are professional and look to create an environment that is welcoming and safe.

The rent is way to much for many people I would consider recommending this complex to. It is old, not modernized as new buildings. I am a professional, retired person, have lived in many apartment buildings and find that the staff doesn't really create a community environment. And, maybe that is not the goal. People come and go here and yet there are tenants who have been here for a long time and I believe would like a more community experience.

The turn over at this property is horrible!! In the 1 year that I lived here, they have had gone through at least 4-5 property managers, 2-3 assistant managers and 1-2 maintenance supervisors. I recently moved out because no one seems to be on the same page around here, I was told prior to move out just so my 30 day notice was given I wouldn't be charged a month to month fee well that was a lie and I was told by Marilyn, the Assistant manager, that if I preferred to have an outside company come and clean the carpets that was ok just so I provided proof that it was don't so I wouldn't be charged for carpet cleaning, I provided proof just like I was asked and I watched the company do the carpet cleaning to make sure it was properly done. Come to find out Avaria seems to think it's not up to their standards and felt necessary to charge me an additional $295.00 for carpet cleaning on top of them keeping my deposit.
