Since I've moved in I have had many many issues. Maintenance has done what they can do but simply put I am tired. Can you imagine coming home checking to make sure there's no water leaking out of something? Or roaches crawling on the walls or on your stove top? Or that gnats haven't taken over your bathroom? Or even getting ready for a funeral and as you're about to leave there's a leak, you call the office no one answers, you go into the office and the only thing the person in there has to say is "did you put in a work order? The maintenance team is on call"? Sounds ridiculous right? That has been my reality since I've moved into this complex in July. They lie, are rude and don't care. Literally pick anywhere else. The second my lease ends I'm leaving

These apartments were “renovated” right before I moved in. I’ve been here 9 months and have had to submit 20+ maintenance requests because the poorly done, cheap renovations can’t hide the buildings’ age. Bug problems, water leaks (ceiling, under sinks, up through floor boards, you name it), doors aren’t sealed well (even after maintenance “fixes” it). Not nearly worth the price

I lived in this complex for 3-4 years and would not recommend. Buildings are old, originally built in the 1960's and 70's. Ownership has changed hands several times over the past several years and money has been invested in lots of external cosmetic updates. However, The inside of the buildings are still full of water damage from years of unfixed plumbing issues. They just pull the old "landlord special" and cover it with a coat of paint. The larger of the two swimming pools (the one that isn't visible from the leasing office) is rarely open in the summer because it is filled with green algae. Staff in the leasing office is not very responsive to phone calls or emails. Maintenance staff will often "take a look" at a problem, but rarely care to fix anything.

I never realized how important good management was when renting until now. They are always overcharging me. They gave me a weeks notice that I'd have to move in to another apartment due to renovations. These renovations have been going on for a year. This place is an absolute nightmare.

Living at The Brookwood Apartment would be a great choice. My apartment is beautiful, the property is quiet, and the staff is amazing and professional. I really do enjoy being home. I have a beautiful view outside of my balcony; I can't hear my neighbors upstairs. There really is nothing more I can ask for.
Best place to live other than my old house many years ago. My 16 years livibg at Brookwood have been most pleasing.
The Brookwood Apartment Homes are centrally located to downtown while still being a short drive to 280. As a student at UAB, I can generally get to class in less than 10 minutes in traffic.

The WORST apartment complex ever. There are countless issues that I have had, and the front desk is terrible at communicating. They will always say they’ll call back, and never will. The lead maintenance man was always so kind and helpful and would be one of the only good things I can say about Brookwood. I think most issues stem from poor management and their lack of concern for the residents. I was warned about some of the problems at Brookwood before moving in, but still moved in because of the great location. I regret that whole heartedly because it has been my worst experience at an apartment by a long shot. When I moved in, I loaded all of my food into the refrigerator and freezer. The front desk assured me that it had just been set up and it would cool overnight. It never did, and $300 worth of new groceries were completely ruined by the morning. My washer was filled with mold/mildew since day one, and it wasn’t replaced for at least a month. I had a water leak from the A/C unit, called emergency maintenance, and nobody ever answered. I stayed up all night replacing the giant bowl of water to prevent any water damage. It took three days for someone to fix a WATER LEAK. The windows and doors are not properly sealed, and you can see outside light coming out of all siding. This has led to unreal electric bills. This complex is overpriced and has the lowest quality apartment in the area, and I could go on forever about my terrible experience here. I could not get out of this place soon enough.

We were given only 24 hours' notice that our original apartment would not be available on time. This was EXTREMELY frustrating because it caused a mess with all utilities companies, the movers, and our family. We were told it would not be ready for at least 2 more weeks. Because we had already agreed to a move-out date with another mgmt. company, we were between a rock and a hard place. So Brookwood moved us into a different apartment but told us we would be given the already agreed upon rate. Fine. THEN, ON THE NEW MOVE-IN DATE, AS THE MOVERS WERE PULLING IN, mgmt called and "Sorry - it's going to cost you the full rate - $230 more per month than quoted - and Della made ZERO attempts to fix the problem. ZERO. She would not even trouble herself to speak to me in-person, instead letting Byron catch all the flack. They also failed to honor a move-in special for a front-line healthcare worker despite stating we would be eligible ahead of time. HANDS-DOWN, the absolute worst rental experience of our lives and the worst customer experience I can ever recall.
Overall, very satisfied. All maintenance issues resolved in a timely manner. Staff is great.

The Brookwood is not an ideal place to live. Management answers the phone 1/10 times and doesn't call back. You have to physically go to the office to get anything done. Our apartment was supposed to be vinyl flooring, which is what we are paying for, and it's carpet. Rent is outrageous for the type of living space. Our renovations were half done, ceiling half painted, paint peeling off walls, baseboards cracked, vinyl in the kitchen is coming up, paint on almost all of the light fixtures. We are not renewing our lease and are not likely to recommend this place to anyone.

In my experience the office & maintenance staffs at Brookwood have always been prompt to respond to maintenance & other questions.
Stopped up master bath sink was quickly taken care of. The workers did a good job. They are friendly and polite.
The Brookwood is the quietest apartment complex I have ever lived in. The location is amazing and worth every penny.

This is not a place you want to pay the ridiculous prices for, when you can find another complex that might not look as great, but you pay less and receive the same standard of care from the office staff. I've complained multiple times about the laundry facilities being disgusting (fyi... I was promised a unit with w/d connections, then one was not available the day I was signing my lease. They also did not lower my rent seeing as I would not get a w/d connection). The laundry facilities had mushrooms growing out of the ceiling. The washers would stop mid cycle, your clothes will be soaking wet. The dryers do not heat properly. I finally went to an off site business. The valet trash pickup is a joke. They either don't pick it up, or the office sends a notice that they will not be picking it up. Trash is left laying all around the complex. As well as animal excrement that's left laying around. Now that I am moving out, office management told me that I should have brought these things to their attentions. I did, on more than one occasion. I have several emails to the office staff about these issues. Now I am waiting to see if they charge us for the extreme water usage from the pools. Evidently one has a hole somewhere and they are constantly filling it up, leaving the water running over night so that it overflows for hours before it's finally cut off. Look elsewhere before you make a final decision on this place.
Great swiftness
Where to begin. This place has been an absolute pain to deal with from start to finish. It took about 4 weeks of back and forth via email to even get on a sublease! The management was completely unmotivated and lazy...I am literally trying to sign a lease so you can take my money and no effort or action was taken. When we did finally sign on, there were so many issues with the lease, and things wrong which caused more delay. The apartment complex is nice, but the management here (Ms. Means) leaves a lot to be desired. There is no action taken for any issues you have, and only towards the end of my lease was the trash picked up everyday to make the silly garbage fee worth it. When I sent my intent to leave, they consider you legally bound to the other person you're living with, so if you're roommates, this place is not friendly or accommodating to that, because you are viewed as one legal entity. And when it came time to give us our returned deposit, both of our names were put on one check. Who doesn't cut a check to both people when we clearly are not related? The building has acquired new management but the staff are so unmotivated to help at all it is mind-blowing. Absolutely stay away from this place at all costs and do not move in. If you can even coax someone on staff to reply with a copy of the lease for you to sign, you'll probably have signed somewhere else by then. Stay away!

My last dfive years as a resident of The Brookwood Apartment Homes have been very pleasant and comfortable. I particylarly ewnjoy the excellent excerize facility, which is comprehensively equipped and always kept in a vwery clean conditrion. The Office Stafdf has alwys been most helpful and courtious, as have been all Maintenance personnel. I highly recommend this complex to those looking for a well-located and operarted community.
The best thing about the Brookwood is it is right in the center of everhthing. Close to everything I need.
Have been living here myself since 1984. I have been more or less happy here. When I got married 18 years ago, my husband moved here in a bigger apartment. Feel very comfortable with the way things are now, but need a lot more truthful information!

I'm in my last 3 weeks of a year long lease at Brookwood Apartments and the biggest piece of advice I'd offer is 'don't even think about it'. Sure they're in a good location and they're cheap, but don't be fooled by the recently finished exterior, it's an all around awful experience. There is mold everywhere. These buildings were clearly very poorly built and hold a lot of moisture. I've talked to multiple other tenants, some of whom had to relocate to a different unit in the complex because of mold damage. As I write this review I am sitting next to a bucket that is catching water dripping from the roof into our living room, an issue maintenance was made aware of 10 days ago, but have made zero progress on. I've had run ins with cockroaches and rats as well. I could go on, but before you even consider moving in just refer back to the title... DON'T DO IT

The location is great and the price is cheap. That’s the only thing keeping this from being a 0 Star review. Management sucks and work orders take forever if ever completed. We currently have a leaking ceiling that hasn’t been fixed in 10 days (you read that right. 10!) and had mold on the walls that they just painted over. If you need extra money to afford to live somewhere else Venmo request me I wouldn’t want my worst enemy to live here.
