Property Ratings at The Addison at Universal Boulevard
Appearances can be deceiving!! Roaches in the apartment and a snake in the garage I was willing to overlook as this is FL (don't know why I'm being charged for pest control...), but I must draw a line when I politely requested multiple times the pool speakers, which The Addison controls, be turned down and was told to "deal with it." Just an FYI - they start this at 9am and sometimes leave it on overnight. (Good luck getting a nap, all my theme park working friends who are on third shift!). A very avoidable situation from the office has made living here hell. Just an FYI- Beware! They somehow have a 4.8 rating, but no one on here has given them more than 2 stars.....

I lived at the Addison for four years in the beginning it was great even though the first year I was paying rent for something that had no amenities after that management started to kind of relax parking lot. Lights were out most of the time making certain areas very dark Elevators broke down on a weekly basis people smoking weed everywhere even though it’s a non-smoking community. In fact, neighbors were leaving trash all over the ground, which got my dog very sick and I’m now going to be involved in a lawsuit with them the noise from the neighbors are ridiculous. You can hear everything Police are there at least three times a week for garage is being broken into and domestic issues. The place looks very nice. The grounds were kept up much better at one time and just think of the noise you’re going to have in traffic from that new park that’s opening up right behind there Stay away
Lived here for over two years. As other review mentioned, I can hear my neighbors through the walls and ceilings. When I moved in, they described it as you would expect in any apartment, you may hear noise. May was an understatement. It sounds like my upstairs neighbors slam the floor constantly at night like they're moving furniture, and I can hear the next door neighbors doing "other" activities at night every night right on cue it seems. Management also likes to constantly send blanket emails to the entire building warning of the smoking and garbage policies, but the place still smells like weed most days when you walk to your car, there are people smoking on the porches, and the garbage is supposed to be one bag per can per evening but people stack bags 3-4 bags high out of their cans, which results in the hallways smelling like garbage at night as pickups happen as late as midnight. You also get the people who put out 3+ bags of garbage in the summer on non pickup days so it gets to just rot in the heat, and you know fees aren't being handed out because they have continued to do it (same apartments every time). Pest control has been poor as my dog will constantly kill large cockroaches, and at one time I even found a baby scorpion in my bathroom. I had an older car and rats got into my car and ate a hole in my backseat. Had that car for ten years, can't say I ever experienced that before. Another person had mentioned they also saw rats around the community early on. At one point I found a 3 foot snake outside the complex that was domesticated (used to own snakes), so I guess someone who lived here decided to let theirs go, but that's roaming around now somewhere. Stray cats, etc. The complex features new digital locks instead of traditional key locks that have a phone app. If yours breaks you get locked out of your apartment for an hour+, during business hours, while you wait for maintenance to take their time getting to you. There's no other alternative. It broke again a year later and the second repair now causes it to take up to 8-10 seconds to even register and allow me to lock/unlock the door, which it didn't do before. Maintenance says "it's just going to be like that now". And none of this covers the dog waste everywhere. Nobody cleans up after their dogs, and clearly no fees are handed out. If you have a dog, you will deal with everyone else's mess.
The place looks great! Maintenance is great, staff is great. I’m leaving 2 stars because I want people thinking about moving into this place to be VERY aware of the EXTREMELY thin walls and thin ceilings! Through out the day I hear my neighbors, talking on the phone, I hear their entire conversations. I hear their phones vibrate. If I’m close enough to the wall I can feel them vibrating. Neighbors who slam doors, send vibrations through my entire apartment. Imagine waking up to loud stomping and your glass dishes clinging together and your entire apartment vibrating while the neighbors above stomp and run through the house. This literally happens all throughout the day and night. Unless you plan on living on the very top floor, do NOT rent here. It’s really unfortunate because there is nothing management can do. The buildings were just built incredibly terrible…
