Property Ratings at Abbotts Run
Abbotts Run needs a lot of work. It is very dirty, when my boyfriend moved in we had to mop the floors 3 times before it was clean, his roommate didn't even have a bedroom door, and his room had a broken window. In addition the roach problem is terrible and seems to be a common trend based on other reviews. They made some updates in the clubhouse and other common areas but the units themselves are not great. The only pleasant experience he has had there was with the maintenance staff, who are quick to respond, very friendly, and always get the job done, kudos to them!
The move-in process was great, Mandy was very helpful during the entire application and promptly answered any questions/concerns I had. When I moved in Emmy at the front desk had everything prepared and was incredibly welcoming; the whole process was very streamlined and easy.

PLEASE READ!!! Do not be like me and waste your time with the office staff. I showed up early for an appointment at 10:00. Was told 3 days ago that there was an available apartment for rent, so I decided to drive and see it. Got the tour, things looked fine. Trash, cigarette butts, etc in breezeway, but something I could consider "the norm" for apartments in the area. Left to get paperwork, and returned to fill out leasing application. After the application was complete, things became more transparent that I needed to wait on someone else's application to fall through in order to apply. They told me that the other applicant had until 3:30pm, and if nothing changed, it would be mine. 3:30 came and went, and I heard nothing until after 4:00 when I finally called them and waited on the phone for over 10 minutes until I was finally told that I could complete the application. All in all, I spent 7 HOURS working with them, time that could have been spent at other locations finding a new home. After another hour, I complete all the necessary paperwork, and ask when I could move in, and was told it was a week after my anticipated move in date, which was discusses MULTIPLE times. I explained all of my frustrations to the property manager and leasing agent, who admitted her mistake, however I was denied a refund of my leasing application. How is this right? The manager said she would try to get approval. I was like a puppet for everything they asked/needed all day, and this was how I was repaid. I guess the staff is too busy listening to Harry Potter music, eating chips and leaving the crumbs all over paperwork and their desk, and talking about the local Domino's wait time to check on important things like MOVE IN DATES!
This place is nasty in every way. Dirty roaches dirty spit outside your door dirty BATHROOM you dont want to shower in. Broken door that had been broken into and never fixed. Dirty to take your $ lived there 4 months and was charged 250 4 full paint and 150 for cleaning. Staff sucks especially jessica the manager. They charge you 4 roach spray water garbage separately. RIP off false advertising the place is nasty. Rent somewhere else.

There has only been problem after problem living her. If you like having thin walls, appliances that hardly work, ridiculous charges and for the water heater in your apartment is leak every couple weeks or so even if they have come and "fixed it". Each apartment also comes with a family of roaches and there only way of fixing it is giving you a couple day notice before they fogg your apartment. I do not recommend someone living here. The only upside is the cost of rent, but there are more cons than pros of living here. This is one of the worst complexes in Wilmington.

This complex is by far one of the worst places I've lived in. The maintenance slacks on getting things done in a timely matter. Management refuses to address their HUGE roach infestation, and my roommate and I see on average eight cockroaches a day (I wish I was exaggerating). Our apartment was humid, not clean, and has MOLD. I've put in multiple requests to resolve this issue and were leaving in August, and there are no signs of it getting fixed beforehand. There have been two attempts of a break in here, and when I made the staff aware of the issue, one said, "Security was not in our budget this year"...seriously? Don't. Rent. Here. Unless you enjoy expecting roaches crawling all over your place every time you arrive home.
I am extremely disappointed in this apartment complex. My husband and I have been perfect tenants here for almost a year now. We found out that my father was diagnosed with cancer and left to see him and missed the chance to turn in our 60-day notice. Rather than being understanding, they are forcing us to pay an extra month’s rent due to us turning in our notice a few days past the deadline. Moreover, as I cried on the phone trying to figure something out, the woman I spoke to was blunt and indifferent. If you are looking for an apartment complex that lacks all human decency and compassion, look no further than Abbotts Run!
Abbotts Run Apartments is a wonderful place to call home for me. I have lived here for 5 years and have loved it especially my unit! The office staff has always been courteous, and if I ever needed maintenance work done maintenance provided timely service. I especially love the new amenities, clubhouse (state of the art) and updates. I look forward to more time here!
Every body is super friendly here & the place is in a great location to accommodates my needs school, work, beach, and has a dog park and a fire pit! Use it quite offen with people I’ve meet here. The units are spacious have been remodeled.
I moved about a year ago. A lot has changed since I moved in - ALL GOOD THINGS! I love this apartment complex. I have made the best of friends and love the new upgrades. I'm ready for the clubhouse to become 24-hours but it's still awesome having access to it. That gym is better then the one I pay for!
So impressed with the new clubhouse and updated amenities. I’ve been with Abbots Run for 6 months now and I love my apartment and the management! Jess and Jordan rock!
Since I moved in a few months ago, Abbotts Run has done a ton to improve the apartment complex. I love the new fire pit area. You can find me and my friends there most evenings hanging out. The new clubhouse is turning out great - can't wait for it open so I can watch games on the HUGE TV's I saw in there and cancel my gym membership. I even heard that are going to have an outdoor fitness area! That's so AWESOME!
I have lived in many different apartments and this complex has been the worst experience. First, there is a huge roach problem in the entire complex and management refuses to seriously address the issue. Two, there are hidden fees and management is never around to fix things when needed. Three, they forced upgrades to the apartment (to justify even higher rent) this left the apartment unlivable to multiple days, displacing my family and dogs. Bottom line they don't care about their renters, you are just an income source. This orginazation is completely unprofessional, not what you should get from a large rental company.
The positive comments on this page are obviously from employees of Abbotts Run. I moved into Abbotts June 2016 despite bad reviews on other websites because the price was so cheap. It was the BIGGEST mistake I ever made. There are roaches everywhere! Half the amenities they promise aren't working or are under construction. I'm paying for things I can't even use. There's so many hidden fees in my rent each month. The walls and floors are SUPER thin so I can hear everything around me. There is a drug dealer living my building. The police have been there and Abbotts has to know about it because it's right across from their office. To top if all off, at the end of my lease, when I needed to extend by a couple months for my job, they increased my rent by nearly $300. DO NOT LIVE HERE!
this apartment complex is decent. it has roaches and the office has ridiculous charges that aren't stated in the lease and they won't take your rent money unless those unknown charges are paid and eikk take you to court
Abbott's Run is located just off Market St. near New Center Dr. so you're literally minutes away from all the shopping and restaurants on College Rd. and have easy access to the MLK Parkway. They don't have fancy amenities which is probably why they're less expensive than many apartments in the area--but the apartments are very decent for the money! These are a good option if you're looking for a convenient location that is close to UNCW, but far enough away that it's not overrun with college students.
This apartment complex is the best one I've lived in. They have great amenities and an awesome staff! They are always willing to help out in any way possible & if I have a matienence problem I've never had to wait over 24 hours! Love it here.
