Offering an eclectic mix of historic and modern, Bala Cynwyd is a unique place -- starting with its unusual name and moving to its historic attractions and including its famous former residents (like basketball star Kobe Bryant). Bala Cynwyd was settled by Welsh Quakers in 1682. Originally, the settlement was called Pencoyd. Eventually, it transformed into two towns -- Bala and Cynwyd -- both named after places in Wales. The historic district wraps along Bala Avenue and Montgomery Avenue, providing quaint shops and restaurants along tree-lined streets.
The Cynwyd Heritage Trail provides residents with a two-mile, multi-use trail ideal for walking, bicycling, and cross-country skiing. The Arboretum of the Barnes Foundation, which covers 12 acres, is another terrific destination. This park dates back to 1880 and features a pond, a stream, a formal rose garden, and a greenhouse.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Delwyn
We arrived almost two months ago. We are very happy about Delwyn. Ben is a perfect manager, always ready to support and find a solution. The appartement is nice and also thé structure is nice.
Move-in was very smooth, but they need to take the pre-move-in inspection more seriously. Nice neighbors; Perfect cleaning of common areas. Big elevator makes moving easy
Love it here! My family love the delwyn. Mostly we like the location. As 3 corner layout apt, we enjoy the airrways coming from 3 directions.
Very clean & peaceful! My only issue is, in my previous place, I was on the highest floor. Now, I have people living above me and hear every step! I tend to be mindful, if I hear it, then my below neighbors could hear me, so I try to walk very lightly!
It's been really enjoyable living here! We love the amenities, how friendly the staff is, and how well-maintained the building is. This is definitely a great apartment building to live in, and we're really happy that we have moved here!
Ben was really good. I liked the vibe both in the amenities and in the apartment. The balcony in my apartment is the best. I like the kitchen. Everything looked so good
I appreciate how clean the common spaces (e.g., fitness center, lobby, etc.) are kept. The Delwyn staff are also always friendly and responsive to the needs of residents.
Corrine was very pleasant, she made us feel right at home from entering her office to touring the entire facility. We were quite pleased with everything and can't wait to actually move in!

Property Manager at Delwyn, Responded To This Review
Hi - thanks for letting us know we went Beyond Expectations! We'll be sure to share with the team here at Delwyn! Thank again for the awesome feedback! Hope you have a great day.
The apartment is wonderful and the location is great, management is also pretty good. But other residents aren’t that friendly and people complain about everything.
Corrin is the best part of this community. The lay outs and the quality of the build are the major down side. Maintenance is sufficient. Location is okay.
Loved the location and building. Within walking distance to a lot of stores and shops. It was great neighborhood with lots to do. I do Wish it had some more amenities such as a dog park and pool and maybe a game room or theatre.
I love this place! So happy we decided to move to the Delwyn. The community manager and the maintenance team are extremely responsive and very kind. The location is super great!!! The mix of the complex with the location makes it great experience.
Worse apartment complex I’ve ever lived in. We had the second shooting here in like 3 years a few weeks back, my car got broken into in the parking lot, some resident drunkenly rammed the garage door - it was broken for 4-6 weeks, packages go missing from the unsecure mailroom, and the new manager didn’t honor an agreement I had with the previous manager (below). The previous manager stated I didn’t need to pay for a garage spot for my bike since a motorcycle is so small i can just park it to the side. I had a record of the agreement via email but the new manager didn’t accept that. I was put in a position I needed to pay for a parking spot just for my motorcycle because I didn’t “have it on the official lease” even though the previous manager said an email was fine as a record, and I don’t need to pay for a spot. I then asked if I could at least double park my bike and car in the same spot I was forced into and they said yes, so I asked if they could place a letter in the lease agreement saying it’s ok so if a new manager comes in and sees that they won’t go back on it like they did the first time. I was told no they can’t do that… so I’m again relying on an email stating that this is ok even though they said that wasn’t valid to begin with. How does that make any sense? It’s all surface level appeal. The apartment complex is cheaply made, paint drips were all over the floor when we moved in from sloppy work. The paint on the wall corners is cracking around the windows. The complex smells like weed and cigs because it get blown all over from the vents even though it’s non smoking so it smells like a frat house basement. Security is a joke and they only updated things after the shooting to say they did something. Still no cameras outside the complex and they removed the cameras in the hallways after the shooting which makes no sense at all. I will never rent from another Greystar complex again.
This is a nice, quiet, clean building. Leah is very responsive and Christian is very helpful. I enjoy living here.
I've been trying to reach the manager for 3 weeks by email, phone, resident portal and even waiting outside the office. Nobody is ever there!!
We love this property and management Leah addresses all issues immediately. Clean and pretty and quiet. Residents seem lovely. The location is perfect !!! Surface parking Is free which is mind blowing !
From the start, my experience with Delwyn and its staff has been nothing but seamless and welcoming. Both the property manager and the leasing consultant are easily accessible and present in the building. I would highly recommend this community to all my friends! I couldnt have expected anything better.
I totally enjoy my stay at Delwyn, aside from the inconvenience of noise from the truck deliveries to the stores within the plaza.
