Property Ratings at Epic Apartments
I’ve been dealing with a serious maintenance issue in my unit for over a month now, and it still hasn't been resolved. Despite repeated complaints, management has not offered to move us to another unit or allow us to terminate the lease without penalty. The AC unit is non-functional, and water continues to leak from it, damaging the floor. To make matters worse, there is visible mold spreading across the bathroom walls, creating an unhealthy and unsafe living environment. Unfortunately, there has been no urgency in addressing these issues, and communication from the management has been disappointing. I hope this review helps others make an informed decision before moving in.

I have lived at Epic for 2 years and love it. The staff is amazing and always takes care of maintenance request quickly. The gym has new equipment and lots of weights so I was able to cancel my gym membership.
Amazing apartment complex, very friendly staff, and love how many restaurants are right down the street! Been here almost 3 years and am loving it! Hats off to this crew!!!
The management only cares about handing out fines. They change the acceptable rules weekly and will fine you for not immediately abiding. The walls are ridiculously thin, you can hear word for word every conversation next door, in the hallway, even outside the building and across the parking lot (no exaggeration). save your money and live somewhere else.
Very happy to be a new tenant at Epic. The leasing staff was very helpful at every step through the leasing process. I have to give props to Kristin though, she seemed to always be the one to handle my calls, she was very helpful and patient will all of my questions and was always very eager to help me!
Stay away from this place! Seriously, do not be deceived by the look. The management will rush you to move-in, and once you sign the lease they don’t don’t bother about anything else.

Awesome place to live! We have been here 6 months and could not be happier. From the offsite management, Martino Group, to the staff at the front office (especially Eltiza, who goes out of her way regularly) and maintenance team: everyone is very available and friendly. The grounds are beautifully maintained, pool and fitness room kept clean at all times. I feel safe and at home here.

Most of the “negative” reviews are true. Yes this place might be new but it is only pleasing to the eye. Maybe if this apartment complex wasn’t built so poorly there wouldn’t be so many complaints all the time. It is true that the walls are incredibly thin, and you can hear everything, no exaggeration. Almost like a roommate/pet you didn’t sign up for. Forget about the noise complaints because they won’t do anything about it. I’ve never had a problem with maintenance, but they do like to barge in randomly. Just be careful with Epic Denton. You can only take so much.
This apartment complex has had horrible management from the very start. Our move in date was pushed by an entire month, leaving us to find a place til then. On our move in date, they had several issues with setting up our apartment accounts and taking payments. The actual apartment is nice, but the living area is way TOO small. They took up too much space for HUGE hall closets that aren't necessary. Not only that, but the apartment itself looks like it was finished in an extreme hurry (Which probably caused our delayed move in date). There are flaws all throughout the apartment. When we moved in, our stove fan did not work and there was no microwave. There were still tags on the appliances and it looked like it had not been cleaned since construction. The signage for the apartment is terrible. The numbers for the buildings are so small and hidden it is impossible for any guests or delivery person's to find the correct building. Not only does the apartment building lack in numbers, but the entrance to the apartment is a waiting death trap. Four different set ways merge and there is not a single sign to signal who has the right of way. Terrible. The apartment forces you to pay for valet trash, which is picked up from outside your apartment door. Our trash has always been placed outside by the correct time (8pm) and it does not get picked up 95% of the time. Yet I still pay the valet trash fee with my rent. When management was told this, they did ABSOLUTELY NOTHING about it. Not only that, but when we addressed our atrociously noisy upstairs (playing loud music til 2am every night and stomping like mad), they said it was not their problem and they would not address the situation, even though in the lease there is a clause about being disruptive to the apartment complex. As far as payments go since moving in, the system has been incorrect EVERY time. There have been random fees added on and it is never the correct amount.
Living here since Epic Apartments in Denton opened on 15June2017 (three weeks) has been an absolute joy and pleasure. The management team and staff have been extremely wonderful, professional, and courteous. Amberly, the apartment manager, always smiles and willing to help with any issues. She is a great representative of Epic Apartments and is a good reflection of the MartinoGroup. Tanner, the leasing agent, is never too busy to say "hi" and have a conservation with you. Being a new apartment complex, issues will arise. Juan, the maintenance supervisor provides same day maintenance requests. If items in the apartment are defective or not functioning properly, he will escalate the issue and get brand new parts such as track lighting or a new toilet seat. I can't leave out Rick with the MartinoGroup. When I picked up my keys on the first day, my floors in my apartment had paint stains and were dirty due to my move in. He told me if I wanted, he would send in a crew to clean up my hardwood floors. I appreciate the offer, but I know the office management would be busy with other residents who were moving in plus spending twelve years in the Navy, I am use to cleaning decks. As far as the knowledge of the staff, they know this complex inside and out. If you have an issue, the staff will solve whatever issue comes up as soon as possible. Paying for rent is extremely simple from logging onto the resident portal. No need to deal with paper checks. The office always has coffee, water, and soft drinks available. The apartment itself is amazing. I play my music and television loud sometimes and step outside and can barely hear any noise. The green dumpsters are not an issue. We got some of the largest ones in Denton. Also, Mr. White forgot to mention we have door side trash pickup Sunday through Thursday. So when we didn't have dumpsters due to city not dropping them off we still had a company, Trash Porter, take care of our trash. Epic Apartments in Denton is a very luxurious place to live. Plus it is new and still expanding with two unfinished buildings. For the price, location, and amenities, it's hard to find a better place to live. Don't let one hateful, disgruntled, and seemingly privileged person turn you off from checking out your new home at Epic Apartments.
Long story short, I love the apt itself, but the management so far has been absolutely ATROCIOUS. I've been double charged for a payment and have gotten little to no help from the Manager "Amberly" to try and refund said payment in a time effective manner. She has been completely rude, disrespectful and totally unhelpful. I would stay away until the Martino Group decides to part ways with this employee.
