Property Ratings at Lakeshore At Altamonte Springs
I moved into Lakeshore at Altamonte Springs on February 1, 2025, and while my leasing experience with Liz was great, the rest of my time there was extremely disappointing. I was forced to move out on May 31st due to an ongoing roach infestation that management failed to properly address. Roaches were coming through the vents, wall sockets, and infesting the kitchen, making the apartment unlivable. Despite bringing this issue to the office multiple times, the Community Manager claimed there was “nothing she could do.” She claims she tried to fire Massey (the pest control company), but instead they just assigned a new technician. During one visit, the technician actually recommended I put boric acid inside the walls myself, which is completely unprofessional. The front office knew the issue was coming from my upstairs neighbors, and even admitted that my BUILDING was “one of the bad ones.” Still, I was forced to pay a two-month lease termination fee just to escape that unhealthy environment. To make matters worse, it’s now July, and the process of receiving my deposit refund was just as frustrating. My final move out statement was completed on June 3rd, and I had to reach out to the front office myself on June 25th to ask about my deposit refund. The manager, Meggan, told me she’d contact her Regional for approval and that I’d receive an email within 5 business days to choose my refund method — that email never came. When I called the office again on July 3rd, Meggan initially rushed me off the phone, saying she’d follow up with accounts payable. An hour later, she called back saying accounting had “just” approved my refund and she again promised I’d get that refund method selection email in 5 business days. At that point, I escalated the issue to the Regional Manager, who assured me that accounting had confirmed I would receive an email to select my refund method and even provided the specific email address it would be coming from. Instead, a physical check showed up in the mail on July 15, but the check was dated for July 7th, with no notice or tracking information. So not only was communication poor — it was also inaccurate and misleading. The lack of urgency, inconsistent information, and overall dismissive attitude from the management team — especially Meggan — made an already frustrating situation even worse. I WOULD NOT RECOMMEND this apartment complex to anyone.

We do apologize that it took so long for the refund to be sent to you. Not only myself but my RPM had been reaching out to AP about the delay. I never intended for you to feel like you were being rushed off the phone, that would never be my intention. I am relieved to hear that you have received the refund due to you. As far as the pest control issues, we have spoken with the tech not to suggest such items even if they feel it is a common practice.
The whole complex is infested with roaches. They live in the walls. They charge $2 a month for pest control but no one will come out unless you “request it” even then the infestation is so bad it won’t do anything. Terrible parking, terrible maintenance, buildings are old and need to be remodeled or you’re going to continue to have plumbing, leakages and issues galore.

We went and looked as the pictures make the complex look AMAZING! No the property is GROSS! Buildings are rundown, pool area looks nothing like pictures. So glad we went and looked before we decided on this place.

This place is just a mess. The apartments are poorly renovated and poorly maintained. Our ceiling gushed water from the upstairs neighbors, it took days for them to come and they completely ignored the appointment they made with us to do it. The washer has no cold water, only hot. The walls are so poorly painted, the cabinets are covered in cheap vinyl that's peeling just like the floors and countertops, there are no ceilings fans anywhere but the living room, and the bathtub faucet leaks. They also add a million fees on top of your rent price for god knows what. It would be cheaper and better to rent a house instead of at this place that's pocketing your rent money and not using it to improve the property.

I’ve lived at Lakeshore for 3 years now. Management has changed but service has only gotten better. Love the view of the lake, office staff is friendly and always ready to help. Maintenance is fast and do their best to keep the property clean. I’ve seen many changes over the last few months and they’ve all been positive. Definitely will renew in September!

This is by far the worse property I've rented. Property manager seemingly doesn't realize she's the property manager. Fails to follow-up and handle issues properly. Sits and enjoys the view more than I do. Property damage insisde and out has been ignored and given false replies. Initial move in issues still unresolved from July. Short staffed and it shows! I thought the lake view would be the best part about residing here, but it's actually the property PEACOCK! Please subtract half of that 1 ?
Absolutely a horrible place to live! I would not move back here even if someone paid me. The office staff is by far the worst thing about living there. When I moved in Debbie worked there and she was absolutely wonderful. Sometime around February or March she left. Jessica is now in the front office. She is one of the rudest people I've ever come in contact with. She will cut you off, rip pieces of paper out of your hand, and refuses to answer the phones. I called the office phone multiple times while in the car, no answer. I walked into the office not even a minute later and she's just standing around. When I confronted her about it she couldn't give me an answer as to why she ignores the phone. If you want anything, do not call!! You will not receive a callback. You will have to stop by the office to get anything done. Jodie, the property manager, is just extremely unpersonable. Do not expect a smile or "have a good day" from her. Well, either of them for that matter. The "upgrades" are extremely cheap and not well executed. Cheap vinyl stickers that go over the countertops. Cabinets had sawdust and nails in them when I moved in. Poor wall patching jobs. Paint drip marks on the walls. No effort at all went into these "upgrades". The ventilation system in the Tivoli is the worst design! There is one small vent for the entire upstairs. Needless to say it's unbearably hot up there 90% of the year. I had to buy a window AC unit. No vents in the bathroom so mold will definitely grow easily. They just hired a new maintenance guy who seems like he's trying to fix the place up. But honestly it's a lost cause. Where my unit was located there's enough parking. However, most of the complex does not have enough parking. I've had someone park by me around 8pm and ask if I had to make the trek back to the front too. Overall, it's been an extremely disappointing experience living there. I was overjoyed when I moved out. However, a month later and I'm still waiting for Greystar to refund me for the rent they overcharged me. Do not enroll in their autopay system!! Just do yourself a favor and don't move to Lakeshore period. Nothing there is luxury.

We visited this place to look at their available apartments. Arranged an appointment over the phone. Arrived promptly at the appointment time but waited for forty minutes only to be told that she couldn't show us the apartment if there is thunderstorm (as per their policy she said..), albeit the rain has stopped at that time! What a waste of our time! Came back the next day and again, waited for a while. She asked us to stay outside of their office and wait while she showed another customer their apartment. We were hanging around outside like idiots, only to be told again afterwards that there was no available apartments that she can show us despite informing me on the phone that there are available apartments on the dates that I specified... Do not waste your time in viewing this apartments. There was only one staff in the leasing office on the two occasions that we visited and I think this lady should be taught what a good customer service is to be able to attract tenants.
I picked this community for the pool and the lake. I am very disappointed because the gate is always locked to the pool and the "public access" lake is closed to the public. The rennovations on the unit were very cheaply done. The counter tops were actually painted. There is lumps under the carpet and it also had a few stains. There are many other little things I could point out but I think the point has been made. It is very overpriced for what you get. The valet trash service is a waste of the $10 montly fee. There are many dogs here. People do not clean up after them so be careful where you walk. The maintainance men do come by to do repairs qucikly. The fitness center is nice, but is in the very back in a dark corner of the community. I do not feel saft walking back there. Management is a little difficult to get ahold of. I feel I could have been a better fit at another community. I at this point would not planning on renewing my lease here.

Very disappointed to say the least. We went in on Tuesday to view an apartment. The only one available to view was the model. The other styles you have to decide on sight unseen. We were limited in choice because of the fact that there were few bottom floors and no handicapped parking in some of the areas. We went back on Wednesday to fill out an application. I stood outside for 25 minutes while the office was locked. The sign on the door said " we are showing apartments and will return at 11:30" I could see the office personnel sitting inside , and the maintenance man said they were in a meeting. at 11:50 someone finally came out and ask what I needed. I filled out the application and was told I would be called by the end of the day and could move in on the 18th after the walk through. While I sat there filling out the application fee's one of the leasing agents proceeded to call residents saying " The eviction process begins today and you need to call the office immediately" Very unprofessional to do with prospective new tenets in the building . Its now Thursday , no one has called at all and the walk through should have been this morning. I've called 7 times in two days and the phone always rolls to voice mail. No one has returned my calls. They did however manage to take the 60.00 out of our account for applications fee's. If this is any indication of how they do business and treat residents I would be afraid to know how you are treated once moved in. I will be writing the corporate office in regard to my 60.00 back as they didn't even call for the walk through today. Horrible service.

Do your research! This place is way overpriced. I met a couple leaving the leasing office that said it is going downhill very fast. We're going to keep looking. Rents too high for what you get. No cabinet or closet space and I guess they have leaks and slow maintenance people.

I have lived in Lakeshore Apartments for over 6 years. It is such a blessing. It is close to everything, the mall, Florida Hospital, I4 (highway), Sunrail, Lynx Bus and numerous restaurants and stores. You can walk to Cranes Roost Park which host many outdoor concerts and events. What I love best is the maintenance service they are very professional. The apartments are well kept and the grounds are well maintained. The entire staff is friendly and very attentive. Best place to rent for the price !!!

It is on a lake with quick access to malls and restaurants but quiet and serene. New owners are upgrading all landscaping and making many improvements. Nice workout room and pool overlooking the lake.
