The $70 amenity fee for outdated, often broken and dirty gym and pool is bad…other communities use that fee to also throw resident events and community building parties - more than once a year. The maintenance staff is great and responsive, the office staff rarely replies to emails sent.

We do have great news that we are anticipating a brand new gym by 2026! Our $70 amenity fee also does include high speed internet with xfinity!
It’s very Quiet, they keep it pretty with regular groundskeepers but we get half the amenities and all the fees. There is a bug problem and there isn’t much community. When you say hello to residence they generally don’t respond or seem annoyed. Rent keeps going up and the value seems to be going down.

Just moved in a bit ago, so I don't have a lot of experience with the place yet, but so far everything has been great. The application process was smooth, and the management team has been helpful and responsive. My move-in experience was stress-free, and looking forward to settling in

I’m not happy with the look of the apartment I have. The carpet is cheap and my kitchen oven is from the 80s. I had maintenance come in the fix the temperature knob and they put it back on on an angle so now you have to really hold it on to turn the temperature on.

Locality is good for living. Neighborhood is good . Community is very peaceful. Definitely a good place to live but the only concern is that security cameras are not installed yet.

Kingswood has been an excellent community to live in so far. I moved in here back in April of this year and the whole application process was pretty easy. The staff at the office have been very friendly and helpful. Whenever I have an issue (which is rare), the office and maintenance staff are quick to address it. I love being able to use the pool in the summertime and that internet is included in amenities.

Affordable living in the king of Prussia area. Close to everything that you need. Public transportation access. Also has bikes to ride. Pool is also nice.

Unit was clean upon move in. Unit had multiple things wrong after we moved in and unit was inspected previous by kingswood team. Dishwasher was broke, garbage disposal was broke, dryer vent had birds nest and dryer did not operate properly. Door knob in kitchen closet broken. Tub in bathroom has multiple cracks. Found bugs in basement and kitchen, dead mouse underneath dishwasher after replaced.

I've been living in the complex for a while now, and overall, it's been a decent experience. The community is friendly, and the location is convenient, which I really appreciate. However, I do have a couple of complaints. First, maintenance requests tend to take longer than I would like. While the staff is generally helpful, it can be frustrating when issues take a while to get resolved. Additionally, I wish the game room had more options. It’s a nice space, but it could really use some updated games or additional activities to make it more enjoyable for residents. Overall, it’s a solid place to live, but there are definitely areas that could use some improvement.

Decent living, gym could be better, haven't seen the pool yet, but looks nice from afar. Great view if you live on top of the hills. Conveniently located near most things you will ever need.

The place is great, great location. We are within 5 minutes to the Mall, supermarket, schools, restaurants and so much more. This place is kept clean well maintained, there is no noise around and we are surrounded by nature which is great, behind my building we get to see deer as well. It is just a GREAT PLACE TO LIVE.

The lobby is always dirty and there was a lot wrong with the apartment when we first moved in. However those issues were fixed fast which is why it's 3 and not 1 star. However this can never be 5 stars because for some reason there are no cameras in my building which is a bit scary.

Quick and easy to move into a beautiful community! The staff were super helpful and answered all of my questions without giving me the run-around! Really appreciated that!! As far as the apartment itself, it's nice, there's always parking available, and my bedroom is pretty spacious!

Not completely happy with the outdated kitchen, carpet is cheap and cheaply done, MICE, my kitchen only has 2 outlets like what the hell is that. I’ve caught 4 mice on sticky traps within in the last month.

Kingswood is a good starter place - but not to stay long term. My lease was 3 years and I was grateful to be rid of the community by then. The equipment is extremely outdated, the carpets in the hallways reek of mildew and mold, excessive rodent and roach issues, the list could go on and on. The management office is not friendly; however, their saving grace is the community maintenance team - they are friendly and responsive. Good luck to future residents!

Nice and quiet place to live. The pool is big and kept clean. Love the gym here too. Dog parks are nice and every area is clean. This complex is right near everything and has good school districts

I've been here for over two years now. The majority of the community issues are resident-based, i.e. people not picking up after their dogs or leaving trash outside. I live in the smallest studio apartment available, and my apartment is on the first floor next to the main entrance to the building. With that being said, I have little complaints when it comes to noise and foot traffic. My dogs hear more of it than I do, of course. One of the best qualities about this community is the maintenance staff - They are truly amazing people! I always get a wave or a horn honk to say hello while I'm out walking my dogs, and they are always super friendly whenever they have to come to my apartment and deal with my SUPER loud, barking dogs. I think the maintenance crew is one of the biggest reasons why I have no issues with renewing my lease each year. BIG THANKS to those guys!!!

Things have been decent! Some of the appliances could be updated for the price you pay, have had to have maintenance here multiple times the first year for multiple things that were overlooked before we moved in. They have been responsive in getting the work done that’s needed!

Locality is good. Maintenance services are on time which is appreciated. Concern is about the security camera's, should be installed at every common area's. Building doors should have the passcode locking systems for better safety of residents.
