Property Ratings at King Arthur Apartments
This complex is very safe, quiet and affordable-especially for the Westmont area. The community feels peaceful and neighbors are respectful. The building is a bit older, and the basement laundry uses coin-operated machines which is kind inconvenient to be honest but overall it is a great value for the price. Rent increases are usually minimal which is very convenient and reasonable. The view is beautiful, and having a pool in the summer adds extra value. Parking is easy, and if you are looking for stability. this is the place. I can easily see myself living here for a long time as a new resident. My only suggestion to the management would be to offer a digital payment option for more convenience.
My husband and I lived here for half a year in 1996. I had a health issue in a rental townhouse and needed to move to a clean place with hardwood floors. This was it. The rent was inexpensive and the property management was great (family owned). I did not use the laundry facilities but I found a local cleaners who would do our laundry every week by the pound as fluff and fold using my detergent. I just looked up the place curious if it was still there and so it is 29 years later. The listing says it has A/C now. When we rented in 1996 there was a space for a wall unit but no wall unit. We bought a portable AC that vented out the front window. It was cumbersome but it did the job in the summer of 96. The reviews describe it just like I remember and similar tenants. Photos show some updated cabinetry and bathrooms but basically similar to what we rented. Enjoy.
I got an apartment based on the good reviews and price. Best things about the place for me was the neighbors and the closet space. BUT, and a big but, there were many cons. Firstly, the layout made it very hard to sleep and I felt like I never had privacy since one of the sets of doors was entirely butted up against the parking lot. Not only that, but the front of the car faced your floor to cieling bedroom window. Every time someone would start their car I would wake up since there wasn't even a wall but a glass door separating us. In the winters, the plowing was scarce and salting was absent. I fell twice on black ice trying to get in my car and threw my back out shoveling ao I could carry groceries in the house. From the date I moved in the appliances barely worked. I asked for a new microwave and never got a replacement. When I was cooking the vent panel fell on my head because it was loose, literally 30 years old. The nail in the coffin was when I was told they were keeping 50% of my deposit for "primer" for "soot damage". Thier evidence was markings on the wall from what was essentially furniture and a wall hanging. I cleaned the place up and down before i left and left the place spotless. Just a warning!
I have lived here for 3 years now and just renewed my lease for another year. I plan to stick around for a while because not only is this the most affordable place I can find within 25 miles of my work, but the apartments are bigger than most (at least my 1 bedroom is at 750 sq ft) and they have hardwood floors. The owner/office staff are pleasant and send out maintenance quickly to fix anything necessary (although I rarely need maintenance). It is a quiet, undisruptive place to live. My only major complaint is that I hear cars driving by all night because I am in building 5508 right off 55th St and the sliding glass door in my bedroom faces the back parking lot next to the road.
We have lived here for seven years. The management is friendly and extremely responsive to maintenance and other issues. I would highly recommend this place to someone looking for affordable housing.
I lived in a studio/"efficiency" bottom unit in King Arthur Apartment complex for 5 lovely years (from 2012-2017). Honestly, I would have continued renting there, however, my boyfriend and I decided to move in together and we found a place in Lombard. Before leaving, I considered even just moving into a bigger unit there, because it had worked so well for me for so many years. Some of the units I think are more updated and rehabbed than others, but for me, it wasn't an issue. Upon moving in, everything was clean, functional and well kept. Plenty of closet space, spacious kitchen... I had plenty of room for all of my things. The complex is nice and the grounds are always well kept. The staff is sure to plow and shovel the snow in a timely manner, the summertime the landscaping is always looking great, and the pool is always clean. I was fortunate enough to have almost no maintenance issues within my unit and the few times in 5 years that I did, they were always prompt to take care of it. The office staff keeps things simple, always return calls, and do a great job of keeping the community informed of any events taking place within the complex. Surrounded by young couples, families and some elderly folk keeps the community quiet, respectable, and safe. I'm a young-adult female and never felt a false sense of safety in all my years there. Of course no place is perfect. My biggest complaint would only be that if a neighbor does not have enough area rugs or even dense furniture, the sound does carry. The last year of my stay, a family moved in next door and did not use carpeting/rugs anywhere (which, in the leasing agreement it says you have to) and had lawn furniture in their living room. I could hear their children running around all the time, which was a little annoying. But hey-- kids. The other thing: people store a lot of crap outside. I vaguely remember in the lease it says you cant,maybe I'm wrong, but none the less. It became an eyesore to drive around and see peoples stuff stacking up outside. I believe that part of any rental experience is not just based on the place you rent from, but also your responsibility and lifestyle. If you can respect the place you live and those around you-- its a breeze! I would definitely recommend King Arthur if you're looking for a solid, quiet place to live if minimal amenities is something you can handle. I was very sad to leave and cant express how much I loved my little home there!
Young couple getting their first apartment. Stressful comparing the dozens of places one offering this, one offering that, deciding seemed impossible. One place stood out as being lower priced than every place in the area, private area making it quieter, neighbors who had been there for years, all utilities but electric included, and no additional costs for pets. It was cost effective so the couple went for it with some faith the things they couldn't control wouldn't be so bad. The apartment turned out to be better than they possibly imagined, maintenance wasn't just quick they were borderline instant in solving any issues that presented itself, visiting our apartment within the day of the call, often within the hour. Grounds kept the place looking well kept and maintained so it was never a second thought. Snow clean up was trouble but they were consistent with plowing until it was cleared and getting residents spots open for use. The office was a pleasure to contact and speak to every time, the apartments have 4 owners who own different buildings and form a partnership to run it, but each one of them was polite and friendly no matter what was going on they always had time to speak and assist you with any problems or issues you were having. This place honestly spoiled us and we are only moving due to work and we wish we could stay here for longer. Thank you for being such a fantastic starter apartment.
