North of Grand is a suburban-like neighborhood about three miles west of Downtown Des Moines. Filled with tree-lined streets, manicured lawns, and plenty of sidewalks, North of Grand has a low cost of living and has a variety of affordable, as well as more expensive, housing options available for rent. Along Ingersoll Avenue, residents have access to a variety of shops, grocery stores, and restaurants. North of Grand is also in a great location, so residents have easy access to even more amenities. Great for students or renters who work at the institutions, Drake University is only a mile away. Residents also enjoy proximity to some of the city’s most popular green spaces including Des Moines Water Works Park, Gray's Lake, and Western Gateway Park.

Property Ratings at Ingersoll Towers
When we toured we were so happy with the landlord, Sandie is wonderful and has been helpful ever since moving in a few months back. Overall, we're happy with our apartment but there are a handful of things we are disappointed in. The washer/dryer shared by each floor are described as energy efficient but we ALWAYS have to run two dry cycles on our clothing. It's just more of an annoyance since it already costs $3 to wash and dry but always needing a second dry cycle takes more money and an extra hour. There have been a handful of times where we have no hot water, no water pressure, etc. and we find out later they are doing work on plumbing but we were never told that. When the pool opened we were told it's open from sunrise to sunset....however it's really just open whenever the maintenance feels like opening it/closing it. Sometimes it's open at 9AM, noon, and other days not until 5PM. The pool is also disgusting and we've never seen maintenance cleaning it with the nets. Instead we clean it anytime we decide to use the pool because it we won't we're surrounded by bugs, leaves, and other debris. These are a lot of smaller issues, but these are things we really hope become better since it's a continued annoyance. Overall recommend Ingersoll Towers, but don't get your hopes too high.

Hi there, we appreciate your honest feedback, as we are always looking for ways to improve.
I must start off by saying the landlord is awesome we moved in in feb of 18 and from that day on everything about the apartment has been bad our apartment is falling apart the front door sticks so bad we can’t get out or in we have had 11 if not more maintenance requests the pool doesn’t open on time it’s like he opens it when he gets ready one thing I do know is that when our lease is up we are out of here also we get the sun so it feels like we don’t have any air if I put in a request to have the air looked at I don’t think it will be fixed
The best part of this place is the location and the pricing. However, I have had many complaints on how it was managed and how my maintenance request/complaints were handled. If you live on the west side of the building on floor one in the summer the sun will beat down into your apartment making it extremely hot. This wouldn't be an issue if the AC would work "efficiently" like it states online. The coldest our apartment would be at 72 degrees and would reach the high 70s and 80s in the afternoon, all while our AC is running and set at 70 degrees. We put in a maintenance request four separate times to come and see what was wrong. All four times the said it was working perfectly fine. The absolute worst part is that fact the since the AC is constantly running just to barely keep it around 77 degrees caused our electric bill to be over $300 during the summer months. Just keep this in mind when looking here. Try and get a place that doesn't face west and you'll be fine. Moving out was my favorite day at Ingersoll Towers.
