I moved to this apartment from out of state for a construction job with an undetermined end date. I initially worked with Rachel Thompson and she was great to work with in the beginning. Things did not stay that way I called the office to inform them on Thursday 5/15/25 of my intent to vacate early from the lease termination date. A Leasing Consultant answered the phone and could not give me the particulars of transferring the lease to another individual, which I was in talks with someone about. She said she would email me the paperwork for early lease termination and include any information needed to transfer the lease once she found out. That email was never sent, I never received any paperwork or information or call back from her. The next day on Friday 5/16/25 I was able to leave work early and decided to drive to the office myself to get things done. I spoke with a Leasing Consultant about the fact that I never received the email, she apologized and said we could fill the paperwork out while in the office. I again informed her I was in talks with someone about taking over the lease. After the paperwork was filled out a manager signature was required. The manager signed the paperwork and immediately asked me to pay the $2,000 fee. The Leasing Consultant informed her that there was another individual strongly interested in taking over the lease. The manager stated that was fine, but she was still going to put the $2,000 on my account that day, even though I would not be liable for that penalty if the lease was transferred. I said that was fine. Today, Monday 5/19/25, I cam home from work to find a "Failure To Comply and Pay Balance in Full" letter on my door. "This notice is to serve as a 10 day pay or quit notice. Balances that have not been paid in full by June 5th, 2025, will be sen over to Indian Springs attorney to start the eviction process." The problem is that this is nowhere in the lease, and on top of that in the Notice of Intent to Vacate signed by Indian Springs manager, it clearly states "I am breaking the lease. The Break Lease Fee is $2,000 and is due before I move out." I move out on 6/30/25, I signed nothing and there is nothing in their paperwork stating a deadline other than "before I move out.". I was in the process of finding them a new tenant and they couldn't be bothered to wait 1 business day before putting a notice on my door. Bad business, I will not be recommending anyone to move in here.

I have experienced multiple issues with Indian Springs Apartments that prospective tenants should beware of before signing any lease agreement here. Firstly, the management practices regarding lease renewals are highly unethical. Important changes like rent increases happen ANNUALLY, and are sneakily buried in lengthy documents, misleading tenants and leaving zero room for negotiation. When I raised my concerns, the response was dismissive and condescending, and I was coerced into signing under threat of an exorbitant $350 monthly surcharge for the entire term of the next lease. This would have cost an additional $4200 a year, on top of the $660 increase they've slapped me with already on my annual rent. Additionally, the maintenance services here are severely lacking. Upon moving in, my dryer was inoperative, and it took over two months and multiple maintenance requests to address the issue. Other maintenance problems, like a poorly reglazed bathtub, have been met with cheap, ineffective fixes. In winter, the sidewalks are over-salted to the point that it’s harmful; my dogs’ paws bleed from walking on them and I have to keep my dogs off the sidewalks all winter long. These are not mere inconveniences, but systematic issues reflecting Indian Springs management’s disregard for tenant welfare and ethical business practices. I unfortunately had no choice but to sign a 2nd lease term under duress due to these underhanded tactics, but I pray I can escape this place next year. I hope my experience serves as a warning to others considering this complex. Think twice and scrutinize EVERY document before you commit, or better yet, just find a place that respects its tenants and operates transparently.

The staff is super helpful and nice and it’s one of the most affordable options in the city. It’s a good location near Notre Dame and Downtown SB

Stayed a few nights with a friend while in a tough spot and couldn't believe the open drug deals, loud music at all hours, and children with no supervision. My car was broken into and money stolen. Will never live here.

The management is superb. The grounds are kept beautifully and the staff are friendly and helpful. Also, work orders are completed promptly. I have lived here 2 years and I love it here. I recommend moving here !!!

Management and staff are awful. I was told I can end my lease early. This is due to several shootings right outside of my apartment, when I talked to staff in the office about it I was screamed at and told if I don't feel comfortable I can leave. Corporate reviewed the call and allowed me to end my lease when I found a place to go. When I found a place office told me that deal was off the table, for no reason at all. Every time I left a message at the office I am not called back. I have went nights where maintenance would not answer my calls with no hot water. I had friends who rented here that was allowed to end their lease to due a major mold problem. This place is overpriced for the poor service and environment you will get.

The property manager is incredibly unorganized and unprofessional. The rest of the staff is even worse you would be better off living in a wet cardboard box.

Said the property manager would call within a certain time frame never did tried to get us to move into a crappy apartment when we were shown way nicer ones during touring. The apartment that we ended up getting TRAPPED in a lease trying to get out of it currently with this crappy place... the apartment given had awful scratches on the front door and the garbage disposal sounded like the metal blades were constantly hitting each other would not recommend to anyone people have been shot and killed almost midday here before and various other crimes when I asked how the crime was the agent told me I would have to research myself which is so suspicious when I find out multiple murders have happened on property. I have the right to know that when I’m gonna be living there.

The apartment is the best in its price range, It goes with the phrase "You get what you pay for" The apartment is spacious and has a nice design. The apartment could use an upgrade in Lawn Care, Pool Maintenance and Security. It has a washing machine and dryer, which is unlikely for an apartment of this price. It is in an amazing location which is close to Restaurants, Supermarkets and it is also Neighbouring a near-by park. Once again you get much more than you are paying for.
Love my apartment...Been out here for 14 years and counting
