Property Ratings at Indian Hills Apartments
I have not been a resident since 2015/2016 and it's great to see that the apartments are still wonderful. My husband and I moved in last week. So far, everything has been running smoothly in the apartment. The leasing office were helpful through the moving process. Gina helped us get into an affordable apartment in a great area of the neighborhood. Roscoe is enjoying his daily walks around the neighborhood and meeting all the dogs. Only things that are a shame are how residents leave dog poop instead of picking it up and leaving trash out of the dumpster.

The pictures lie. This apartment complex is not maintained. It is very poorly managed. You'd think for the amount of money residents pay the trash would be picked up off the ground at least. The pool is always locked and dirty. Our garage has been broken for weeks. The toilet randomly over flowed and flooded our bedroom. The roof has been leaking into the apartment in 2 different places and there is no rush on their part to fix it at all. Cars get damaged in the parking lot and broken into. All of this just in 2 months of living here. This place is not worth the money at all.
Management is terrible, so many bugs and insects everywhere. Can’t even take a bath in the Roman Tub they’re so proud about because it will flood the bedroom because they’re completely connected without a door. A/C leaks and floods the floor once a month, very old washer and dryers, horrible flooring. This place is not worth the price at all.

Tires get stolen in the parking lots. Roaches like to sleep in your bed with you, I have a kill count of 74 currently even after they have "baited" the apartment a half dozen times. Homeless people walk around the community late at night. The maintenance team is awesome, and you will get to know them on a first name basis. Look elsewhere, unless you are a bug collector who doesn't need to drive. WE DO NOT FEEL SAFE HERE!
Wish I could give zero stars. Lived here for 2 years and it has progressively gone down hill. Worst management and staff I have ever dealt with, overpopulated apartments, no parking, trash constantly overflowing.. the list could go on forever. DO NOT RENT HERE!!
This is by far the worst place to live. First, some neighbors are disgusting! Trash EVERYWHERE! One trash compactor for all 400 apartments... imagine the crazines and mess... Trash everywhere, leaves all over, not even the sprinklers work properly... parking is not assigned, so get ready to struggle. I've reported 4 TIMES 2 cars that has been there more that 2 months, one without license plate and the second with a license plate that doesn't belong to it. Last time I reported it, they told me to take a picture of the cars and send it to the manager, which of course, i didn't do cause they never do anything. Once my apartment filled with smoke, i called the office and they said that if it was an emergency that I should contact 911... they showed up like 20 minutes after i started arguing, because I didn't call 911, cause there was no fire, it was an electrical smoke. Emergency line is never on. At least not when your ac doesnt work, I've slept without ac 2 times already. I can't wait to move. They are incredibly nice when you are moving in but wait till you are stuck with a contract and they will change. Once I had a problem because I couldn't open a mailbox to pick up a package and they told me that I should call the post office to have the mailbox fixed!! Horrible place to live, everybody keeps moving out. Nobody likes it, at least not the people that likes everything nice and clean.
I’ve been in cleaner quiter inner city public housing. Don’t fall for worst experience ever.
I have been living in indian hill for years and i've noticed crime has been a current trend going on in the community. If you plan on living by yourself it's an unsafe community. My car window was bashed in and my car was robbed and when informing management they were extremely nonchalant and noncompasiosnate when in other communities they make it a priority to follow up with you and ensure your safety. I loved my apartment but for the cost of my safety i don't think so . I will not be renewing my lease. I would definitely advise you look other places.
These managers are liars! They told me and my roommates that water was included in the rent and it clearly says in THIS online description that water IS INCLUDED. They are charging us $80 a month for water and sewer alone. This was not communicated to us before we signed the lease and I am completely disappointed and disgusted with their customer service. I want to break my lease so bad. DO NOT LIVE HERE.
Worst place to live, stealing from the community is not adequate, the property manager should resigned herself for terribly managing the property. This is an urgent request stakeholders the people managing if you make money are all liabilities....its not right for you nor for the community they have to go.
Bad management terrible office staff, Brokers should stay away. Bad business model. Customer service is terrible. Spend your money where you would love and indian hills will never be capable to reach those standards in quality of living as well has customer service.
Don't live in the first row or two of buildings facing Woolbright, there is a Fire/Rescue and the doors and windows are SINGLE PANE. Be prepared to sleep with ear plugs to get any sleep. If you get mold, be prepared for them to not do anything about it.
I've been a resident at Indian hills for a year now and it's been a wonderful experience.The property is very well maintained and whenever there are any issues with the apartments they are quick to fix it. The staff within the office are both friendly and helpful. It's very family friendly with weekly events held in the clubhouse such as bingo or karaoke where you get to meet some of your neighbors. There are are two lakes where you can feed the ducks if you want or you can hang out at the pool instead. With a Publix Food market less than 5 minutes away, grocery shopping isn't an issue. There's also a Walmart about 5 minutes away both north and south of us, with various restaurants and stores within their respective shopping centers. All in all I've found Indian Hills to be a clean, peaceful and very friendly place to live in.
I've Been Staying At Indian Hills For 5 Years I love the apartment and everything in there from the nice tub to the nice bedroom sizes. They always on point when we call if something is wrong in the apartment. The staff is awesome .I love it
After months of waiting the screen of my porch is still not replaced, and the sprinklers still spray in the path to the parking lot. Now they send me a notice that my rent will increase by 280 per month! Poor management and a very poor renting experience.
