Property Ratings at IMT Sonoma Hills
Some tips if you want to rent here, first when applying, take a photo of the characteristics of the apartment (balcony/patio, premium view, washer and dryer in the unit), the price, and the apartment number. Second, they will make you believe they are helping you to be approved even if you have a high credit record, perfect rental record and adequate income, once approved, you will receive a welcome letter, then they will send you the contract, DO NOT SIGN IT WITHOUT VERIFYING THE ADDRESSES. I applied for an apartment, they sent me the welcome letter for that apartment and when they sent me the contract they changed it to one that did not even meet the characteristics of the apartment I had requested. Obviously, I didn't sign, and I was left without the application money and without an apartment. Ahhh and the extremely unpleasant staff. I consulted with a lawyer and he told me if I wanted I could do something about it, I had the evidence, but honestly I am no longer interested in living in a place where I have to proceed legally to respect my rights and they fulfill their duties.
I was a little nervous about this apartment because it doesn’t have as many reviews as some other places, but I’ve been very happy with my choice. I’ve lived here for almost a year, and things have been great so far. The leasing process was simple, and Jen was very helpful with everything. I haven’t had any issues, and I haven’t heard any complaints from the neighbors I’ve gotten to know. The community seems to be maintained very well, and you can frequently see the maintenance staff out and about working. I recently had a light come loose outside my apartment door, but it was fixed even before I submitted a request to maintenance. I haven’t had any issues with noise or any of my neighbors. The community seems very safe, and the neighborhood is very nice. The location is great if you want to be very close to Disney, but in a more laid-back residential area. Many units have great views of the fireworks (or at least will have when they return), and I can even see the spires of Cinderella’s Castle and Space Mountain from balcony, which was a fun surprise. There is a new retail complex being constructed next door, so you may want to keep that in mind when choosing a unit.
Sonoma Hills apartments trashing our bus stop with dirty cigarette buts. I have watched tenants come to our neighborhood and flick their butts on the ground right in front of me. Our Watermark HOA pays to clean it up. They have banned smoking on their property and will not create a designated area on their large open space for smokers. Management says they cannot fix this issue......more like they won't fix it.

We take such pride in our community and the grounds and want all of the Watermak Community to remain clean for everyone to enjoy. As was discussed, we are looking into seeing if we can add an additional trash receptacle on our side of the community. As you had suggested, we also sent out an email reminder to our residents, asking them to dispose of any trash properly and to not litter within the surrounding community. Thank you. After moving to Florida 6 years ago and bouncing from apartment to apartment. Sonoma Hills is the first place that I can call home. I've lived here for 2 years with my now-Fiance and we could not be more happy with the location, amenities, and helpful staff found in the clubhouse. If you want a location close to Disney and an affordable price, this complex is for you.

I am extremely happy with our apartment at IMT Sonoma Hills. I moved in about two weeks ago and am really impressed with the maintenance staff. They are very courteous and quick to fix any minor issues we have had. My family has been enjoying the pool and love how close the property is to local attractions, yet far enough away to be a quiet relaxing residence. Thank you to Jen in the leasing office in assisting us in finding our new home, we couldn’t be happier!
First off, our apartment was delayed by a month. Second, a week after moving in we had rats (and we were told to take care of it ourselves). And lastly, one of the staff members, Cheryl, is quite possibly the rudest person I’ve met in my 70 years. If you’re thinking of moving here, don’t.
Don’t move here unless you like being lied to. I’ve never seen such awful management. We were told amenities would open in March, then April, then May 1st. Now they are telling us end of May! It’s obvious that management doesn’t care of residents enough to communicate or get up themselves with a hammer and do the the work. Just awful, awful, awful. MANAGEMENT- STEP UP AND GET IT DONE ALREADY!
While the apartments look nice, I don’t trust the company. My family looked forward to moving to Sonoma due to the location and amenities, but that has fallen flat. We were told amentities were to open in March, then told end of April, now we were told a date again they won’t meet. The gym is barley open, yet we pay for 24/7 access because management couldn’t get the process together for key cards. If you want to live in an apartment and pay for stuff you can’t use, I recommend here. Ripoff and untrustworthy.
Pros - Apartments are beautiful. Appliances are brand new and work well. Overall property is well kept. Management is friendly. Cons - Construction is behind on every spectrum. Our apartment was 2 weeks late, the gym was supposed to open over a month ago and the pool is not opened yet. When we walk by the pool area, NO ONE is ever working on it. Maybe you have 1-3 people sitting around, but no work. Very annoying because the dust from the construction site covers the property. Finally, walls are thin! We can hear neighbors on all sides very often.
