IMT BUCKHEAD ON 26TH

I had a very disappointing experience with IMT Buckhead on 26th. I reached out with questions and received a one-word reply: “None.” It felt unprofessional and provided no useful information. I can’t recommend their leasing team.

It's been almost two years at IMT, and the experience has been so positive that I felt it was only right to take a moment and share my feedback. As a student, IMT truly feels like a home away from home. The vibe and atmosphere are incredibly warm and uplifting. The maintenance team is prompt and efficient, and the leasing office is always supportive and approachable. I personally interacted the most with Tasia Neal—she's not only sweet and friendly but has been a tremendous help throughout my time here. Whether it was maintenance requests, the moving-out process, or anything in between, Tasia was always there for me and genuinely became a friend. I would absolutely recommend IMT—hands down the best. Trust me, you won't regret it!

I have lived here for 3 years now. It was formerly The Row, and is now IMT with new management. Overall, I have enjoyed living here. I feel so safe and have never had an issue with security or a major pest issue. When I have an maintenance issue or if the gate is broken, they do their best to handle the issue right away. The staff are nice and do their absolute best to ensure you are happy. The unit is nice and this experience living here has been the absolute best out of all apartment experiences I have had in Atlanta. This location is great, and the price isn't terrible. All in all, 5 stars!

I am a current resident at IMT Buckhead. This is a great place and definitely enjoying my time living here. People in the leasing office are very helpful and will get you what you need. For example, I had a package that was delivered in the package room but was not able to locate it. Niyah took time away from her desk and other tasks to help me locate my package. Still thankful for that.

I recently left the area, but lived at The Row at Twenty Sixth for a year. I loved it. I've never had such a great response/followup from property management regarding maintenance. Lighting fast repairs (How often do you hear that?) and sparkling clean grounds and always fresh and beautiful landscaping. ??My unit overlooked the huge, beautiful pool area, and it was great (aside from disrespectful neighbors who disregarded rules and played their music way too loud). ??Manager Marilyn runs a tight ship. She does a great job. Michael, (who I dealt with mostly) is really excellent. Such a great, outgoing personality, always friendly and willing to go the extra mile to be helpful. (I was still getting my mail delivered there a week or so after I moved, and he was great at helping me retrieve it.) ?? The location is excellent. Central to Midtown and Buckhead, but tucked away, so there’s a feeling of security. Access to the N Trail of the Beltline and path around the Bobby Jones golf course was one of the greatest perks, and I didn’t even know about it until after I moved in. ??Highly recommend.

Living at the Row has been a lovely experience! The leasing office team is kind and on top of things. The maintenance team is phenomenal and so kind! I haven’t had any major problems and feel safe living here!

In general, it is a great place, great location office staff is very professional when needed.

The row has an amazing staff and great customer service. I would recommend to any of my friends moving to Atlanta to move here. Love how clean and professional there apartments are.

i have lived at the row since oct 2020 and resigned my lease this october. I have loved living here because the area is beautiful and so close to everything. All the residents are very friendly. The staff is also very great. When I needed help moving a couch because the delivery driver wouldnt deliver it to my apartment, they didn’t even hesitate to help me out. Highly recommend if you’re looking for an apartment

I came in for a tour this past Thursday and the place looked amazing. The fitness center was top notch, and the renovations inside the apartments looked great as well. Darien at the office also was super helpful. 10/10 would recommend!

I have lived at The Row at 26th for many years and love living here! The location is great, the apartments are nice, the people are friendly, the maintenance team is responsive and courteous, and the management/leasing team is also nice and professional.

I have lived here for a year and just renewed for another year. In a great location and close to the beltline. The office team is very helpful and maintenance is great.

The staff at The Row have been wonderful!! I've been a resident for about 2 months now, and Marilyn, Darien, & Khalilah have been extremely kind and helpful during the move-in process. Maintenance is also very efficient and friendly. The location of this complex is perfect as it's easy to get to Buckhead & Midtown, but also tucked away from traffic & feels more homey. The amenities are also a huge plus & parking for guests is the best I've seen!

My roommate and I have been living here for 2 years now and we love it! The staff is great, the gym is clean and has the perfect equipment and we love the grills & pool area in the summertime. Maintenance is also friendly and always quick to respond.

i am a college student, i really enjoy living here the common areas are great and the renewed apartments are very beautiful. I think that they should have a shuttle to mitdown or to atlantic station, it will be so good

If you want a great location in a quite little area of Atlanta, then come be my neighbor. Me and my wife have been here for about two years and we love it. It’s in a great location for me, since I’m constantly going to my dr appointments at either Shepard or Emory midtown. For my wife, it’s the accessibility to the highway, literally a three minute ride to jump on 75.

I’ve lived at The Row for 2+ years and have really enjoyed it. Most importantly, my interaction with the staff has always been pleasant. Leasing office staff is friendly and helpful. Maintenance requests are always completed within 48 hours (usually completed that day!).

I love living at the Row because you can’t beat the location! The beltline is steps away, and it’s a quick drive to anywhere you want to go. The apartments are updated and I feel safe living here

I’ve been living at the Row for almost a year. Since day 1 they have been extremely communicative! Whether it be a question or concern, they ALWAYS make sure they are on top of things to assure their tenants are happy! I’m talking within 24 hours or LESS most of the time.super plus! They are very much so like a family! Very professional, always greeting you with a smile , not your typical apt community. Not to mention the location is everything! If you want to feel SAFE and get your monies worth In the heart of Atlanta, this is definitely where you want to be! Can’t wait to renew my lease!

I moved here in 2015 after graduating school, lived here for a couple of years, then moved out and actually came back. The price point is great for living in Buckhead and you are walking distance from the Beltline which is great if you enjoy being outdoors!

It's a great place to stay! Everyone from the leasing office to the neighbors are very welcoming. it's located in front of the Beltline, which is beautiful!

Been living here for quite some time and have always felt safe. The amenities are BEAUTIFUL and the property stays pretty clean. I think they should have more offerings for long term residents, but that’s my only complaint. Other than that, it’s definitely upscale living. And I love it!

The Row is in a great location! Very close to everything you need, I love using the updated amenities, and the apartments inside are spacious with lovely features. I’ve lived in 2 different apartments here and recommend anyone interested living in Midtown/Buckhead to move here!

I've been living at The Row at 26th for almost a year now. I cannot say enough great things about this neighborhood. The management is incredible. If I have any maintenance issues, they are addressed in a very timely manner. The staff in the leasing office knows me by first name and is always smiling and cheerful. The facilities (pool & gym) are always clean and everything is working properly. The location of the neighborhood cannot be beat. While it isn't walking distance to bars, it's tucked away but somehow still in the center of the city just a short uber from everywhere! I can't recommend this place enough. I love calling it my home!

The first thing that drew me to the Row was the location. It is tucked behind a cute and quiet neighborhood, but it's close to everything! Right in between Buckhead and Midtown, and minutes from 75 and 85 so it's convenient to get anywhere in Atlanta. The apartments themselves are kept up with nicely, and the staff has been really accommodating and fast to take care of everything. The pool, gym, and amenities are also extremely nice. So far, I have no complaints, and would definitely recommend this as a great pic for an apartment in Atlanta!

I’ve lived at The Row for 3 years and it’s been pretty great! The location cannot be beat, as there is convenient access to both 75 and 85, it’s equidistant to Buckhead and Midtown, very close to the restaurants and shops of Westside Provisions District and Atlantic Station, and is situated along the northside beltline trail- perfect for walks/runs, dogs, and kids. I’ve felt safe over the years, and cannot hear any road noise as the complex is tucked back off Peachtree and the side I live on is opposite 75N. The facilities have been renovated substantially over the last year as well. My only complaint is they’ve now decided to charge for parking- an amenity that was historically included in rent.

I have only lived here for a couple of months, but I have really enjoyed living here. The apartment itself is everything I would want, plus management is helpful and friendly, and maintenance has been quick when I have an issue. Really love the pool and tennis courts. Great location to Buckhead/Midtown and I really love that it is right off the Northside Beltline. No complaints!

The Row at 26th is a very nice place to live if you work in the city. I absolutely enjoy my apartment and I receive plenty of compliments when I have visitors over. My only complaints are 1) the lack of cell coverage with Sprint and 2) the pests in the warmer months (I live on the ground floor) Atlanta itself is a breeding ground for roaches.

I've lived here for 3 years, and proud to call this home. I started the journey by touring for a friend who was moving back from NY. She moved in, and once it was time, I looked no where further besides The Row. In the world of leasing agents, the turnover does exist, however, each time a new face is just as knowledgeable as the last. Looking for friendly service, beautiful grounds, and amazing amenities, look no further than this property.

I have renewed my lease for the first time in almost six years. That’s because this community is the best I’ve lived in for a long time. The amenities are great and they have lots of different floor plans to fit your needs, but, the best part about the Row is the people. RAM has been looking after the place for the last couple of years and the difference is marked. I am a fairly picky resident and they have fulfilled my every request with a smile on their face. From quick turnaround on maintenance requests to easy package pick up to free vanilla lattes in the residents lounge, everything they do at the Row has made it my home. I look forward to renting here for years to come. Oh and NO BUGS! (which is a first for an Atlanta apartment).

I moved to The Row at 26th in November, and my process was seamless. Khalilah stayed in constant communication with me during the weeks prior to my move-in. Any minor issues I have had were promptly taken care of by maintenance. I also want to give a shout-out to Tim. I had ankle surgery and was unable to take out my trash. Tim came and checked on me each week and took my trash out for me. I'm not sure of any other community that would have gone over and beyond for the residents.

I've been living at the Row for just over of two years now. Location is great, pool and gym are awesome! I've resigned my lease twice now and they have given me great deals both times. I've just recently had a few individual issues and the property manager Marilyn reached out to me to do everything in her power to fix things. She is awesome and so kind and warm, makes the complex feel home-y. I feel confident that she has her resident's best interests at heart. She is the best and I have high hopes for the future with her here! As far as everything else goes, this is a pretty swell place to be! The grounds and hallways are kept up, noise levels are low for the most part, I personally don't have frequent bug issues; however, I'm on the second floor. The gym is brand new and kept in great condition. The pool and gym were also recently renovated and it's beautiful! The interior of my apartment is beautiful, I have high ceilings, built in bookcase, a beautiful archway design in the hall way. And my unit is one of the unrenovated ones. It's really well done for apartment living. They are however starting to charge $25/month to park, which is absurd. We already pay so many added fees for amenities on top of our rent, just seems uncouth and tasteless, especially considering the amount of empty/available parking that's always been available for years. I have been told that this comes from RAM (their upper management) and that The Row themselves have done everything they can to fight it. But all in all, it's great place to live. The grounds are elegant and beautiful, price is hard to beat for the location and quality. You're right on the beltline where you can walk to numerous restaurants and some shops and even a golf course and huge tennis club. You also have amazing access to both 85 and 75. It's perfect if you drive/travel often.

Great apartment to live at. The leasing agents are all very friendly. I was worried about living alone as a female, but I actually feel safe here. Whenever I’ve had a problem they’ve been super quick to respond. When the weather warms up, the pool is also a lot of fun! I’ve lived here since September and so far it has been a great experience.

I've been living at the Row for almost two years now and hadn't had any issues until the last seven months. My A/C was out for 4 weeks in 90 degree weather. I called repeatedly, left emails, stopped by the office asking when it was going to be fixed, as it's an "emergency maintenance issue" (defined by management). My email were NEVER returned. Every time I called or stopped by the office, I was told they would check on it and get back to me, but never called me. It was finally fixed, but with no compensation to my end, despite it being over 90 degrees for the four weeks my A/C was out and it being written into my lease agreement that I was guaranteed A/C in 90 degree weather and during summer months. Then I was having an issue with the online portal AGAIN (it's constantly going down and all the sudden you're unable to pay online, so better hope you're not out of town). I emailed constantly for a month to try and resolve the issues, only for them to give me the run around for a month and a half and not reply to any emails for two weeks, just to finally email me (while I was out of town) telling me rent was late, eviction would be filed in two days. I then rushed into the office in tears and panicking only to have the leasing agents constantly interrupt me, degrade me, lie to me and make me feel like a criminal. When I've been a day late on rent ONCE in two years and have been nothing but a respectful tenant. I can absolutely say I won't be resigning and would never refer anyone to live in such a disrespectful and disorganized environment. Get new management or at least some new leasing agents. They are rude and are not mature enough to be working with residents. They've also been "losing" my proof of renter insurance and unbeknownst to me charging me a penalty. PLEASE DO BETTER! YOU ARE WORKING WITH PEOPLE'S HOMES AND RESIDENTS! NOT GUESTS!

Just moved in 1/2019. So far everything has been fabulous. Apt was immaculate upon move-in and staff has been very helpful and friendly. I can definitely recommend The Row.

When I first moved here 17 months ago, I loved this place. My leasing agent, Tavaris, was truly fantastic, and the property was really well maintained. Honestly probably the best value in town. But then... Earlier this year I lost my job, and had a hard time finding new work. I never missed a payment or anything, but I was in a new lease and came to a point where it appeared I would have to leave Atlanta. I was very communicative with the leasing office, and discussed all my options. Ultimately, because Georgia allows landlords to require a 60 day notice (!!!), I put in mine with the understanding (direct from the manager, Kelly) that I could rescind the notice and that they'd do all they could to keep me there. I really, REALLY wanted to finish my lease. To give some clarity, to break my lease I would have to forfeit my deposit and pay an extra month's rent as a termination fee. Steep for sure, but understandable. I found a job (yay!), but my unit had already been leased out, and management would not try and keep me there as promised. The only thing they had to offer was a much more expensive studio unit (I was living in a one bedroom) that was nearly $200 more per month. I could understand if the place were much nicer than when I moved in, but the whole property has been a construction zone for nearly 10 months, and the unit shown had shoddy workmanship clearly on display (glue showing between planks on the floor, for example). I did the math and it was actually WAY cheaper to just break the lease. I left feeling incredibly insulted by management (not the leasing agent I talked to that day, but management). I paid my fees and forfeited my deposit as agreed, but now I'm being charged an extra $115 termination fee PLUS another termination fee for my water. I was NEVER told about this. When I went to turn in my keys and the teller's check, the office was closed with a sign saying they'd be back by 4 p.m. (it was 3:30 when I came by). I stayed until 4:48, and then returned at 5 (closing time) to see if anyone returned. Nothing. The crew simply left early for the day, forcing me to leave my things in the box. I used to love this place. I used to rave all about it. Now though, I have to advise everyone stay away. It's heartbreaking to see it become so overpriced with such poor management.

I lived at the Row for just over 2 years, and loved the space, location, parking, and accommodations. If I had reviewed at the end of my first year, I would have said everything was fine. Just as I was about to renew my lease, we had a change of Management Companies and were BLESSED with the amazing RAM Management staff. They have completely transformed The Row, putting tenants FIRST, making package pick-up easier, common spaces nicer, and being over all more helpful and friendly in any interactions. Their office hours are longer (which seems like a small thing, but it is a gift that they seem to always been there when you're home from work, or on the weekends). The response time for work orders is almost immediate and always efficient, there's nothing they can't fix. We only left The Row because we were leaving rentals all together with the purchase of our first home, but I HIGHLY recommend this complex to everyone! Great for roommates, or married couples, even people with kids! Dog friendly too !

I would 100% NOT recommend living here. In my time at The Row at 26th (18 months), we had countless things happen to make our living situation horrible (I will say though it was a great place to live prior to RAM Management taking over). 1. Our apartment was robbed and the security guard watched them steal my car- doing did nothing to stop it 2. My roommates boyfriend had his car window was smashed in (along with 20 other cars) 3. Our A/C was CONSTANTLY broken 4. We were threatened eviction 2 times (unnecessarily I might add due to noise complaints when we weren’t even home one of the weekends. The other was due to some accounting confusion with our rent which was out of our control.) 5. There are cockroaches EVERYWHERE (inside and out) 6. The property manager and assistant property manager are nothing but mean 7. Even after we moved out it took 2 months to get our security deposit back (they claimed they mailed it 2 times. but we have still never seen either check) and I eventually had to go pick it up the “3rd” check myself. These were just a few of the “highlights” throughout our time at the Row, if you want to live in a place where the management cares about your well-being in the slightest, this is NOT the place for you.

Leaving my review here instead of google to protect my identity and safety per the situation below: Overall, this apartment complex has been fine. Nothing stellar. I had an encounter with one of my neighbors where he forced his way into my apartment and punched my boyfriend in the face because he thought we stole his package. This complex has a package locker system, so packages are not left outside people's doors. Not sure what kind of package he was waiting for as we did not steal it, but you do the math. I honestly find most of the tenants here to be pretty sketchy. This same guy has multiple complaints filed against him trying to steal people's license plates in the parking deck. Leasing staff handled this situation mediocrely. They told me I was not allowed to break my lease under these circumstances, which is false, but I didn't have the energy to push them on this. They allowed me to switch units to the other side of the complex. They also told me that the assailant was evicted, but I know this to be a lie since I have been monitoring the available units on the site ever since and his unit was never listed as available. In conclusion, if you do decide to live here, I would recommend living in the 100 or 200 building. They're more expensive for a reason. It's the safer/nicer/quieter side of the complex. I have lived on both sides now and the difference is enormous.

Formerly known as Bryson Square at City Park, The Row at 26th took a negative turn when new management took over in the Fall of 2016. Mistakes were happening repeatedly and whenever a question was asked every single person in the office replied with a completely different answer and blamed in on previous management. The worst part is their customer service. When explaining you were provided with alternate information from someone else in the office, a bad attitude was their immediate way to reply, which solves nothing. They do not treat their residents well. The water bill is beyond outrageous. My roommate and I were out of town 3 out of 4 weeks of one month and the bill was over $200. The office took over 2 weeks to reply (after the due date so they could apply a late fee) after I attempted talking to them about it 5 times. Our water usage was minimal as we travel extensively and consolidate all of our dishes and clothes. They are UNABLE to provide you with a meter reading. So what are they basing the bill off of? The sewage fee is three times the water usage. I never had a water bill less than $150. The internet is horrible and goes out often along with the power and water shutting off. The property used to be well kept, but now it's normal to see trash everywhere. Rent rises at the end of every lease and quite honestly what they charge (no matter the unit) is completely not worth living there when you factor the aforementioned: dirty property, lack of knowledge, timeliness, and friendliness from management, high water bill, water and power outage, poor internet connection.

The property is very nice - well kept. Leasing office staff very nice/helpful. I have lived here a few months. The water bill is OUTRAGED each month. I have a one bedroom apt - the water bill is almost $150 a month - crazy right!!!!!! I am gone 12-13 hours a day. I use the dishwasher once a week, I do laundry once a week, I awake maybe five hours each night before I go to bed once I get home. I am the only person in my apt. I called the water company they told me some crazy story. Here's the crazy thing I tracked my bill for the past few months, I actually used less water this month. But my bill is higher, how is that possible?!!!!! Here's a breakdown: $10.00 trash (we take out our own trash) $32.08 (water used) $80.69 (sewer - I was told by Apex that this is the water going out of my apt (how is it possible that I have more water going out of my apt than I used) makes no sense. $6.56 sewer base charge (Apex said this is what the city of Atlanta charge them so we have to pay it) $6.56 water base charge (again city of Atlanta charge them this fee so I am fortunate enough to pay this fee as well) $6.00 (bill fee - so I have to pay you to send me a bill - oh lucky me) So I am paying an extra $19.12 of fees for no reason other than the city charges you. Keep in mind my Georgia power bill is only about $79 a month that's using the air conditioner- how is that possible. I asked what can I do to get rid of the fees she said nothing. So how about you stop cheating me on the meter reading. I will escalate this matter as high as I can go. THIS IS ABSURD!!!!! $150 for a water bill is a one bedroom/one person apt. I have friends who have four bedroom house who pay less. So my advice is to don't move here until they get rid of this water company, unless you have the money to pay an absorbent amount of money on a water bill. I have asked other neighbors who have lived here awhile and they said the water bill was never this high until they switched water company

This is a great apartment for young adults or people who live on there on. With great pet policy's and a friendly environment this is a great place to move in to. The apartments are very clean and sanitary and noise volume is very low. I love staying here !
