Imperial Garbage Dump --Raising rent cost while lowering the standard of living and care he takes of property -- Garbage-riddled property due to poor waste management and little to no clean up. The property is turning into a real garbage dump. -- The landlord actually doesn't like gardens and has abandoned or destroyed the plants that were originally on the property, and even destroyed a beautiful garden that a resident started. This place now looks like a waste land. -- Unsanitary common areas that aren't cleaned regularly (unless done so by the tenants, who mostly don't). -- Frequent pest infestations (spiders, silverfish, roaches, beetles, bedbugs, mice), with the landlord failing to address the last issue (spiders), forcing me to handle it after being bitten. -- Fire hazards, including combustible materials in the heater room that he refuses to take care of even after being notified by the fire marshal that he needs to. -- Peeling lead paint unsafe for children. -- Landlord takes a long time to respond to maintenance requests, if at all. For example, it took 1.5 years to fix a malfunctioning stove that was a fire hazard as it was making sparks and melting plastic. Another tenant waited 4 years for his air conditioner to be fixed. -- Unprofessional landlord who neglects tenant safety and speaks rudely or abusively when upset. I've heard many complaints about his behavior from neighbors, who have reported that he will yell and swear at them. -- Landlord plays favorites, enforces inconsistent rules, and yells at you for things that others do without issue from him, even going as far as to threaten eviction with false tenant complaints, which were never confirmed by neighbors. -- Landlord makes up lease rules that don't actually exist because he hasn't even read his own lease and doesn't know what it says. -- No noise insulation between apartments, causing privacy issues and frequent noise complaints, which the landlord responds to with loud, inappropriate behavior. -- Buildings lack security and have had multiple burglaries. My $500 bicycle was stolen, and the landlord dismissed it, suggesting I get renters insurance. --The heater struggles to heat the apartment in the winter. --Hot water comes and goes, especially in the winter, you may have to go without. -There have been more and more low lives and squatters moving in bringing bad behavior and crime onto the property.
The location allows quick and easy access to work, local social events and universities. Wegman's market, Aldi's, and Walmart, are near by and there is a new Library near the town hall with a seasonal farmers market. The nearby I-Square has outside summer events and music. The seneca park Zoo is is just a short distance West of the apartment complex. Imperial Garden apartments is a family owned complex so someone is available to maintain the property. The complex is tucked away from Ridge Rd. East with a generous mature tree lined green space.
