Nestled between Baltimore and Washington DC, King’s Contrivance is Columbia’s southernmost village. Established in 1977, King’s Contrivance consists of three neighborhoods—Macgill’s Common, Huntington, and Dickinson. Property Ratings at Huntington Square
The property manager deducted contractor fees to turn over the unit I resided in from my security deposit. The apartment was left in good condition; it was thoroughly cleaned and no damage to anything. My personal pictures and those taken by the maintenance supervisor serve as proof. When I attempted to dispute the charges with the property manager, she stated that “it is company policy to charge back costs incurred by the management company to turnover a unit; all former tenants are assessed move out charges; and this is a standard industry practice”. They charge you for normal wear and tear. This policy is not written in the standardized lease, nor did the property manager share this information with me upon move in. To top things off, the property manager’s actions are backed up and supported by the senior regional manager. Claiming damage to a unit in order to retain a former resident’s security deposit is an unethical business tactic. I’m sure the management company has made a great profit by doing this. Customer service, professionalism, and transparency is lacking with this company and its staff.

I lived at Huntington Square for less than a year. This was a last resort for me as I was attempting to find an apartment with immediate move-in. It is a bit dated but there are minor updates that provide a modern feel. The "upgraded" laminate floors are very cheaply done. Due to the apartment being built very likely in the 70's or 80's, there are breezeways to enter into your apartment and regardless of the floor you live on, the mailbox is located on the 2nd floor. The halls of the breezeway are cleaned frequently but it's required, debris is easily brought indoors and kids leave candy paper and such throughout the hallways. If there is anyone within the hallway, you will hear it! The entry door and walls are paper thin. I heard a baby running/crying until 1am almost every night I lived there. You will also smell every meal your neighbor prepares. Both times I put in maintenance tickets, I had to call the front office to get resolution for the issue. Parking is absolute chaos if you arrive home after 3pm or you can pay a fee to be parked within the parking lot of your building. Most often I parked on the street and walked to my apartment because it was more convenient. The gym isn't worth writing about. Be prepared to fork over your security deposit, because painting the apartment is nearly $300. I didn't have any unpleasant experiences with management, but I wouldn't recommend renting here if you can help it.
If you are moving out, please take pictures of every wall and appliances! You may see invalid charges against your deposit money. I will never recommend this apartment to anyone.
My stay at Huntington Square has been more than great. The property management team and maintenance staff are professional and respond to requests in a timely manner. When I had to deploy for military service, they were able to make accommodations that fit my family’s needs. I have been at this residence for 3 years now. I have enjoyed every moment of it.
