Horner Place Apartments features newly gut rehabbed (2022) large one and two-bedroom apartments in the highly desirable area of Richmond Heights, blocks from Forest Park! These apartments are all-electric and feature in-unit laundry, brand new kitchens, tile bathrooms, new vanities, new flooring, new doors, plumbing fixtures, new windows, new decks, and mechanical systems, such as HVAC throughout the entire building keeping utility bills low for our residents! Horner Place Apartments is conveniently located just off McCausland, less than one mile to I-64/40 and 1.5 miles to I-44 for an easy commute no matter where you work or prefer to play! The property is in the center of it all, with Dogtown, Downtown Maplewood, Forest Park and Clayton minutes away. The building is also just a short drive to the Washington University campus (1.8 miles or a quick 7-minute drive according to apple maps) via a straight shot down McCausland/Skinker Blvd. Horner Place Apts are pet-friendly and accommodate both cats and dogs. We have a two-pet maximum limit per apartment and we do charge $25 per month, per pet in pet rent. We offer professional management services, including on-site maintenance Monday-Friday and emergency maintenance over the weekends. Tenants have access to an online portal for submitting maintenance requests and processing contactless rent payments via debit/credit cards or bank accounts. We also have an office located conveniently nearby in Brentwood where you are always welcome to drop off a personal check or certified funds as well if that is your preference. Resident is required to obtain an occupancy permit from the city of Richmond Heights – which you can do very easily online through their website and we do require renter’s insurance as a condition of our lease agreement. The occupancy limit for a one-bedroom unit is 2 Occupants and the limit for a two-bedroom unit is 4 Occupants per municipal regulation. This is strictly a non-smoking community. Rental Requirements – All applicants must be over the age of 21, applicants under 21 years old will be required to produce a co-signer. Applicants must have a positive credit experience, a combined household gross income (all roommates combined, before taxes) of at least 3x the rental amount, applicants must have no utility accounts in collections and applicants must have no prior evictions in the last 10 years. Applicants are required to pass a criminal background screening for the safety of other residents in the building.
