I have lived here almost 2 years now with my boyfriend and my cat and it has been perfect. The staff are amazing, they like to host cute events. It is also close to the college I go to and right next to a beautiful park. I surprisingly also love that it is next to the highway because I can get anywhere I need to very fast. Overall great location and great place to live.
If you want to deal with the hot water always random going off without any warning and bugs then this is right place for you. Sure it's cheap I guess, but it really is not worth the hassle whatsoever. This is coming from someone who has lived her for 3 years.

After working with multiple vendors and upon further inspection over the past few months, we discovered the hot water issues were caused by a hairline fracture on a control board to our boiler system. We have cleaned and serviced the boiler and had the new part installed as of September 18th, 2024. We have been here a little over 3 months and so far it has been great. The staff are really nice and have responded quickly to our needs.
Holly Hills is a quite community that is one of the most affordable places to live in Denton. I moved during the summer and the apartment staff were happy to help get all paperwork and walkthroughs done safely. The apartment is large enough for both my boyfriend and I to work from home and not be in ‘hearing’ space of each other, which is an added plus. Any maintenance problems that we had, even a weekend emergency call, have been handled quickly.
My husband and I have loved living here. The women in the office are so friendly and helpful and made the move in process so easy. If we ever have a problem with anything, they are quick to fix it and they communicate to make sure we know what's going on. (I.e. no inconvenient, surprise visits because they want us to feel comfortable.) The location is also a huge plus, since it's so close to Southlakes Park and 35. We are so happy to have found this place!
We have been here almost a year and love it. Nice quite place. Maintenance has been great with fixing any issues asap.
I rented from them in 2017 and stayed with them up until Feb 2020. When my lease was up, I moved away for 6 months and I came right back. This property complex is located in the perfect location with a great park near by, great school district and convenience of all the stores in Denton. Anytime I need help, the office staff & maintenance staff go out of their way to help me. I recommend them to everyone I know. If you want a safe place to live, Holly Hills is the place!!
I have enjoyed living at Holly Hills very much. The office employees and rest of the staff are so nice! I'm treated so respectful. The pet policy is great and there is a park nearby also. Pricing is nice and all my tech/wifi needs are met. Definitely would recommend for anyone looking!
I've lived at Holly Hills Apt since I was a graduate student at TWU. I was looking for something in my price range with plenty of space and not so close to campus that I could hear the UNT games, but close enough to be a short ride away on the bus route. Holly Hills met all of my requirements. Not only is it the best price per square footage, but I've always had positive experiences with the management team. I would definitely say if you are looking for a space that is quiet, close to a park with a walking trail, with access to public transportation, and all of the great things we love about Denton, I would check this place out.
The office staff at this property are wonderful, and the apartment complex has a very comfortable feel with how caring they are. I recommend anyone looking for an apartment to go here. Great prices!! Great deals!!
Maintenance is great, office staff is great. If you're a good tenant, they'll go out of their way to help you. I live in a 2 bed, 2 bath and it's amazing. I really love the location. Right next to South Ridge park. Going on two years living here.
I leased with the company for 7 years at multiple properties. Then I left and came back! All the ladies in the office are super nice and helpful. Most importantly- they care about their residents. Maintenance is also always available to help!

We have lived at Holly Hills for the past 8 months and it has been a wonderful experience! The front office staff and maintenance crew are excellent to work with and I can’t not give them enough praise for the work they do! It is a quiet and clean community that we love calling home!
I remember looking at this complex online some three years ago and seeing a bunch of negative reviews about the management (on the most obscure web address, thankfully now lost, I'd ever seen - great improvement now, HollyHills!), but I was getting increasingly desperate and decided to check them out anyway. I work 40 hours a week and thus was limited to weekend visits, so off I went on a hot September Saturday to 900 Londonderry Ln. When I reached the Leasing Office, I was greeted by their "We're Closed" sign - I'd missed them by about 15 minutes. A bit dejected, I grabbed a brochure from the box and was halfway back to my vehicle when Jessica walked out, locking up for the evening. Now I'm the kind of person who won't go to a restaurant within an hour of their closing out of respect for the lives of its staff, so I kept on walking. Imagine my surprise when I heard a voice behind me say "Hey! Were you looking for more information about our property?" Up walked Jessica and brought me back to the office to go over models, lease terms, estimated utility costs - the whole enchilada. Friendly, funny, and helpful, Jessica proved to me how wrong the reviews had been from our very first conversation. I first moved into the cozy 1 Bed/1 Bath and loved my time there. I had few pesky roaches to battle with at the start, but between Hollyhills' quick exterminator response and my bait traps, we made short work of them. My few minor maintenance requests were completed promptly and professionally. Perhaps best of all was the actual act of requesting - whether it was Jessica on the phone, or her colleague Diane, or the manager Prudence, my concerns were addressed with professionalism, kindness, and genuine care for my well-being as their resident. When I was ready to move into one of their townhomes, they made my transfer easy and FAST! Had a major issue when my dishwasher decided to flood my downstairs, but maintenance was in the next day and I had a new dishwasher within a week. Love my loft and my neighbors! At Hollyhills, you aren't just "X month lease in Apt. Y" - you're a resident and this is your home. These ladies and their maintenance staff work their butts off to make sure your apartment feels like it. The community is diverse with students, families, retirees so you always have someone to wave to or say hello. Been here for three years and it is still a great place to live!
I'm coming up on 1 year and 6 months living at Hollyhills and I dont plan on moving anywhere else. The management is absolutely amazing and are ready to work out any problems that could arise. On different occasions if there was a problem with my apartment it would be fixed in the next few days if not the same day. The only bad thing with these apartments is the parking, after 10 PM on the weekend goodluck finding a unassigned parking spot. This can be solved by paying for assigned(covered) parking. The one bedrooms dont have the washer and dryer hookups so make sure you get a laundry card from management to do your laundry on site which for a wash and dry its $1.50 each. There's quite a bit of law enforcement personnel that live here so it'll give you a safe feeling.
I’m currently a resident at Hollyhills. Lets just say the staff are amazing. They are kind of like my family. For anyone who needs an apartment and staff that will treat you like family. Come give Hollyhills apartment a try. Brian Reddick
This place was okay when we first moved in, and the office staff was nice. Once we signed the lease they were impossible to get in contact with. Maintenance never came in a timely manner. When we moved out they gave us over $600 in charges, yet they showed our apartment to anyone who wanted to come look and always complimented on how clean we were. Charged for 3 broken windows?? Where did that come from? What a scam. Roaches were insane and mold was on the ceiling. Rain would flood through our front door. DO NOT RECOMMEND.
The first week I started having problems. First I needed help with my washer/dryer and maintainence didn't show up until the 2nd week even though they were notified the 1st day. Secondly the vinyl wood flooring started coming up in my kitchen and mgmt was notified immediately yet maintainence didn't show up until the second week again. I ended up "fixing" it on my own so I would stop tripping. There's a bad pest problem, so many times I go to the shower and there's baby roaches, there was one on my loofa the other day. AGAIN mgmt was notified, their solution....roach motels, EW. I complained again and was told someone would come by and spray, its been a week. I only have 3 wks left and am tires of complaining and not getting anywhere, so glad I only did a 6 month lease.
