The Cannonborough-Elliotborough neighborhood sits on the north side of Charleston. It has been coined “the gateway to the city” because you encounter it first when driving into the peninsula and downtown Charleston. Home to a melting pot of blue-collar workers, young professionals, college students and families, the neighborhood features historic 1800s, Charleston-style homes, a wide variety of restaurants and an active nightlife. The neighborhood edges up to King Street, Charleston’s famed retail shopping district, and South Carolina’s premier hospital system, the Medical University of South Carolina. Within a few blocks, you find the College of Charleston, founded in 1770, one of the oldest colleges in the nation. Property Ratings at Hoffler Place
I lived here for three years, while the building passed through three different management companies. CLS, the current company, is somehow the worst. Since I've lived here, I have had severe mold issues, water pouring into my closet from the ceiling, doors shifting due to humidity, and water leaking from light fixtures. On top of that, management is rude and difficult to get ahold of, and the parking garage is an absolute scam. I have been waiting on a phone call from Mallory, the leasing manager, for days - regarding illegal move out fees that I am being charged. The first lease that I signed three years ago had a waived $250 security deposit incentive, of which the current company is not adhering. In South Carolina, the (over $600) "damages" that I am being charged fall into the range of normal wear and tear over the course of three years. Touch-up painting is not considered "damages" in the state of South Carolina and general spot cleaning does not fall under the premise of an allowable deduction from the security deposit. I plan on reporting this company and its shady practices to the LLR, CFPB, and every other ethics boards I can find. I wouldn't recommend this experience to anyone. I endured the mold, the faulty foundation of the building, and the water damage to my personal property. If I had known that I would have to deal with all of this after I graduated, I never would have chosen this apartment. Please don't choose this place.

Hi, there. After reviewing your profile, we discovered that a work order had never been submitting regarding mold and there was none present during your move-out inspection. The reason for the damage charges is because your unit had drywall damage in addition to painting which was why you were charged. Hoffler place is the best! From the first time we contacted Hoffler the staff was always super helpful and friendly. This is a great building for CofC students. It has everything a student could need. Fully furnished, nice size rooms, bathrooms, and kitchen. The building itself also has a nice pool, gym, package room and security. It is maintained very nicely. Great experience!

I'm currently a freshman at CofC and I highly suggest people look into staying at Hoffler Place. It makes living during college really simple especially for new college students who are not used to living by themselves. They have a lot of resident events which gives a lot of opportunities to meet new people and make a lot of friends in the community.

I toured Hoffler Place a week ago when I came to Charleston to look at CofC and I was beyond impressed. I was welcomed from the moment I walked in. My mom kept comparing Hoffler Place to dorms when she was going to college and continued to revel in the fact that this apartment style living blew her housing out of the water. I ended up choosing a different university to attend, but had I chosen CofC, I would have hands down lived at Hoffler.

My grandkids who attend the College of Charleston both lived in these apartments. Every time I visited them the staff was always so friendly and the environment was always so pleasant. I would recommend this to anyone looking for a nice place to live in Charleston. Oh! And go Cougars!

Hoffler was so perfect! I was looking at it after I got accepted to the College of Charleston, and almost went for it, but ultimately went to another school. But, I was so excited by it that it might be an option for me in the future. The community was so amazing and I loved the room set ups. Plus, having a pool was a huge draw for me. I’d recommend it to anyone living in the Charleston area!

I am currently a junior at The College, and I have already renewed to live at Hoffler Place again for my senior year. The beginning of this year was kind of rough, but ever since management changed, it has been so amazing!
