Property Ratings at Hillcrest Hampton House
As someone who has lived here for almost three years, I can honestly say: LOCATION, LOCATION, LOCATION: The location truly cannot be beat. We’re minutes from major highways and have easy access to everything Orlando offers. For those who don’t drive, there’s a supermarket, doctors, and shops all within walking distance. The building also recently began offering a weekly bus service to reach places that are a bit too far on foot. SAFETY: Despite being in an urban area, this is a safe place to live. The building is well-lit and has cameras throughout. You can return home late and feel reasonably secure. PRICE: Rents are rising everywhere, and this community is no exception, but the value remains solid. There are no additional electric, water, or Wi-Fi bills—everything is included in the rent, which simplifies budgeting. STAFF: The building recently went through a major staff turnover, and I believe they’ve struck gold with the new property manager, maintenance team, and front desk staff. Their presence has made a noticeable difference. BUILDING: Yes, the building is older, and like anything older, it has its quirks. However, the new owners are working diligently to make meaningful upgrades. They removed the rarely used movie room and office, and are installing a gym many residents are excited about. The community room and elevators are also undergoing improvements. The mailroom has been moved, and Amazon delivery boxes are coming soon. TENANTS: The community includes long-term tenants who now need a bit of assistance, along with an increasing number of working and semi-retired adults. It’s a diverse, evolving mix.
