Living at Highwater has been a great experience overall. The apartments are thoughtfully designed with a modern layout and high-quality appliances that make daily living feel luxurious. The units are spacious yet cozy, perfect for singles or couples who want a stylish, comfortable place to call home. The property itself is well-kept, offering a clean, welcoming environment that feels both upscale and relaxed. What really sets Highwater apart is the standard of service. The maintenance team is outstanding — response times are quick, and the quality of work is consistently excellent. It’s reassuring to know that any issues are handled efficiently and professionally. The leasing office staff also deserve special mention. From my very first enquiry through the entire move-in process, they were friendly, responsive, and genuinely helpful, making the transition smooth and stress-free. The only downside I’ve experienced is the internet service, which is included as part of the apartment package and provided by WhiteSky. The connection can be a bit unstable at times, which is not ideal if you rely heavily on reliable internet for work or entertainment. That said, this is really the only shortcoming in an otherwise exceptional living experience. Overall, Highwater delivers on its promise of modern luxury living. With its beautiful units, excellent maintenance support, and attentive leasing team, it’s an apartment community that truly feels worth the value. I would highly recommend it to anyone looking for a high-quality living space with great service.

I have lived at Highwater for almost a year now and love it here! The building is modern, quiet, clean, and has wonderful amenities. The location is perfect with easy access to the caltrain and downtown redwood city. I want to highlight the exceptional service that Katrina, the manager, provided when I was looking for apartments and moving in. She helped me navigate a very complicated move in process and was extremely responsive to emails/phone communications. She demonstrated honesty and integrity - and I felt that she was always acting in my best interests by assisting me whenever I ran into an issue/had questions. If there ever was an issue (and this was very rare), she was always responsive & made every effort to rectify it. The maintenance team (including Joe) is very responsive as well. For the very few times I have needed to put in a maintenance request, Joe and others on his team were always quick to respond (most of the times the same day or within a day) and provided excellent solutions. I feel well supported in this community. Bravo to Katrina, the management team and the maintenance team!! Thank you!

Honestly, the apartment isn't terrible. I've been living here for a couple years. It's in an okay location, the pool view is nice, the staff do a great job cleaning everyday. However, if you're thinking of renting one of the apartments that face the courtyard I'd strongly urge you to reconsider. The corn hole boards they placed in the middle were such a bad idea because the sound is so loud when the sack of beads hit the wooden boards. Same goes for the ping pong table. The sound is amplified due to the echo in the courtyard and I promise you it will ruin your peace. Some staff members and residents play for hours and the repetitive thumps will make you go crazy because there's no way to drown out that noise. Most of the people in the courtyard have to keep their blinds closed all the time because there's very little privacy. Some other things that aren't great is the pool area, while it looks good in the pictures, the chairs are so old and need replacing. The exteriors like the windows next to the pool and some walls of the building have stains and have kind of been let go! I hope this helps future residents!

Sandy is the best manager I have ever met. We rescheduled our move-in several times, and she patiently helped us change the contract and also helped with move-in process. She is very professional, always answers calls competently and quickly responds to emails, knows the answer to any question and tries to help with any problem. The building itself is well maintained with clean trash rooms, huge convenient parking, nice gym, and even a spinning room, also with a cozy courtyard. The apartment was rented to us in perfect condition, clean, smelled good, freshly painted.

While the apartment boasts themselves with reservable ev charging spaces, this is a myth, the spaces are actually reserved charging spots which are assigned to specific residents. We moved in almost 8 months ago and have seen no movement on the ev charging waitlist. There are no updates being sent out regarding our position, and nothing being done to install more charges with a list 25+ people long. If you drive an EV, please expect to find reliable charging somewhere else as Highwater does NOT offer it. This is very disappointing as when we were moved in we were quoted "2-3 months max to get off the waitlist", obviously that was a lie. The rest of the apartment is nice, its close to Whole Foods and Safeway as well as downtown Redwood City, if not for the chargers this would have easily been a 5 star review. If you own an ICE vehicle or have reliable charging at work you will be fine, the staff is friendly and helpful, the package room is secure, and the amenities are nicely cleaned and well kept.

Highwater Apartments may have curb appeal, but as one of the longest tenured residents, I've observed numerous reasons that suggest potential renters look elsewhere (especially parents/families!). 1. Theft Issues: Persistent thefts, from bikes to packages, plague our community. 2. Excessive Late Fees: A malfunctioning payment portal invariably leads to unfair late fees, which could add $200-$300 to your annual expenses. 3. Inaccessible Staff: Frequent lockouts with no staff to assist—expect to solve access issues on your own. 4. Costly Key Loss: Misplace your key card? Prepare to fork out $300 for a replacement. 5. Daily Package Fees: Delayed package collection incurs a $4 daily fee, ramping up your expenses. 6. Pay for Coffee: Coffee no longer flows freely here; it's pay-per-cup during most hours now. 7. Overcrowded Amenities: The pool is more packed than a subway at rush hour, with not a seat in sight. 8. Vandalism Concerns: Cars aren't safe in the garage, with frequent break-ins and vandalism. 9. Mold Infestations: Mold has turned our apartments into a health hazard, causing extended illnesses. 10. Ineffective Appliances: The dishwashers here are more for show than functionality. 11. Hidden Charges Galore: Expect your bill to be padded with mysterious 'additional fees' every month. 12. EV Charging Mirage: 'Free' EV charging stations are rarely available and unexpectedly costly. 13. Stench-Filled Hallways: A mandatory trash valet service has our hallways smelling like landfills nightly. 14. Package Security Null: Expect to travel to the FedEx depot for any significant delivery—on-site security is non-existent. 16. Delivery Hurdles: Meeting delivery people at the curb is standard—there’s no lobby service here. 17. Persistent Noise: Paper-thin walls mean you'll hear everything, with complaints to management going unheard. 18. After-Hours Helplessness: Once the office closes, you're on your own until morning. 19. Traffic Nightmares: The only thing consistent about Highwater is the outside traffic—you’ll get to know it well. 20. Dubious Neighbors: With safety becoming a concern, questionable activities have become a regular talking point. 22. Unreliable Wi-Fi: Internet here is a game of chance, not a service. 25. Restricted Light: Architectural 'charm' translates to living in perpetual twilight. 28. Steady Rent Hikes: Annual rent increases are as predictable as they are painful (expect 20%+ after first year)

Beautiful building with great amenities and staff! Love the rooftop pool, party rooms, and large lovely inner courtyard . Nice kitchens and large, high quality bathrooms, and my apt.(2 Bdrm) has amazing storage space, and has not had any maintenance issues at all in my the 2 years here. And great location for walking to downtown stores and restaurants.

Highwater has made apartment living feel like I’m right at home. The high end finishes and stylish construction is modern and cozy. The caring put into details like sound proofing walls and windows and insulating the doors is noted everyday when I feel so relaxed and I never am disturbed by sounds above or below me. The appliances are quality and the style of my apartment is functional and unique.

I would say the best part of Highwater is their finishings. The shelf’s are a little finicky if you want to adjust them. The shower is not really practical because you can’t have a bath mat by the door so when you open it, it makes the floor wet. There’s minor details everywhere that do bother me but overall probably the best apartment I’ve stayed at so far. There’s like 1 main elevator to use from the parking garage and that’s super far away if you have one of the corner rooms. Leasing office is easily accessible and definitely deserve a raise.

Beautiful property with excellent amenities and top notch staff. Full downtown luxury apartment living
Clean and well-maintained apartment complex! My only concern is that the elevators and garage doors are not efficient. The community offers a lot of events and free yoga/HIIT classes. It is also a safe and quick walk to the Redwood City downtown. Edison is an amazing leasing agent!

Live here if you want to overpay for a faux "nice" apartment with minimal natural light that is run by a team of incompetent and unresponsive people who have no interest in helping you. During the 13 month period I lived at Highwater, my calls were never answered the first time and any messages I left were often ignored until I called several more times. When I moved out, the building charged me $830 for cleaning and painting despite the fact that I'd had the apartment professionally cleaned and hadn't caused any damage to the apartment. I now pay less to live in a nicer apartment with equivalent amenities and a 24/7 front desk that can be reached on the first ring at any hour. Good riddance.

Hello, it's upsetting to hear that you did not receive the top-notch service we strive to provide. I am unsure about cleaning fees that were issued since this review does not have a name. However if you want to provided us with your cleaning receipts we will consider those. We want to give the next tenant the same pristine apartment that you received when you moved in. We have a 24/7 Greystar service that always answers the phone for us, as we may be out of the office on occasions providing tours . I do apologize if that is what you experienced, it is always our goal to return calls or emails by the end of each day. It is discouraging to learn of your experience with us. Your feedback helps us improve and we would like to learn more about how we can make this better.

We moved into Highwater November 2022 - I have never felt so welcomed by a community! The move was hectic for us, but the Highwater staff was very accommodating, helpful and patient. The resident chat line welcomed us, and jumped in to help with tools or advice when we needed it. The building is immaculate, the amenities are brilliant, and the location is fantastic (close to everything!)

The pool is amazing and the staff are super friendly. There's always fun activities planned for the residents and the amenities like gym, work rooms and dog salon are ideal. I constantly work in the high bar, chill I'm the hot tub and enjoy the free coffee and snacks!

This property is a perfect distance from downtown. There’s plenty of resident events here and I was able to make friends with the people living here. Joyce from the leasing office is super quick to respond with any questions I have.

I have enjoyed living at Highwater - sometimes I feel as if I live in a nice hotel! There are regularly snacks and drinks in the lobby, even a hot drinks machine now! Everything is clean and smells fresh. I love the free weekly yoga classes, fitness center, and the pool/hot tub. We have cooked on the patio grill while having drinks and then eaten our meal at one of the patio tables. Everyone in the office is friendly and helpful, especially Giovanni with his many restaurant recommendations, which are spot-on for us (you know how sometimes people have different tastes?). When we were moving in, we needed a space for the pod to be dropped off, and Giovanni moved his own car onto the street for us so we were sure to have the space. Very considerate! We are within easy walking distance to many restaurants and shops, Safeway, Whole Foods, Sequoia Station, and downtown Redwood City. It's been a great place to live!

It has been nice experience here at Highwater and enjoy with all the modern and fancy amenities snd I feel so welcome and comfortable here and I feel like to live in five stars hotel. Really enjoyed with over the top amenities and this weekend I tried breakfast treats at the lobby and I thought thats very kind and thoughtful that management doing those for the residents!
