So far it’s been a great experience it’s quiet, the people I have met have been polite. The maintenance department is amazing. The leasing office has been nothing but great to me it’s been all Five stars the only thing I can say anything about is there isn’t a fan in the bedroom. That’s a simple fix.

No response to maintenance requests, amenities are always broken, focused more on “community engagement” of bringing in food trucks than improving the living quality.

Been here a year. Pretty good so far other than the spa being down every so often. Also, the grill at the pool only half of it works and the other grills around the property can not be used. They’re rusted out. So the entire complex have to share half a grill. The staff is responds quickly and they’re always sweet. My experience with maintenance is also has been great but I’ve spoke to other people and they have stated they’re slow. Overall a good place to be, I love the location. I’ll be renewing my lease.

I’ve personally haven’t had too many issues and when I do, they have been fixed. The landscaping could be better. Overall it’s pretty decent place.

A very nice and pet friendly community! Office staff and maintenance are very friendly, helpful, and professional. I enjoy walking around the pond and seeing the wildlife. The community is also in walking distance to many stores, motor vehicle dept, parks, etc. with sidewalks and bike paths.

Showing of units and lease process were fantastic. Upon move-in had many issues the first couple weeks including broken A/C for 2 weeks (in July!) Infestation of mosquitoes, but probably due to the broken lake fountain, which is now working :) Trees dumping so much on my car that I had to take it to mechanic to remove excessive debris and sap. Had to pay for a carport to rectify that situation. Our dishwasher has never worked properly, even after several maintenance visits. Floods regularly and I have to clean it. Pool area and spa are amazing & it’s appreciated that they are well maintained/repaired. Neighbors are mostly all quiet and respectful, even with so many dogs. The wildlife here is lovely. I’ve seen otters!! Food trucks are fun!! Even though I can’t make most of the community activities due to my work schedule, I really like that those are offered :) The area is great and overall satisfied with living at Heritage Cove. I have lived in Heritage Cove for 4 days. There is no parking, complex is filthy dirty and neighbors are loud. The make you pay for valet trash service and they don’t pick up the trash. Worst mistake moving here.
We have enjoyed our time at Heritage Cove, but ever since our downstairs neighbors moved in all they do is scream at each other and slam doors and play loud music. They don’t care about others :(

I have lived here three years now and watched this place go downhill, nothing is improving. This year not even any attempt at Holiday decorating.. really nothing except in the office, that’s where the money is being spent for improvements. Still garbage everywhere, allowing dogs to go the bathroom all over not doing anything about it. Drug paraphernalia left on and under the benches. This is supposed to be Luxury Living !!! I don’t think this is luxurious or even middle class. And you advertise for giveaways or discounts to new residents yet ignore the residents that stay year after year? Why not cut them a break they save you money on renovations.
Just moved in a few days ago. So far so good. They fixed the washer same day. I do have multiple holes in the screened in balcony which haven’t been fixed yet after mentioning it 3 times.

Since we have moved in the area has been very quiet with zero issues. Anytime we need maintenance they respond quickly to get any issues resolved. All the neighbors are nice and the walk around the lake has been wonderful to have. Would recommend to anyone to live here.

Overall, my experience here has been pretty good. I like that it’s quiet and clean. However, both grills on property need to be serviced. The office staff is wonderful and they really try to accommodate all needs. I would definitely recommend heritage Cove and have to my friends and family.
Just a suggestion When they are blowing leaves, please tell them not to blow near the balconies. I cleaned and cleaned and after they blow all the dirt is inside. And the aisle waste cans, when they monthly clean aisles, can they clean them? Or at least use the hose to get some dirt away It will be very much appreciated

Don’t do it!! Look elsewhere to live if you value your family’s health! Black mold is a problem here! We complained several times about the ventilation in the unit and they never did anything to actually address it. Poor ventilation breeds mold. The apartment was constantly humid 70+% humidity and they don’t care. We’d buy fruit and it would mold up in a day. Smells coming from the AC vents that they didn’t address. The air conditioners on almost all of the units are 20+ years old and they refuse to replace them. The electric bill was sky high because of all of these ventilation issues. It’s magical how when we moved into a new place we stopped having all of the health issues we were having at heritage cove. Parking is a nightmare and they even admit it. They refuse to tow cars that are parked overnight without stickers or passes and there are always several cars like this. I had to park several buildings away from my building multiple times. People also speed through the complex and don’t pay attention, I was almost hit trying to cross the parking lot several times and I had my baby with me, the cars literally came out of nowhere they were driving so fast. They refused to do anything about that either even though the posted speed limit is 15mph. The “gates” in this “gated community / luxury apartments “ are constantly not working either so anyone can come in whenever they want. Many of the apartments are also severely outdated and in need of repairs/ remodeling. Maintenance is a joke. They’d come “fix” something and it either wasn’t fixed or broke again almost immediately. When you move out they try to overcharge you- they tried to charge me for a cleaning fee of $120 when the apartment was clean and the move out instructions said if it was charged it’d be $110 and a carpet cleaning fee of $80 when the move out instructions said it’d be $60 and the apartment was left cleaner than when I got it and I know the carpets were never cleaned before I moved in because of all the nastiness I vacuumed up when I cleaned it myself prior to move in. When I brought all this to their attention and mentioned I had photos they removed the cleaning fee and credited $20 for the carpet cleaning then added a bunch of new charges to get the amount back up to where it was with the erroneous fees added. Lastly they refused to do a final walkthrough with us saying they don’t do it but again the move out instructions said they would on weekdays.
In the time that I have lived here this place has gone downhill, none of the foundations work, two years now one of the gas grills has been broken. Garbage, tree limbs and dog poop all over. The owners of this complex take no notice or care, it smells awful around here.

I had a very smooth and easy experience with moving in. My leasing agent Brittany at the time was very attentive and informational the whole time and helped me choose the unit I loved.
So far it's been a wonderful experience. Parking could be better. The pool area is so nice and clean. It's nice and clean and the landscape is good. It's nice and quiet and my neighbors are really friendly.
Great Community to live in. Staff is friendly and responds to requests/issues in a timely matter. I love all the special events we have! I absolutely love living in Heritage Cove.
Haven’t had any problems living here. We all mind our business. Staff is great and I enjoy my walks around the lake with my dog. Everyone clean up after their pets
The service is really good, they have assisted and helped fix amenities in our apartment. However some areas are not very clean and the front gate doesn't work.

I’ve lived here for a year and a half and I’m continuing to love it. Very peaceful, minimal noise, nice view of the pond. Maintenance and staff very nice and helpful.
Maintenance takes a while to get to your place but they eventually do. The apartment is nice and good value. Grounds have improved a lot. Sometimes the amenities like the grills don’t work or there’s a lot of non residents at the pool but overall it is nice
It’s nice being away from crowds and traffic in a somewhat rural setting with the birds turtles, and water fowl that can be enjoyed while walking around the pond.
Brittney was absolutely fantastic in both showing me some units as well as walking me through the process of everything needed to sign the lease! Promptly responded to my emails and handled all my questions and concerns professionally. The rent special was a great incentive, as it averaged out to a very fair monthly rental price over an annual term. However, upon move-in date we had a/c problems ( blowing air but not cold ) that took 2 weeks to repair. That’s the longest I’ve ever had to wait in 35 years! As we all know, summertime in SoFlo is brutal, so that was extremely frustrating and a bad start. I’ve also had massive amounts of tree sap on my car, and mosquitoes invading my home. Having running fountains in the lakes is of the utmost importance as it prevents stagnant water and breeding. Hoping to see those repaired and running soon! A lot of the amenities are very old and in bad shape, so it’s time to invest and refresh those soon. Community seems calm and friendly so far!

Love the quiet neighborhood with lots of nature, tucked away from the main road so it’s quiet. The pool and hot tub are so great to have access to just a walk away around the nice pond. The maintenance is great, any issues we’ve had we’ve had help within a couple hours.

I recently moved in almost a week ago and this far I am loving the community. The individuals at the leasing office are nice, maintenance staff is kind, and the community is quiet. I feel safe here with my children and I am happy to call this place home.

I have lived in Heritage Cove since 2010. Caity, Paige and Jeff are awesome at what they do. They go above and beyond helping the residents. Maintenance also does a great job. They are professional and get things fixed quickly.

Awesome location nearby downtown and so many great parks. The neighborhood is quiet depending on your neighbors and a quaint pool area with fire pit and grills.

I really like living here. The pool, walking path, dog park I use every day. It's convenient to everything, from highways to work to stores to churches. I barely have to put any miles on my car! They recently replaced the roofs on a 12 buildings and it looks great plus the team that worked on the roof did an awesome job.

I absolutely love it here! My apartment is the perfect size with a beautiful view of the lake and I love how close the neighborhood is to a ton of shops and restaurants. Maintenance is quick with their requests and the office staff is super friendly. Would definitely recommend!

A calm and relaxing place to call home. Quiet, peaceful and beautiful. Heritage Cove has been lovely to live at for the last 4 years. It's a tranquil setting surrounded by nice residents and wonderful staff. I really cannot say enough nice things which is why I wrote this review today. More of a thank you to everyone involved. DO NOT rent here!! I cannot stress this enough! Stay away!! These apartments have a history of mold and roofing problems. Management is very unfriendly. You are not treated like a customer. Page treats you like she's doing you a favor giving you a place to live. They are bloodthirsty and come at you for everything. Don't lose any keys they give you or it's $75. Don't miss putting out your trash, you will be reprimanded like you live in a college dorm.

This is not something we feel is representative of our community. We work with all of our residents individually on any maintenance issues they may have. I would not recommend these apartments to anyone. If you enjoy being kept up all night by people fighting and screaming, vacuuming at all hours, the smell of marijuana, then go for it. They severely lack in updates and rent is high. They don't trim trees so tree branches will hang on your car. Terrible apartments.

Great community! Been living here since 2016 and it's been easy living. Super location near I-95 and the water. I love to fish so this is the best spot for the price. Apartment is very nice. Everything was new and working when I moved in and when you call the front desk they are responsive and send out the appropriate team to professionally fix whatever issues pop up. Plenty of food options near and very safe. It's been a great experience!
