Property Ratings at Headwaters at Autumn Hall
Overall, quiet homes, with a good management team, except for Ryan, who sucks. Maintenance, cleaning, pest control are average at best at new move-ins. Bugs, roaches, waterbugs, and small flying pests are everywhere inside and outside the home. Headwaters is HIGHLY lacking in pest control on the entire property. The landscape team is wonderful, give them props.

Good location, great landscaping. Residents are a bit worn, 12 yrs . My apartment was in shambles when I moved in. It took about a month to make it livable, so basically, I was living in a construction site.

My neighbors are very friendly and I enjoy living on the ground floor because of arthritis in my knee and hip. I'm sad to say I would not be able to manage climbing the stairs, especially with groceries. (I live alone.)

I love my space here as well as the community (the people I've met). Everyone has a dog so if you have a dog, it is very easy to meet others. I like the holiday parties as it gives you a chance to have good food with your friends. The best part is the location since we are near lots of great places and in a lovely neighborhood, but we also are right near the wooded area where we can walk and feel connected to nature.

The apartment layouts are very spatial and nice. The greenery and nature outside provide the perfect apartment view. The pool is beautiful and community residents are all very kind.

Great place to live. Better pricing than most places and still very close to everything you’d want to be near in Wilmington. There’s construction going on nearby but once that finishes up it’ll be a nice little secluded neighborhood in a great part of town.

We moved in just over a week ago and we have loved it so far. Moving in was an easy process and I love how much room there is to walk my dog. It’s also very nice that there aren’t parking passes so we can park anywhere and I haven’t had to search for a parking space yet. The people are friendly and so is every single dog last night which is important. I also feel very safe here!

Apts are dark and small. Everything, appliances, etc; is at least a decade old. Not kept up. Gym is tiny with old equipment. Pool is shallow. Pet friendly means dogs barking 24/7.

Great area. Great apartments. Great cleanliness. Please keep rental costs down as you are able. There have been a few bikes stolen so might need to beef up security.

I moved from out of state with place unseen. One of the main reasons I chose this place was because of Ray! She has been extremely helpful, prompt , professional and kind. I am so happy with my decision. The property is beautiful and well maintained. I love my apartment and the location.It is very quiet and I feel very safe. Love the amenities. I highly recommend.

I absolutely LOVE living at Headwaters! The community is STUNNING, with several ponds, a large lake behind my apartment, trails from Headwaters that weave through UNCW and throughout Wilmington, beautiful landscaping and luxury amenities (the pool is resort style). We are only a couple miles from the beach, too - an easy bike ride away. The staff is very attentive and friendly (to us and our fur babies!). The maintenance staff is quick, professional and friendly as well. Floorplans are super open, lots of natural light with upgraded appliances and features - definitely worth the rent. Nice bonuses are the trash pickup 5 days a week, the doggy pick-up bags/stations throughout the complex and the bagel Fridays, pizza parties and mimosas! The gym was just upgraded, which is great and the clubhouse is gorgeous. I literally can't say enough about this complex - best apartment living I've ever experienced! I've already referred 2 friends here :)

Going on my 4th year living here.. Its a beautiful oasis…. Between the rich and vibrant landscape of beautiful flowers and a mix of palm trees as well as aged trees gives this Headwaters Community a step up verses other apartments community in Wilmington.

Headwaters is a comfortable apartment complex. It's clean and quiet, it's well cared for by maintenance, and near much of what I need. It's also a quick, easy drive to the ocean where I love to walk in the morning.

Headwaters is a well maintained, quiet community with access to the Cross City Trails and plenty of green space which is why I chose to call it home! The move in and leasing process was seamless and easy and the rental staff was super nice and answered any questions I had!
