First I want to start off saying the actual management team is fantastic, prompt and polite and all my complaints aren’t on the management team but the howthorne corporation. From the day they took over they raised rent by 30%, they increased a forced valet trash from $2 to $20. They then increased trash revenue but then removed ALL the DUMPSTERS. I’ve got to take a 10 min trip to throw my trash away. I asked about it and was told “it’s the residents fault, they removed it because the residents sometimes don’t put things in the dumpster.” So their solution is remove the dumpster because some how that’ll make things cleaner???? Sadly we just resigned our lease right when they took over. Definitely won’t be resigning

If I could rate this apartment complex, it would be a "3/4" out of "10" and this is high only due to the location of the community. It is located near the highway [which is super convenient]. This number is also based on the style of the apartments, which are not bad BUTTT it is not worth the price, apartment issues and the level of stress you will experience dealing with the leasing agents. I will be moving soon to another place because i am highly disappointed & does not reflect the luxury living you are paying for
Cortland management has provided excellent customer service. They were extremely helpful and flexible with our move-in experience and continue to provide consistent service to this day. The apartment was in excellent shape when I moved in. The amenities Cortland offers are stellar. And this is a pet-friendly community. No complaints. Service is done quickly. All of the technicians are very helpful and friendly. They go above and beyond to help with an issue. Front desk is flexible and helpful.

The worst place Ive rented from and roaches occupied ny apartment before I could move in despite being told it was Newly renovated.

Mikhail was amazing. I had a short time frame to get an apartment and he got me approved quick. He kept me updated during the whole application process. I recently moved into Cortland Davis Park and absolutely love it. As a younger woman living alone, I feel extremely safe - something I was worried about at a lot of other apartment I looked at. While the rooms are big and the apartment has a nice layout, dealing with bug issues from the moment I moved in this apartment is not worth it. Do NOT move in here. You will regret it. I would rather live in a small place than dealing with the bugs issues that I have dealt with. Also, if security is a concern for you, don't be fooled by the stairwells that you need a FOB to enter, this stairwells are rarely locked and anyone can walk right up the steps
Worst experience with an apartment complex ever. Do not stay here if you want to feel valued as a tenant.
If you are looking for a home feeling thatn Cortland is the place to move into. From the appliances to the layout of the apartment it truly feels like a home.

The management frequently gives zero notice for needing access to the apartment for repairs or inspections or whatever. I expect a few days of notice for these things. Its pushing me to move somewhere less intrusive, or just buy my own home.
I enjoy living at Cortland. My apartment is spaceous and gorgeous. The property and grounds are well maintained.

Good inexpensive place to rent, but don't expect the management to fix any appliances.
Cortland at Davis Park is a hidden gem. The layout is great and the apartments are spacious and well maintained. They keep the grounds and exterior clean and the landscaping always looks nice. The maintence staff are very friendly and courteours. I have enjoyed my stay here so far.

I'm a big fan of any community events held, especially if there's free food involved!
Looking for a place to stay, Southern Oaks has a friendly community with lovely apartments.
Overall a very good apartment complex.

Very poor management.
I have lived at Southern Oaks for 1 1/2 years. Love the location to highways, stores and restaurants. The airport is less than 10 minutes away. The maintenance crew is awesome, very quick, friendly and thorough.The office staff is always very helpful. I am looking forward to the updates the new owners are making just hope it doesnt come with a big rate increase. A nice place to call "home".

The maintenance guys are amazing as well as the office staff. Everyone's always very helpful. They're always super fast responding to any of our requests.

This is a nice, well maintained complex with a very attentive, and courteous staff. I would highly recommend anyone looking around this area for a place to live, to visit this location before making a final decision.
This complex is ok. It is a safe neighborhood and the grounds are pretty. Dog waste is left around, the grills are usually empty, the gym and clubhouse are not accessible for indeterminate renovation time.
We have lived here for 2 years. We have enjoyed the great set up of the Southern Oaks community. Lovely floor plans, great location, ample parking and more!
Tennis court or running tracks nearby would be great!
I have been living here for alittle over a year. My experience here has been great so far. Very friendly, helpful staff. Looking forward to seeing what the new owners will bring to this living community. Hopefully not higher rent. Love the location in RTP and I feel very safe here. Wish there were more community events at later times or weekends for those of us who dont get home till after 6pm.
Southern Oaks at Davis Park under the ownership of Cortland is wonderful! They come out right away to do repairs and they really care about the teants.
I have been living at Southern Oaks since December 2018 and my experience has been wonderful. The apartment I have has all of the amenities you could want and is a pleasure to have when I am not working so I can relax and enjoy my time at home. The workers I meet from time to time are very friendly and courteous in addition to the leasing office personnel. I have only had one small problem that was fixed immediately and I was extremely satisfied with their work. Overall I would highly recommend Southern Oaks to anybody looking for a wonderful, safe and healthy place to live. Many regards.
I've lived here for 3 years and have lived in a studio to a 3 bedroom. Lots of space and clean apartments. Everyone is friendly. Very clean landscaping as well.
Best location in the RTP for accessing I-40, I-540, Hwy 55 and Hwy 147/Durham Freeway with easy access to points north, south, east, and west. The project is within 2 exits of RDU International Airport. Convenient to employment in the RTP, state government, UNC, Duke and NC State Universities(this is why this region is known as the Research Triangle) Great schools, good shopping, easy travel and the best square footage for the dollar in the market!!

Other than the location close to my job, I wouldn't recommend this place simply because of the residents. My neighbors are not friendly and are too loud.
Before you move in, be mindful of road noise. Horrible people drive their excessively loud cars and motorcycles through the intersection. Sometimes they backfire. The blast can make you jump. Sometimes they will have literal races at midnight. It can happen at any time of day or night. It's worse than living next to a train track. It will increase your stress, unless this kind of thing doesn't bother you. The Durham police don't seem to care at all.

The only drawback currently is noise from construction of an apartment complex adjacent to us, which hopefully should be completed in mid 2019.
