Property Ratings at Harmony at Surprise
This property is amazing and so is the office they are very friendly helpful and thoughtful. Celicia the manager is very caring and all around amazing person the property is always clean and well taken care of! Overall so kind and attentive during my tour, made sure I was understood what I was looking for, and helped me find the perfect apartment for me. 10/10 would recommend!!
My family started showing symptoms of being sick in February. I found mold in the hvac system in my apartment and the management did not take care of the problem. I followed all legal requirements in order to get out of my lease due to their refusal to provide alternate housing or provide an inspection of the property. I paid for my own inspections which came back positive for an extreme amount of mold spores and bacteria and provided them with one copy of one of the reports. I received no communication moving forward and now that I have moved out and followed my legal right to terminate the lease they are charging me $3500 lease break fee. Management lacks professionalism and communication skills.
Similar to other reviewers, this was a complete bait and switch. I signed for a renovated unit, and all that was changed was flooring/carpets and cabinets. The baseboards are scuffed up, and clearly have years of paint layers on them. The trim is in similar condition. The outlets are old and aging, many of which are loose and can't hold plugs anymore. One odd smart plug is in the middle of the common space. The cabinets and flooring they chose were cheap, with the cabinets already flaking upon move-in in several spots. The aging HVAC system combined with dirty vents don't allow for friendly electric bills either. The apartment and complex lacks any sort of modern or smart home features; unlike all of the other complexes in the area. The 'luxury' tagline should be stripped for the state of the apartment alone, but the community itself is just as bad. The dog park smell is so foul you can smell it when you park your car or walk to get your mail. The gym equipment is very aged, and the cheapest/most economical options of everything. Not to mention how the cardio equipment oddly overlooks the pool. Gated community? Only some of the time. More often than not, one of the gates is malfunctioning and just remains open to all. The coup de grace to all of this is the mandatory Cox internet. Do you work from home or rely on regular access to internet? You'll suffer through speeds as low as 5MB, wired in, during peak periods; even when paying for the 1000MB speeds. Avoid this place and go for any one of the newer and more modern complexes in the area. It's clear the property management company doesn't have their tenants in mind during these renovations; and only care about the bottom line.
There has also been people breaking into cars recently as of this week and not only that but someone tried breaking into our apartment and took our screen off of our window. I have to say I feel so uncomfortable and so unsafe at this complex. I feel like there is no security or concern for the safety of residents within the complex. We've ran into issues back to back here. Not only that but I paid cleaning fees on the day we moved in and counters were covered in dust and it looked like nobody even cleaned. Aside from that I have noticed my rent continues to go up even though we were sealed on a specific price point when moving in of course with the slight changes in utility usage but my rent has gone up almost 200+ each month I'm here. Lastly the day we moved in there was shelves not even put in cabinets and it's a shotty pain job on everything you can see where they just painted over things and called it "renovated" I'm so disappointed in this complex and I'm always in concern of my safety we use all three locks on our door even during the day if we're home.
This is what the property website had Apartment Amenities Newly Renovated Apartment Homes with Quartz Counters (just because you paint something doesn't mean it's new) Stainless Steel Appliances with Ice Maker (broken) Modern Kitchen with Over-sized Countertops (Electric range that takes forever to get hot) 2” Faux Wood Blinds (That break when you rotate them) Soaking Roman Style Bathtubs (No we have a shower/bath that is barely 30 inches wide and 15 inches deep) Large Walk-In Closets (This is true) Wood-Style Plank Flooring with Plush Carpeting (Um no you put wallpaper on the floor like this is an RV) Full-Size Washers and Dryers (but the water is backward if you want to run it hot you have to set the dial to cold) Large Private Patios (wide enough for 3 chairs but you're legs are pressed against the railing) The walls are so thin I can have conversations with my roommates. The doors are backward and they don't latch. The front office doesn't do much in regards to noise complaints if we don't know which apartment it is they will send out a bulk email. The security gates keep breaking and stay open days at a time. Our apartments feature 9” ceilings with crown molding (no they look like a paper mache volcano) We were told that there would be state of the art security system all we got was a second deadbolt. We complain to the front about one of our neighbors driving around at 11pm with his music booming so loud that it vibrates the buildings and they can't do anything about it. My mom is a light sleeper so this place is torture for her. We can hear our neighbors ever step upstairs like they are elephants.

I have lived here for only a few months but I haven't had any complaints yet. Leasing staff is easy to work with and talk to when/if you have any issues. The only reason I gave 4 stars is because of the price of rent here. It is very high in my opinion since I am a single mom of two. But you do get 2 beautiful pools and a gym. The grounds are kept pretty clean and it's all being upgraded. Other than a few noisy neighbors a d high rent, I feel this complex is a great place to live.
We have been living here since January 2019 and so far so good! The other pool isn’t as exciting and is not very clean. The grill area is very dirty most of the time. However, the staff are wonderful and the new property manager is making a lot of positive changes to fix these issues! Overall, I am loving the apartment and resort style pool and amenities.
Apartments are located within minutes of surprise park.very quiet apartments and always maintained very nicely.the gym dog park and package room is a nice extra to have.very peaceful environment and I always feel safe and at home.
So far I have been here about 2 weeks and through the whole living in process it has been pretty smooth sailing thanks to the staff and my apartment is in pretty good condition. The staff has taken the time to help me with any and every question I have had and have been super helpful! I moved in and the renovations they have done are outstanding!
Great place to live, especially if its you're first time living on your own . Management is welcoming, nice and caring. Maintenance is always on time and get the job done right the first time. Just overall fantasy place to live.
I have lived here since the beginning of 2018, and I couldn't be happier. Not only is the staff incredibly friendly, but the apartments themselves are perfect. The pools are being redone and coming along great. The gym is small but has the basics of what I need. I have never had a problem with noise or a problem with parking. All of my neighbors have always been friendly, and I have noticed there is a wide range of age groups (not just college students or just families). The maintenance staff is quick and on top of things. I have walked in with a request, and within the hour my problem was looked at and solved. One of my favorite things about Harmony at Surprise would be how knowledgeable the staff is with the apartment complex and their residents. I always feel like the staff knows and cares about who I am, VS just being any ol' resident. I did lots of research before choosing an apartment, and I definitely love my choice! If I could give more than 5 stars I would.

I've lived here for just over 3yrs and I love it. It is located perfectly in an area surrounded by all you could want for your family. At least a mile from all of the amenities a family could want... baseball stadium, public rec center,public pool, huge park,nice public library, and many options to dine and shop. All within walking distance, as well as great schools! The manager takes great care of our concerns and our safety.
This place is to small for what we are paying. There is not a whole lot of storage space which makes it even harder to live comfortably. On the up side the office staff are very friendly!
Me and my friends celebrated pur labor day barbecuing down at the pool. It was so nice and so much fun. Love this place
Harmony Apartments have a great layouts. Our 2 bed 2 bath is perfect for roommates and entertaining friends. There are wonderful restaurants nearby and shopping too. Views from the 3rd floor are amazing.
I've been living at Harmony with my family for 7 years now. It's a very clean and quiet community, which is what we love. The leasing office is always changing but everyone is always very friendly and attends to our needs. Rent is a little pricy but worth it in my opinion.
