Property Ratings at Grove at Orenco Station
Stay away from them. The quality of windows is so poor that if you have a road facing house you will get so much road noise that you won't be able to sleep peacefully. The ventilation and exhaust in the homes is poor and then they charge you for any smoke marks on the walls to the tune of 100s of dollars. When it comes to move-out these people are a big rip off, especially they will put all sorts of unreasonable charges even after you return the apartment spotlessly clean. They basically expect you to pay for preparing the apartment for the next tenant, without considering that if someone lives in a house for years there is natural wear and tear and it is cost of doing business for the apartment owner to restore that house to be ready for the next tenant and not the responsibility of the previous tenant. I have heard similar experience from other tenants who moved out. This is coming from someone who has rented 7 apartments across the states and never have I seen anything unethical like this. Overall a very bad experience.

All move-out procedures and potential associated charges were clearly outlined within your lease agreement. You'll find it is not uncommon in the multifamily housing industry for some cleaning and repair costs to be owed at move-out should the condition of the unit warrant it. STAY CLEAR OF THE GROVE AT ORENCO STATION!!!!!! If you asked me two years ago I would've said, if you can afford it definitely move into Avana at Orenco station... beautiful location, friendly staff (shout out to the old management and maintenance team !), and a very clean, well kept up environment! As soon as the management changed about a year ago and changed to The Grove at Orenco Station the pool has turned green, the club house restrooms are dirty, the soap is always empty, the water is always turned down so low it trickles down, the water was turned off completely for over a month with no warning to the community (tenants) , the fitness center is dusty/equipment is ruined, no help from management if you have an issue or it takes days for a response, not to mention the management is unorganized and rude barley ever even in the office i.e. the office is always "closed". Every bad review left is all true and all the good reviews are what was said about old management. When you move out they will charge you well over your deposit with no real evidence to back anything up even if you leave it in the best condition possible and will most likely ignore you until you have no choice but to pay! THIS ESTABLISHMENT IS HERE TO TAKE YOUR MONEY while they do the bare minimum and they do not care about there tenants what so ever! There are plenty of other great apartments near by at the same price or even better I would 10/10 recommend going to one of those locations! Don't believe any of their responses to reviews about how they are sorry "your experience here has been anything short of exceptional" everything they say is a lie, don't believe them and do not waste your hard earned money here! And if any higher up management is reading this i think its time you all do something about the management team here at the grove ! As soon as you walk in and meet with the assistant manager you will know exactly what i am talking about, in the first 5 minutes the professionalism will be thrown out the window. I cannot convey all of my frustration with the new management team, i have been fooled by them and still no response. This location does not take any responsibility for their actions nor do they show any respect for their tenants. I repeat again STEER CLEAR OF THE GROVE AT ORENCO STATION, NEW MANAGEMENT IS TERRIBLE!!!!!

Living here is a wonderful experience! There is no shortage of apartment complexes nearby, but this one is absolutely perfect it's close to Winco, spacious, next to multiple bus lines (and the MAX, if you're able to walk), and has free parking! Plus, you get private storage on your deck, and it's a good size, too! If you're not a super social butterfly (like me), this place is so quiet that it almost feels like a standalone home rather than an apartment unit. That'd be my only thing for potential residents to take note of: if you like flourishing neighborhoods and super social environments, a more close-knit community might be more up your alley. Great place to live!

The property is very clean and kept up. Office team is almost always available by phone, or walk-in for questions. They are always pleasant and helpful. I had a maintenance request submitted online and was fixed within a day. Apartments are newly updated and have nice, clean features.
