Granite Valley is awesome! Nice townhome, plenty of parking, have our own garage and patio, quiet neighborhood, and super helpful, responsive management. For real, they are amazingly kind and communicative and address issues so promptly! Couldn’t ask for better!! I really appreciate the little things about our place too, like a detachable sprayer on the sink, and good ceiling fans that don’t rattle, plenty of windows to let in light, and lots of storage room in the kitchen and closets. I have a kiddo and absolutely appreciate that sidewalks are safe and well maintained for her to ride her little bike on, or color with sidewalk chalk. Definitely check it out!

Granite Valley Apartments has truly been the best place I’ve ever lived, and I mean that wholeheartedly. From the very first moment I moved in, I felt welcomed and at ease. The property is peaceful, well-maintained, and an ideal environment for families. It’s a place where you can relax, knowing that any maintenance issues will be addressed promptly by an incredibly efficient team. While the apartments may be a little older, they’re cared for with great attention, which makes all the difference in creating a comfortable home. One of the most remarkable aspects of living here is the sense of community that’s fostered. The management team goes out of their way to host thoughtful events like giveaways and even posts "first day of school" signs for families to take pictures with. They bring treats for us and keep the atmosphere lighthearted and warm. It’s these little touches that create a special bond among the residents and make you feel truly appreciated. But what really makes Granite Valley stand out is the leasing staff, Brittany and Marisa. I can honestly say they are two of the kindest, most genuine people I’ve met. They’re always willing to go above and beyond to help tenants, and I’ve truly felt like they’ve taken me under their wing. I stop by the office at least once a week with my dog, Cozy, just to say hi, and they’ve made us both feel like part of the family. Cozy even gets treats from them, which is always a highlight of our week. Living here has been such a positive experience, and it’s not just about the apartment, it’s about the people and the sense of belonging. I’m incredibly grateful for everything this community has given me, and I truly recommend it to anyone looking for a place where they can feel valued and at home.

Very well-maintained apartment at a prime location. The leasing staff managers , Marisa and Brittany are truly wonderful and the maintenance staff are very responsive too..They immediately attend to any of our needs such as repair work or services in no matter of time. we lived here close to 3 years now and throughout the experience has been top notch. the location is in attendance zone for some good middle school and high schools too!

We stayed in Granite Valley apt 2 br townhome before moving to our house. The apartment community is ideally located at short walking distance from hyvee dollar general , unity point clinics . Also close to other points of interest . 2bhk townhomes are ideal size of couple or family of 3. We had great time staying here.

Granite Valley has been the best place I've stayed by far! The ladies in the office are extremely kind and very helpful, We have amazing neighbors and its a very peaceful environment! We love to call Granite Valley our home:)

The apartment complex, while big, is very quiet. There aren’t any loud noises, it’s nearby many needed place, the staff are quick and respond, very kind and helpful. I’ve had a great experience, and they’ve been very welcoming and understanding. The apartment was very nice moving in. Definitely recommend the place and the community/area.

Sad to be leaving soon! They always keep it nice and so friendly. You won't regret choosing Granite Valley!

Granite Valley Apartments have been home away from home. For the past 18 months they have taken care of us as family. Marisa and Brittany are always there to address our concerns and the maintenance staff is very professional and prompt. Special mention for Ed who is an absolute master of his craft and there is nothing under the sun that he can’t fix :) Their manicured lawns and children play area and the bbq areas are the go to spots during summers. It’s bustling with life and we loved our stay in GVA.

The staff were super quick to respond and always gave helpful answers during the process of signing a lease and moving in. Anytime there has been a maintenance issue, they always respond quickly and take the issue seriously. It's easy to see that they love the work they do, as they put in a lot of effort into making this a great community. I would recommend living here to anyone who is looking for a place to settle down in Cedar Rapids that's affordable, worth the price, and a great spot.

I, as anyone would, would be scrolling through the reviews of a potential place to continue your memories in. A place you can call home. Granite Valley, I truly can say is home. The staff are amazing people, they are on top of issues you may have and are always willing to work with you to resolve any problem that may come up. The townhomes and apartments are beautiful and super spacious! The pictures and even touring the places available here doesn’t do justice to actually living here and calling it home. The community itself is also beautiful, very well taken care of. Thus why I give Granite Valley 5 stars because they very much deserve it.

We have lived in Granite Valley for the past 2+ years and it has been amazing. The staff are very helpful and comby to fix whatever the issue is quickly. The location is in the Linnmar district and is close to plenty of stores. Thank you to Marisa, Brittany, Ed and all the other amazing staff that has helped make our stay so pleasant!

After nearly 6 months at Granite Valley, here's a few things I can tell you to count on: 1. The location is excellent. It's a quick connection to Blairs Ferry/Collins and a straight feed onto Boyson, which itself is a calm, easy two lane road giving backdoor connections to Center Point Rd, 380, Marion, and other major thoroughfares all while avoiding heavy traffic. While C and Boyson is a busy intersection, getting in and out of the property happens smoothly. Two wonderful trails within two miles as well, Cedar Valley, and Boyson Park, which I especially love since Boyson runs through several more parks all the way to downtown Marion. While downtown Cedar Rapids is a bit of distance, Mercy Medical keeps an emergency room just 2 miles down the road on the other side of 380. Quick access here and there, yet nestled in its own retreat. Probably a perfect location for Rockwell Collins employees, I'd imagine. 2. I've genuinely never received similar quality of service at another property. Check the comments; Brittany and Marisa have a reputation, and as someone with over 10 years customer service experience myself, they live up to it 100%. I've only ever had a few issues, fast responses, and an easy going "problem solved!" attitude when I've needed them. They send out occasional emails with a notice, a suggestion, a contest, just occasional thoughtful things. The maintenance guys, Ed and Zach, also make quick work of matters, and their calm, relaxed attitudes make their work look easy. Pretty capable bunch! 3. Neighbors are calm and easy going, community is very family friendly. They have some decent gas grills for public use (all hooked up and ready to go!) at the picnic area, a playground, a dog park, an exercise area, and remote controlled garages. There's plenty of area within the property to ride a bicycle around or go for a little stroll without having to leave, but there is a whole shopping center with restaurants, a dentist, and whatever else you need quite literally across the street, although an additional traffic control or crosswalk would be nice. You don't need to get in a car if you forgot to grab a few groceries, however, as there are options right next door. The kitchen is a little smaller than I'd like, and the unit could use a few minor updates, but otherwise it's a spacious floorplan with great appliances (and large walk-in closets!!) and if you need something, they'll take care of you.

We have been staying here from 2021 to 2023 for exactly 2 years. This place is more safe, good neighbours, understandable leasing managers and excellent maintenance crew group. This place was more convenient like home and we need to move out of this place due to my job location change otherwise I would have been stayed here for long. However still 24 months in a single apartment with more satisfaction is more heartfelt. Leasing managers are more understandable and hear your points/feedback/ideas and implement them if necessary. Maintenance crew group is always professional well trained and know what to do for any particular type of service requests. Many times, I called emergency for issues with hot water, heater or A/C and all the times, the response was timely and great satisfactory. I don't want to keep writing about them. Just the last one, many apartments takes your money as part of maintenance, cleaning or some blame reply like carpet cleaning, wall painting, clean apartment kitchen or bathroom amenities. But in Granite valley Apartment, I got back my Security deposit amount as it was deposited during my initial move-in.

I lived in Granite Valley Apartments between 2021 and 2023. This is one of, if not the best rental communities in Cedar Rapids. It is a quiet, safe, and clean community with spacious apartments and townhomes – a great place to live if you’re a young professional like myself or have a small family. It is conveniently located at the corner of Boyson Road and C Avenue NE. Within a short walking distance, you'll find a Hy-Vee store/pharmacy (where you can drop off clothes for dry cleaning!), a Dollar General store, and a convenience store/gas station. It is also across from a strip mall with a number of restaurants and a barbershop. The property is close to two bus stops on the same line, providing easy access to nearby Lindale Mall, Blair Ferry Road, and connecting stops for other bus routes. Additionally, it's a short drive from Collins Aerospace, making it a convenient location for professionals who work at the company. This was my first time living in a townhome, and I loved it! It was clean, spacious, and equipped with a washer/dryer (super convenient!). I had always lived in apartments with secure access, so I wasn't accustomed to sleeping upstairs while the entrance door was on ground level, but I quickly became comfortable with it. One of the standout features of this place is how well it is maintained. The backyards are always beautiful year-round, and the maintenance support is top-notch – they are available, responsive, prompt, and complete tasks with a smile. They conduct routine pest and maintenance checks, which shows how much they value keeping things in top condition. Beyond the tangible qualities of this place, having a well-managed property that you can trust is crucial. Marisa and Brittany were incredible. The property management is on-site, and their door is always open. They are responsive, prompt, kind, and inviting – the Iowa way. If you have a concern or question, you can easily reach them via email or stop by their office, and they'll address your issues promptly. I even recommend stopping by their office for a social visit – I certainly did. I highly recommend this place!

I've really loved living here. The staff is always reliable and helpful, and the maintenance crew is also very responsive which I appreciate. The cost might be a little higher than average, but the amenities are great. The area is also fantastic!

This property is in an extremely convenient location in Cedar Rapids. It is well-run and the staff is very friendly and responds promptly to your needs. We especially appreciated the flexibility of a short-term rental, as well as the options for a washer /dryer and garage. It was exactly what we needed during the transition between homes.

We greatly enjoyed living here for a year, and would have stayed longer if it worked with our current work situation. We moved from out of state, and felt that most landlords did not take us seriously or did not want to work with us. Granite Valley’s team was not only extremely polite and helpful, but also they worked with our changing timeline (24+ hour drive) and made sure we were able to get the keys and get into our apartment even though we got in late at night. The maintenance staff were also incredibly helpful, responsive, and kind. Everyone was happy to meet our dog, and she loved the enclosed pet area. The location is near to the Lindale mall, and a great walking trail up Boyson. Will definitely recommend to friends.

The people that work here couldn't be any better. They truly are what makes this place so great. Good location and great looking grounds - the maintenance team always waves and says hello when on the property. The office team is busy, I am sure, but they always make time to chat a few minutes whenever I stop in - and make me feel important! They do fun activities and giveaways - they are fun to watch on facebook. You can tell the staff loves their jobs and they are like family to each other. If you are looking for a place to live - don't hesitate to sign up here. They may be a little more expensive then other places but worth it.

Hands down this property has the best staff. The maintenance team is always out working on task, cleanup and just always busy. The assistant and property manager are truly one of a kind. They are full of so much positive energy and always looking for ways to keep the community engaged with contest, events and through their social media. They are so friendly and always willing to assist with just about everything. If you're in the market for a place to call home, whether temporary, awhile or for life, I would make this your second stop. I say second because if you visit another place in town and then Granite Valley, you will see EXACTLY what I am talking about. They are superior in all they do here. Good luck with your search!

Granite Valley Apartments is a good place to live honestly I know very good the management is super for everything. Very clean organized and super maintenance. Always on time when you need them.

I've rented my entire life. I love the freedom and flexibility, and not having to shovel snow, or mow. This apartment complex lives up to their claims. Management is responsible. Maintenance is timely. Do yourself a favor and rent here. They take care of you! K. Carter
