Pearl is a rapidly growing city in Rankin County, located on the east side of the Pearl River. Residents living in Pearl enjoy being close to many family-friendly attractions, including those in neighboring Jackson.
Trustmark Park is the home stadium of the Mississippi Braves, which are part of the Minor League Baseball association. It’s an excellent spot to take the whole family, plus it is right next to the Outlets of Mississippi shopping center!
At the outlets - which make up the Riverwind Shopping District – brands such as Ann Taylor, Torrid, and Nike live here as do tons of restaurants. Just minutes from the district is the Mississippi Children’s Museum, which provides kids a fun environment where they can learn about science, art, and history.
On the weekends locals enjoy heading out to Zoological Park to visit the animal exhibits. Students of Jackson State University have only a short commute to class, making Pearl the ideal location for them.

Property Ratings at Grand at Pearl
We moved to Grand at Pearl about a year ago. The process was easy, but there were some things that needed to be fixed in our apartment (at the time of move-in). Those things weren’t fixed (minor problems like re-caulking, etc), but I can say, any other problems we’ve have had, they’ve fixed. Our mailbox didn’t lock correctly. I put in a work order and it was fixed right away. I got my dryer delivered from Lowes and the guy from Lowes told me to call maintenance because a piece was missing (that was supposed to be provided by the complex), and maintenance ended up installing my dryer. I do hate that the communication is sometimes short notice. Otherwise, you get used to it. My neighbors and I mind our businesses and it works for us. It’s not perfect, but it’s great for the price! There’s nowhere you can find such a spacious three bedroom apartment for the price we pay (in a somewhat safe neighborhood).

I would never recommend these apartments to anyone. I value communication and Grand At Pearl fails to communicate with everything. They don't respond to phone, email, nor service request. It's honestly a good location to live, but it is poorly managed. I've had several complaints to Ms. Gwendolyn, but she doesn't seem to value her residents. At least not us from our experiences.

Been here for 3+ years. Never have any issues. Maintenance is friendly always wave when they see people. The two young ladies in the office are sweet and friendly. Greet you with a smile. Didn’t know we had a new property manager??. But love it here!

I've never lived in a more cockroach prone apartment. I hate it. Seriously I do everything I can to keep them away. I dont leave good out, I put out glue traps, I keep the house clean. Nothing works, they're all over the cabinets in the kitchen. Neighbors are inconsiderate by playing bass shaking music anytime day or night they feel like it. Landscaping starts at 7am right outside your window so hopefully you dont work a nights job. Trying to get actual maintenance done is based on persistence since they'll sometimes close your work ticket without looking at anything. At least this place gives you perspective and reminds you why you'd rather live in a house.
The pictures are decieving. They TRY to make it seem like these are high quality apartments but they aren't. Pictures show a revonated space however mine isn't. The apartments are run down and need to be revonated especially for the price! Issues with mine: door locks on backwards, walls painted poorly, shower floor squeaks very loudly, not enough parking, vents facing the wall, sections of carpet cut up to remove stains,doors stick badly(either they open or don't), old old appliances that have trouble working, the floor boards in the space need to be replaced bc they are coming up under carpet! The driveway entering the complex is filled with holes that they fill every so often. When they need to just redo the whole drive! IT IS NOT WORTH THE MONEY. FOR THE PRICE YOU CAN FIND A BETTER QUALITY IN THE AREA.
Take your money and go somewhere else. Staff is so unprofessional and you will get nothing done in a timely manner. They will however, go up on the rent and try to fine tenants for their own negligence. I am soooo happy I left that place. They did so called renovations, but it was ultimately putting lipstick on a pig. They did not fix the inside of the apartments, only wanted to make the outside look good to lure new renters after they went up on the rent so drastically, forcing a mass exodus of tenants that had been there for years.
Been living here about six months. The management team seems nice have not had any problems so far. But the walls seem thin can hear my neighbors more than expected.
