Property Ratings at Graceland Gardens Apartment Homes
The place is filthy and has many problems like broken water pipes and loose outlets. People using the laundry room don't obey the rules and then when you have to remove their clothes from the dryer so that you can get your own done, they start screaming at you. The inside parking has overflowing garbage that you can smell and it's not good. If you do decide to take a chance and rent, be careful to make sure everything works, because you will be charged for the things that never worked when you eventually move out.
Building it outdated, and the heating and cooling is a joke. The apartment manager will make it a point to keep your security deposit and also charge you ridiculous amounts for things the security deposit should cover. Don’t be fooled my the price, this building isn’t worth the headaches.
The pool hours state it's open till 8 however the so called caretaker feels he can lock it anytime he wants there have been times it's been locked at 6 and 7 PM. The manager isn't here as much so office hours are incorrect underground parking is small if bigger vehicles are in there makes it hard to get in and out . The free heat is nice However our apartment gets so warm we are opening windows even in winter. The ac is small well unit in living room and does not do much for cooling down the rest of the apartment so the bedrooms get very warm.it is next door to a school however beware of the school that's a whole nother post. Also complaints have been maid about pool and yet just get told rather it close early then late. Other issues as well cant wait till lease is up and can move.
I have lived in a one bedroom apartment here for three years now, and could not be more satisfied. This is a very well managed building, and they are very strict about their many rules. But if you like quiet living, and a quality of life, this place is perfect. It is my view that the rent is reasonable; especially when you consider that the heat and cooking gas are included in the rent. The underground parking is reasonable and safe. There are security cameras everywhere. The pool is well maintained and warm, and seldom very crowded. They are constantly maintaining the building and grounds; the central courtyard is especially wonderful. The apartments are very warm and quiet. I have never been in an apartment building that is so sound proof; I hear very little in the way of TV noise or neighbors arguing. The air conditions are powerful enough to cool the apartments down quickly, but they are only present in the living rooms. I live on the second floor, and it is a very warm apartment; which I like, but others may not. The neighborhood is also very safe, and there is a very nice park two blocks East. (Lockwood Park) It has tennis courts, a first-class playground, and athletic fields for soccer and baseball. Overall I highly recommend choosing Graceland Gardens for your new home.
