Property Ratings at Germantown
My son tried to rent an apartment there. He didn't see it before paying as they had promised that his apartment would be ready. The place was nasty with built up grime and dirt all over. It smelled old and dirty upon walking in. The carpet and walls were dirty. Built up dirt and grime on doors and windows and floor boards. The washer and dryer had dirt and grime around the floor area and something inside the washer that had been left there. The stove hood was nasty where you have to cook your food. The place looked old and neglected. The entryway before going in was uncared for. The term for getting out of the lease was to get someone to take it without having to pay to move in. He never got moved in and never got his money back. Don't rent until you see what you are getting first. God don't like ugly!
This will be long, but it's worth the read if you're considering living here. I would never recommend this place to anyone EVER so please hear what I have to say. I've lived here for about a year and a half, living in one of the units they rebuilt from the fire. I would rate this place -5 stars if it were possible. If you are a college student looking for somewhere to live (like I was) THIS IS NOT THE PLACE. It is literally a roaches paradise. Like I'm talking roaches go here when they die. They are literally everywhere. I am not kidding or exaggerating in the least. This must be why they named it German town. They are more German roach residents than there are humans. Since November of 2018, I have had a serious roach infestation in the building I live in and they haven't done anything or communicated anything to me about doing anything. They just send "Rid-A-Pest" guys out and all they do is put some roach gel bait out, maybe spray a can of roach spray in areas where you tell them you saw roaches and leave after 1 minute. Last time that I'm aware they came was like 2 months ago and the guy put some gel bait around my kitchen and left within 30 seconds. They give no notices either just show up whenever. Meanwhile, I'm still seeing roaches crawling around all over my apartment. Walls, bathroom, one of my bedrooms, kitchen, everywhere. Even during the day. The most disgusting place I've lived at. I've never seen more roaches in my entire life. I've done everything in my power to get rid of them myself. Roach traps, boric acid, caulking every crack and crevice I could find and they are still EVERYWHERE. I keep my apartment clean so I know it's not coming from me. They are getting in from elsewhere. When the problem is coming from another apartment adjacent to yours there's nothing you can do. That's up to the management and they haven't done anything to solve it in the, what, almost 5 months that it's been an issue. As far as I can tell it seems to be actually getting worse. I'm considering calling the health department and seeing if they can do anything or come do an inspection that's how bad this is. In summary, don't live here unless you want to have a bunch of roach friends. I can't wait until my contract is up. I'll be out of here faster than the roaches that crawl around in my apartment.
The apartment is a great and cheap place to stay while in college. It is less than a mile from the University of Central Arkansas. Very nice people run it and any issue you are having they will fix it as soon as they can! It is a very quite and nice place to study. The only issue is space, like any apartment it is just very small
Management is great! Maintenance is great! Price is great! Location is great! Amenities are great! Everything is great here at Germantown!
For the low cost of $405 a month for a one bedroom we have a pool, a clubhouse, and a fitness center all kept in great shape! Not only is the management nice, but bring them any maintenance complaint etc. and they will respond promptly. The location has several restaurants and stores within walking distance! Couldn't ask for a better apartment experience!
