Property Ratings at Gables Montclair
If you are considering living here, beware. We encountered three main issues: 1. Rats. During the year at Gables, rats were a constant problem. They were all over the property and management was always blaming residents for them, even though it was obviously management’s job to handle. Once, I was standing next to the trash compactor and counted 22 rats in a row run out. 2. Mold and poor fixes. When a water leak from upstairs caused water to pour from our ceiling, management did the bare minimum. They painted over the water marks and left wet carpet in our unit for days. When mold visibly appeared several days later on our walls, they simply came and painted over the mold. It’s a major health concern. 3. Poor communication from management. If they do communicate with you at all, it’s vague and unhelpful. They do not seem to care about residents, only making money off you. The pros are the location right next to Emory and the stoplight going directly into the complex, but the cons definitely outweigh the pros.
The onsite management is none existent unless they can try to pass their expenses onto you. They told me I had to pay to replace the oven because the handle was broken! I had even listed the handle on the move in inspection. I even showed them where to order the part, but was told that nope, they can only replace the oven at my expense. They also tried to charge me a much higher rate than they were offering online. All in all, they are terrible to work with and constantly lie or deceive.
Overall I’ve had a positive experience here at Gables. The staff is very nice and understanding, the maintenance team comes very quickly and has resolved all of my issues and the neighborhood is very safe, I haven’t had any problems with car break-ins or things being stolen. My only complaint is that the apartments are very old, and the amenities aren’t as nice as I would like for what I’m paying. I would prefer updated cabinets, hardwood, etc.
The townhomes are old and dated. The maintenance is trained to do the minimum and patch things up. The updates don’t work properly and no one cares to address the issues.
Really love the apartment and location. Lots of light and a pleasant balcony. Spacious and comfortable. Expensive though! I do appreciate the maintenance and the location and the comfort but they also definitely get their dollars out of you.
It is pretty good. I love the size of the townhouse that it has 4 floors. The room is really large and I can have my own closet and bathroom.
The upper floors in the townhouses are so affected that the AC/heater rarely works there in an optimal manner. I believe that is the design flaw. Apart from that, the property has value for money if you want a spacious place.
I love it here. It's quiet and the neighborhood is well manicured. The maintenance staff works fast. You don't have to call more than once. The complex is very nice.
Living here is comfortable, but some services here are confusing, like we haven't used parcel pending to receive our packages for 9 months yet and the leasing office told us to change the the fetch to receive our packages. We heard that the fetch would cause packages lost and they were not responsible for the lost. I hope we can use some more reliable services here.
It’s been great so far an Gables Montclair. The apartments are state of the art in a very serene environment. The leasing process took a while but I’m glad I waited. Love it!
The actual real estate is really nice but management and corporate is so bad and greedy. They are unresponsive, negligent, and so unkind. Wish there was also more community events.
It’s been an amazing experience so far living in the house. The leasing staff have been very welcoming. The house was in a very good condition when we were given the keys.

I love living here. The community is always clean. There are no kids playing outside during the summer. The community is quiet. Maintenance comes very quickly.
The units are old and the ac barely works. The washers are cheap and barely work. The office staff changes every few months and the community is very poorly managed.
Overall, I feel like my experience here has been 3.5 stars. The apartments are nice, although I am super allergic to the carpets, and the location is great. I don’t like that I never feel listened to when speaking to management, they make you pay to receive packages (which we were told we wouldn’t need to when moving in), and their amenities are not that great.
Difficult to get the “bonus” for signing lease. Multiple calls & discussions with concierge without resolution. Overall, the community is nice. Great amenities. Good maintenance.
I love the neighbors and how clean the apartments are always! Just wish we did not have black garage doors. Makes our garages so hot now! Thanks
I love it here. It is quiet. It is near a lot of eating places that you can walk to and the bus line is right outside the front gate. When you put in a maintenance request, they are here either the same day or the next day. Faster than anywhere I have lived before.
Living here is good, the transportation is excellent for Emory students to take the shuttle within 5min walking distance. The community is near the railway so houses towards railway can hear the sound of train passing by clearly, but rarely at night. The environment in the community is good except the recycle center is near the swimming pool and the smell, you know. The houses are good-looking and clean inside, the leasing office sometimes held activities to enliven the community. The fitness room is open all the day so that's convenient for people to work out there.
Great staff and responsive maintenance crew. I've always been able to communicate any concerns with staff and have had all questions answered in a timely manner.
I had my first maintenance visit to fix a few things and they were so professional and timely. I was impressed by the services and how quickly they resolved things.

Everything is great around here. Only wish there was more space inside the townhouses. However other than that the people are nice and neighbors are great.
Cars are constantly parked illegally with no repercussion. Also, the mailroom is a disaster. Neighborhood is relatively quiet. Maintenance usually responds quickly.
After serval months here, we can say that the property is quick on taking care of their residents! I would like to see more resident activities for the community.

Everyone is really nice and accommodating. Maintenance is very quick and I don’t have to keep calling the office if something is wrong. The apartments are updated and the grounds are well kept.
Love the living, any problems I have are handled quickly and efficiently. A bit pricy, but the security is pretty much unparalleled. Location is awesome.

DO NOT UNDER ANY CIRCUMSTANCES RENT AT THIS PLACE. I want to share our horrible experience with Gables Montclair. I am an incoming transfer student at Emory, and my two roommates and I applied for a 3 bed/ 2.5 bath townhouse here. Our quoted rent price was $3,180, and we were supposed to move in mid-August before the school year starts. However, after paying the $785 non-refundable application fee, we were told that our rent price would be increased to $3522 and that we would be moved to a different unit. They claimed that the unit which we applied for had never actually been available and that someone was currently living there. This was obviously frustrating, and after many phone calls and emails, we were finally able to come to an agreement on the rent and had it lowered. This was all good, until they randomly decided to raise our rent price again. They also moved us from a 3 bedroom to a 2 bedroom and changed our move in date to July instead of August. Of course, we will be finding somewhere else to stay, but please, listen to the bad reviews and don't ignore them like we did! Also, it is tough to get in contact with who you need to when you have an issue. I won't mention names, but one of our real estate agents and her managers kept misleading us and giving us the wrong information! I do not want anyone else to have the same experience that we did. Please, seriously reconsider renting at this place, especially if you are a college student, because they will try everything to take advantage of you. I will also contact Emory off-campus housing to let us know about our experience since we found Gables Montclair through their website and that's where other students can find them.
Do not live here. The rents have raised so much even though they have done ZERO renovation. I cannot believe how sloppy the paint job is, how disgusting the walls are. They care ZERO about what the inside looks like. They put carpet EVERYWHERE even in our front entry way. The tiles are cracked, the cabinets are rotting, the roof caved in, the basement flooded and they didn’t even replace the carpet. Rome was not built in a day, but gables was. DO NOT LIVE HERE!!!
They always quickly remediate our problems. The facilities are always clean. Maintenance staff are incredibly kind and accommodating. It’s a great spot and is right on the shuttle for Emory grad students/ hospital staff/ undergrad students

The staff at the leasing office is nonchalant at best. They would not resolve their problems unless you press very hard. The mailroom is a disaster. USPS could not get access to the mailroom and now all packages of this neighborhood are being held at the USPS facility. The Leasing Office refused to help, instead, they claimed that they did everything they could (i.e. a written note posted on the door of the leasing office, stating that the mailroom works fine, lol).
