Waubonsee gives renters a city-like feel without the liveliness. Waubonsee is a small rural neighborhood located 50 miles west of Downtown Chicago, and is home to Waubonsee Community College. This small neighborhood is also nestled between Downtown Auro, to the west, and Naperville, towards the east. This college town offers scenic views of Waubonsie Lake, allowing renters an opportunity to fish, boat, or run around the surrounding trails. There is plenty of recreational fun for families and friends, including tennis courts, soccer fields, and tracks. Local events take place in the community and are hosted by the Eola Community Center Park. The most popular event is Live and Uncorked, a seven-concert series. Luxury apartments and houses are located throughout the area.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Fox Valley Villages
My roommate and I were excited to find a place that had most of the things we were looking for: pet friendly, in-unit laundry machines. We were told after we moved in that some floor work needed to be done in our apartment instead of asking us to wait a week which would have been better for us, our cat, and them. We held off on moving some of our bigger furniture at their request in the floors were complete which was inconvenient and frustrating that we were already paying for spaces we couldn't use. On Tuesday of that week I had been told that the floor work was complete so we moved those items in. Then they called us again to say it's not actually done yet. The contractors came on Friday to do the work which took 7 hours (they left for 4 hours half way through). After complaining about this whole process to the property manager, Raquel, she offered my roommate and I a total of $60 for the inconvenience. I said that was insulting and came back with math showing our the affected square footage and the cost per square foot per day this had gone on. After doing their job for them, we got the fair amount. Then we kept finding increasing numbers of carpenter bees in our apartment. We asked for pest control to come in and were told they would be there on Thursday, they never came. I called and asked about it and was told that the property manager wanted to come in to identify where they were coming in from. We offered for her to come in while one of us is home (for the safety of our cat) and she basically refused. Then never scheduled pest control for us again (which we are paying for!). So far, I got stung twice, and my roommate got stung once. The most recent issue came up when I was harassed in the parking lot. After notifying the property manager twice about this, it took 3 days for her to respond saying that I have no right to expect safety on the property on which I live. It is not a gated community which means anyone and everyone can come in and onto the property but she immediately was defensive and accusatory like it was my fault or I was blaming her. I tried to explain that my intention in notifying them was to check if the vehicle belonged to a resident. The exterior doors to the building are always broken and if they were ever repaired would break again the same day. They need to be replaced. The back door on our building doesn't even close all the way and the front door is able to be pulled open.
Maintenance does not fix things in a timely manner, you will wait months, and when they do it is not done properly. washer and dryer was broken every month, you will not be offered a credit or compensated for going to the laundromat, maggots were found in the dishwasher that also did not clean properly and leaked, poor insulation, drains were clogged upon move in/fridge smelled, the hallways are always full of pet hair, when it rains the ceiling leaks, windows don’t close properly, none of the outside doors lock so expect solicitors, pool was not properly cleaned, air conditioning units malfunction or won’t come on, the radiator style heater almost caused the blinds to catch fire, ceiling fans shake profusely when on, overrun by squirrels that will eat at your car wiring. Do not recommend.
Been living here since June and there has not been anything good worth speaking about. The units they have advertised are not what they’re actually handing out. I moved here from across the country and couldn’t do an in person tour, so they sent me pictures and did a virtual tour of a unit that looked nothing like mine even though they said it would. The a/c broke the first time it was really hot and the heat broke the first time it was really cold. For a lease with pets, they make you fill out all this information about your dog and how they’ll do a dna test if need be to make sure people pick up after their pets; however, there is so much poop around the community that no one could possibly be getting in trouble for it. Also, if you’re sensitive to smoking fumes, then be wary as well because even though they claim to be a smoke-free community, they won’t do anything about it when you tell them that your neighbors are smoking and the smells are making you sick. Lastly, it’s such close quarters in these apartments and you can feel every door slam and clearly hear any conversation of you next door neighbors or people talking outside. I really had high hopes for this place but it’s been let down after let down ever since moving in.
They do inspections without announcement and will Go into an apartment no matter what. No notice nothing. Being loud and disrespectful
I have been here going on 5 months and it has been a pleasant experience with Kathleen, Ray, Rachel, and Henry. They are great at what they do from the initial showing of units to getting settled in and when a maintenance request is placed it is addressed in a timely manner. Grounds are well maintained. Location is convenient to shopping. We feel at home here!
Property Manager at Fox Valley Villages, Responded To This Review
Thank you for the 5-star review and your kind words about our team and community! We're thrilled to hear that you've had a pleasant experience and appreciate the well-maintained grounds and convenient location. It's wonderful to know that you feel at home here. Thanks for being a valued resident!
We moved in recently, and Kathleen was so helpful through every step of the process. She was great with communication and was very thorough when it came to telling us about the apartment. The floor plan does limit setup to an extent, but the newly renovated apartments look nice if you don't mind that the little details aren't exactly perfect. So far it has been a very positive experience and we are hopeful for the year to come!
I work a great deal so a place that is quiet, clean, and has responsive property managers is all I really seek. The property is kept clean. The area has an inclusive and diverse community. Maintenance does a great and timely job for repairs. The people that work in the front office are polite, kind, and helpful. I love my apartment and neighbors.
We've lived here for almost a year now in a 1 bedroom and love it so much. The apartments are beautiful, and I believe to be set at a fair price for the area. Moving in I was worried about noise and traffic, but we really haven't to deal with either of the two. The apartments are very quiet inside and out. In the summer, you'll hear kids playing outside, and the occasional dog bark every now and then, but it is generally pretty quiet. The pools are kept very nice and clean, during the summer we went swimming 3-4 times a week because it was really relaxing after school or work. Everyone at that works at FVV goes above and beyond all the time, and are the sweetest people you will ever meet. When it came time to resign our lease we were unable to because I just started med school so funds were a little tight. After leaving the office and signing papers saying that we will not be staying, I actually cried because I really have loved living here and am really sad to leave. After med school I have a job lined up in the area and I WILL be moving back to FVV.
Property Manager at Fox Valley Villages, Responded To This Review
Hello, thank you so much for the positive review! Your kind words will be shared with our staff as we greatly appreciate them!
its a peaceful area to live. its my first time moving out of my parents home, Any question i have i call the office they are really helpful and friendly (Cherese) best help!!! i recommend her. i enjoy there two pools gym everything is just great i been here for 2months and looking forward for years.
After renting a four bedroom home for five years I thought that down sizing and moving into an apartments would be the worst thing ever, but my experience has been anything but the worst. The apartments itself is updated with wood floors, granite counter tops, stainless steel appliances, dish washer, washer and dryer in unit, walk in closet and a vanity in the master bedroom. But that's not the best part , the property amenities are a huge bonus. There are two pools on the grounds, business office and work out facility. The staff is friendly and helpful and your needs are met professionally and quickly. When looking for a home location is important because I have a son so the overall environment is essential. When I first visited the property the staff immediately greeted me and answered my questions. There were families out and about and children playing at the playground. While amenities are great the functionality of the apartment play a huge role in it feeling like home. I check for cleanliness of the overall property, is it safe and what are the procedures, although it is a low crime area safety is important. Then I check the basics are the cabinets clean and free of debris, floors cleaned regularly , water pressure in the shower(this is huge for me this is a non-negotiable). Where and how do I wash as a single mom this need to be easy as possible so a washer and dryer in the apartment was a huge plus for me. Two things I missed was no place for the trash can inside the kitchen and no light fixtures in the bedrooms. Not major issues but next time I will go with a checklist just so I am not caught off guard but this place delivered on majority of the bigger items I needed so for me this has been an amazing transition and all for a reasonable price.
I am just starting off on my own with my family. I got into a 2 bedroom 1 bath apartment which is great since, Its just my wife, my son and me. It is a nice and quiet place, with a nice walking path throughout the place. My son loves the pools they offer. I did look at other places in the same area for the same price, but when I walked in this place I instantly made up my mind.
Being in school theres alot I must do, especially in nursing I'm typically cursing since my brain is always hurting from the knowledge i must retain and pursue. Yet thanks too Apartment.com I found a place to call my own first home. I called, received a tour, then signed the papers to rent the beautiful apartment on the third floor. Everything from the floors to the doors, the shower to the counters, the stairs to the fresh crisp air drifting in from the open patio door... This place was home and thanks to Apartment.com I found it and can now call it my own.
Great location for renters with kids, located within walking distance of schools. Also enjoy the work out facility with 2 ellipticals and 2 treadmills. Tons of dining and shopping. So close to Naperville, Chicago Premium Outlet and Westfield Mall.
I have rented here for a year now and have been fully saisfied. The leasing agents are AMAZING (haley and tara!). They are both so friendly and easy-going. When I first moved in, I had a couple of matanence problems, but they were fixed quickly. We rent a 1bd 1 bath and it is perfect size foe me and my boyfriend. The only thing I really dislike is the tiny washers, I have to dry twice or put 3 articles of clothing to wash. I really like the patio and the privacy. I also really enjoy the upkeep of the lawn, flowers, and parking lot. The complex had 2 pools and there is rarely anyone there. This complex is by far the most quiet, peaceful, and relaxed ivI've rented.
