Fountain View on the Plaza

First things noticing while moving in was the lack of cleanliness in the unit and multiple things broken (screen door, lock on both front and back door). Washer flooded half the apartment on first wash but staff have been good in resolving the issue so far. Overall, after a little cleaning, quite happy with the move in.

Move in was quick and easy! The staff has been very responsive and kind. The amenities are easy to access and always in great condition. I’m looking forward to living here!

Neighborhood is nice...needs updated security especially around the garages...more opportunities to gather as a community, especially community members with families

The experience in signing all paperwork was easy. The apartment is not the cleanest. Bathroooms have mold. Seemed to not be cleaned and ready for move in.

The move in was easy, the employees have been helpful! When I had questions someone was able to answer. The complex is well cleaned and put together.

We love living at Fountain View and truly call this our home! The staff are always helpful, kind and want to do a great job. The gym is wonderful to utilize especially in the super heat waves and extreme cold temperatures. The pool is our oasis during the summer. The style of the apartment is modern and the layout is very well thought out for living comfortably and efficiently with usage of space.

I have been here three nights so far and have truly enjoyed it. The apartment is spacious and comfortable with prompt communication for management. I would highly recommend living here.

Love it! The amenities are great and the staff is helpful! We have had to submit a few maintenance requests which sometimes take a while, but other than that it’s a fun environment!

Moved here a month ago and 1/3 of our maintenance requests have been completed. The one that was completed caused a flood and still waiting on the other two that I have put in three weeks ago. When I moved in they assigned me a visitor spot in the garage and then a spot someone else already had twice before they found me a spot. And when I moved in to grab my keys, I sent them an email stating I would grab my keys as soon as they opened at 10:30 and I was waiting outside until 12 to grab them.

Everyone has been extremely helpful and answering all the questions that we’ve had so far. The apartment itself has a great community and it’s located in a primal spot.

Buildings are beginning to show their age. Our mailbox doesn’t lock. People come and go through the main entrance all the time. Even though we use our keys to open the building door, it doesn’t always close so anyone can come in. Love the maintenance crew, they have always been great and timely when we have a request. Office staff is always friendly and helpful.

Overall am having a pleasant experience. There are definitely some cons, as with any apartment but nothing that makes the living experience unbearable. So far I am enjoying living here and look forward to fun experiences while living here in the future.

I have lived here for about a year now and I love it! The amenities are wonderful, and the management is responsive and efficient. It is very easy to submit a maintenance request, and the front office is easy to get in contact with.

I have lived here for 2 years now. I have had no issues whatsoever. Love the location and love the pool!!!! You really can’t hear all the city noises in the apartment. I love it!

These apartments are NOT SAFE and they take no responsibility for it. We get what feels like biweekly emails about cars getting broken into, and that's within a gated complex. Security is sparse and when there is an incident they are not able to intervene. I have also ask multiple times to have the door into my building fixed as I myself have been locked out for taking out the trash. Personally, I don't want to live somewhere that I can get locked out of my own home and have my car stolen.

Move in was rather easy but I am having some issues with google fiber. The apartment itself was pretty clean and in good shape upon moving in.

The pool opened really late and we have been waiting for a maintainer issue for so long. The neighborhood is nice and the property is well maintained

Good quality and safety but they tend to overcharge you a lot for unwanted services that you don't have a say in. Overall a 3/5 experience for sure.

Our apartment was not properly cleaned and repaired before move in. The process of completing our move in payment and getting our keys was unnecessarily complicated.

I love FVOP because it is extremely homey. For example. my home looks and feels like a little cottage. The best feature is the parking garage and easy access to my floor and building.

Great location and safe. Management is responsive and amenities are good. Walking distance to lots of activities in community, including UMKC and Country Club Plaza.

I’ve really enjoyed living here — the apartment is clean, modern, and well-maintained. The location is convenient, and the building amenities are a big plus. Management has generally been responsive and helpful. The only reason I’m giving it 4 stars instead of 5 is because of occasional noise and some neighbors smoking, which can be bothersome at times. It’s not a constant issue, but worth noting. Overall, I would definitely recommend this apartment to others looking for a comfortable and reliable place to live!

I’ve had a great experience! Maintenance is very quick and always very lovely. It’s in a great spot in the city that is especially wonderful for working on the Plaza or going to school nearby!

I love living at Fountain View! The people who work here are prompt, amazing, and very kind. I always feel safe and comfortable living here for the past 2 years.

We really appreciate the caring staff from the leasing office and the maintenance crew. They work diligently to fix issues, communicate on upcoming community work and events, and are prompt with responding. We love the gym here and the walking paths.

Apart from the noise from upstairs almost every night it’s a great place to live. I like their monthly events and all the amenities. It’s very close to plaza area.

My Moving in process was pretty seamless, they had everything ready and any issues in my apartment maintenance was there the next day to fix.

Staff is very friendly and the community is clean and well-kept! I appreciate that quiet hours are in place and I cannot hear neighboring units. As a student, a quiet study place is so so valuable!

I just love living here. The location, amenities and office and maintenance staff are all great! Any issues I’ve had are promptly taken care of and they go above and beyond.

Pretty decent experience overall so far. All of my service requests are handled promptly, as the staff is very attentive to these. Great amenities and in a great location. My one complaint would be about the crime in the area. There have been multiple car break ins, and mine has been one of them. I wish they would have better security in place, such as cameras in the garage.. but besides that it’s been a solid experience.

I’ve lived in this complex long enough to provide an honest overview. While it has its pros (location to The Plaza, community events although during most peoples working hours, and great amenities) the cons are hard to ignore. Here’s a breakdown: 1. Leasing Office & Communication The communication from the leasing office is, at best, inconsistent and, at worst, non-existent. Expect to be caught off guard—water shutoffs to buildings during the summer happen without warning to fix a repair, the elevator might be out of service with no updates, and if the payment portal is down? You’ll only find out when you try to pay your rent. All of this could be fixed with a simple email to warn residents something is happening or tell them something is properly working again instead of a guess and find out. When issues arise, follow-up is sluggish especially if it's the same issue being reported. You might wait 3–4 days for a response unless you escalate and demand to speak to the manager which most of the time is still not responsive (i.e. lies and excuses). 2. Handling Complaints The way they manage neighborly complaints is deeply frustrating. Noise during quiet hours? Persistent rule-breakers? The consequences are laughable. A $25 fine for repeated violations (like improper trash disposal) clearly isn’t deterring anyone. So you can imagine the smell and overall appearance of the hallways over the weekend. Their "solutions" can feel unsafe or ineffective—for example, regarding noise during quiet hours they might tell the offending neighbor it was you (i.e. a personal handwritten note ONLY attached to my door) so you can “handle the issue yourself.” This is a blatant disregard for tenant privacy and safety. In today’s society you can imagine the worst case scenarios yourself. Reporting incidents to security or the leasing office feels pointless. Nothing changes, and if you request an early lease termination because of their inaction, you’re stuck paying two months’ rent plus move-out fees—regardless of their failure to address issues. So for most people you’ll just have to endure it until your lease ends. Final Thoughts While the maintenance team is solid, the lack of communication, poor complaint management, and overall disregard for tenant satisfaction make this place a tough recommendation. Save yourself the frustration (and the money) and look for a more reliable complex.

My husband and I have been living here for 6 years. Obviously we have enjoyed our time here. The amenities, the maintenance crew and the people in the office are all terrific! If ever we have a problem, the maintenance crew or a manager is right on it. Only problem right now is the work on the trolley but I think it will be completed in a few months. That will be another amenity when finished as we will just have to walk a block to catch it.

Great place to live with lots of shopping and restaurants options near by in walking distance. Best location with plaza view and lots of options for commute.

My time at Fountain View was generally positive, but there were a few challenges along the way. While the living space and community amenities were enjoyable, there were consistent issues with communication and follow-through. It often felt like there was a lack of trust that my requests or concerns were being taken seriously, which was frustrating. Minor maintenance requests were handled efficiently, but larger projects left much to be desired. These were often done hastily, and one situation unexpectedly displaced me from my apartment for an entire week. Better planning and communication from management would have made a significant difference. Overall, it’s a decent place to live, but there’s definitely room for improvement in handling resident concerns and major maintenance projects.

We love living here! It’s the perfect fit for us, and the amenities are great. If we ever have a service request, they are quick to address it & great at communicating

My apartment is very spacious and most everything was working an in good condition when moving in. The price is very fair. I don’t like all the extra amenities fees and parking no is expensive, but overall fair price. The complex is really nice and offers great amenities. Very close to the creek, streetcar stop, the plaza, the Nelson, and lots of parks! There is a lot of dog poop around here so that can be annoying

I’ve enjoyed making this community my home over the last few weeks. Excited to have more experiences and meet more people within the community itself.

Love that the community is gated and only tenants that live here can access the doors and gates. It makes me feel safe. Love having a parking garage and parking space that is close to my apartment.

Lovely space, it is quiet and a great place to live in KC. I feel very safe here. I love all of the amenities including a dishwasher, oven, laundry room, and big fridge. I also love my room size.

This is a great community! The location is the best for KC Metro access to delicious food options, shopping, and entertainment without being in the thick of things. What I love most is the walkabilty! I can shop, bike, picnic, or enjoy the city all without driving my car. I appreciate the many amenities offered on the property and the extremely friendly and helpful staff.
