Property Ratings at Fountain Square Apartments
Honestly, moving out of this apartment was a relief. The place was a wreck – old and falling apart. Just one example - the A/C (which clogged up multiple times) was 30 years old! Bugs were everywhere, especially cockroaches, which was just gross. Plumbing was a nightmare too. Imagine not having water for over 10 days spread throughout the year! And for what we were paying, you'd expect a lot better. The rent was way too high for such a rundown spot. They didn’t even bother to clean the place properly before we moved in. We left the apartment cleaner than it was when we moved in, and they still hit us with $700 in bogus “damage” fees. I wouldn’t recommend this place to anyone. Save yourself the trouble and find a better place. It’s not worth the stress, trust me.

Please call and ask about their parking. We did not realize we would only get 1 designated space for the 3 people that currently live in our apartment. This wasnt mentioned anywhere on the website. The other 2 people have to use guest parking which is ridiculous and was not mentioned prior to signing our lease. We should not have to worry about parking spaces since we pay to live here. Also, we risk getting towed if we cant find guest parking which isnt fair to us if everything is full. Not happy with this situation so I'd be cautious moving here in the future.
Love Fountain Square and I do recommend to family and friends looking for an apartment home.

My husband and I arrived for a tour of the apartment. We explained we were interested in a one bedroom and we got an attitude from the guy and was told they were unavailable. I asked if any units were available to tour. He said a 2 bedroom unit was. We wanted to see it, and simply got rushed out the door and when he knew we weren't interested in anything above a one bedroom, he didn't care. Barely answered questions and it was a horrible experience. I've seen other reviews about this guy, and I am shocked he's employed there. Sadly, I don't know his name, but it was his office, so he was the only one there. The place looked OK from the outside, nothing impressive, but sadly, without a tour, we have no way of knowing. We want nothing to do with a complex that won't even show you around or answer questions. Stay away. It's a waste of time!
I am a current resident for 5 yrs going on 6 any problems I have I let the office mgr know Louie and he has no problem handling it .He treats everyone the same and very professional no problems Other than minor things that need to be fixed or go out I have no problem living here convenient to stores and restaurants .
Are you freaking kidding me with that 4 star review? It must have been a staff member who wrote that. First of all construction is not solid. The walls are paper thin so everything can be heard. People talking outside in the breezeways (which are never cleaned btw so they are riddled with dirt and bugs) can be heard like they are standing in your apartment. There is not adequate seals around the doors and windows so all of that a/c or heat you pay for is just escaping. Maintenance requests are sloppily handled, if handled at all. We put in a request 9 months ago that still has not been taken care of. When they do come to do repairs, it's half a** done and the never clean up after themselves. Parking is a joke; one reserved spot per apartment and inconvenient guest parking. So if you have more then one car be prepared to have to park a building or two away. The pools are about the only nice thing out here although they are basically chlorine baths.Everything in the common areas seem to be held together by paint. The grills are disgusting, the gazebo is one strong wind gust away from falling down, the seats are broken, and the "playground" area should be condemned. The office staff is NOT personable at all. They are rude, condescending, and treat you like you are a huge inconvenience. Sure the location is somewhat great but for the price of these places you'd be better off finding a nice house to rent, it'd be cheaper.
This two bedroom apartment is spacious with bedrooms able to fit a king size bed with furniture and a large utility/laundry room. Construction is solid so I rarely hear neighbors. There are two pools, one with a gas grilling station, and a sizable common area in the center of the complex with tables, seating and small grills. The management is very personable and responsive to issues or requests, especially with the return of the previous manager who coordinates monthly events for the complex. Great location near the center of lakeland and very reasonable rent.
