Property Ratings at Forest Village
I lived there and had constant problems with leaks, stove and even my walls. They couldn’t figure out the problem yet they posted online work order was complete. When I moved in I was promised anything needed fixing they would do. A year went by and they told me it wasn’t a priority. Management is THE WORST.
So I would probably rate this 2.5 stars but I have no choice so I am giving it 2. Our washer and dryer has been broken for a while (about 2 years) and I guess there is no intentions on fixing it. They said they ordered new washers and dryers in November but that everything has been backed up because of covid so they are not able to get them. I have no idea if that is true or not but I feel like this could/should have been fixed a long time ago. If it doesn't get fixed by the time my lease ends then I will probably move out.
My first complaint is that I am a veterinary student and I have a dog. When I was first looking into Forest Village, I spoke to Adaobi and I informed her that I was a veterinary student and I would be moving in with my dog. She informed me that I would have to pay a monthly fee for my dog which is fine and I paid that every month from August to October because that was when I found out that veterinary students do not have to pay a monthly fee for their pets so I was lied to. So, if you are a veterinary student currently living here, I would advise you to talk to the office and get them to get that monthly pet fee off of your rent. There was also a time during the COVID lockdown where the washer machine in our building broke and though I called multiple times they took months to finally fix it even though the maintenance people were still working during this time and they did not even have to enter a person's apartment because the washer is outside so the workers and residents would have been safe. Then when I moved out, they decided to charge me almost $100 in damages to the porch screen even though that was noted in my move-in inspection checklist that the screen had been damaged prior to me moving in. This indicated that they do not do good inspections when people move out because the prior tenant should have paid for the damages and they do not look at the move-in inspection sheet because they would have noted that the damages were done prior to me moving in. Luckily, Madison, the bookkeeper, did a wonderful job in helping me settle this issue and this is the reason I am giving this place a 1 star because she definitely deserves it for helping me out. Lastly, when moving out you have to make an appointment for a walk through if you want to be present when someone from the office inspects the apartment after you move out, which I highly recommend you do to insure that they don't put unnecessary charges on your bill. In order to make this appointment you have to request by email by a certain date which I emailed Adaobi because that was who I was told to email and she decided to ignore my email for almost a week and then she finally gave me a date and time to tell the bookkeeper so that I can make the appointment with her and I guess she did not talk to the bookkeeper to confirm her schedule because the bookkeeper told me that she was not available for that time and it was just a mess after that trying to schedule my move out walk through inspection.

We apologize for the frustrating account of time you've had with us at Forest Village, Elizabeth. Allow us to explain a bit of what you're referring to, and what our protocol/policy is for some of the items you've discussed. At the time of your signing, we did not have a deal to waive all vet students' pet fees on property. We had arranged a specific group discount for a large group of vet students that had signed together to have waived pet rent, not a general guideline for all vet students. Your husband may have heard of this during his time as a Forest Village employee. Later in the year since we had had such great success with this group, we later extended the special to other incoming vet students. These deals went into effect after you'd already became a resident on property. Residents do not have assigned washer and dryers - they can utilize any washer and dryer they want onsite. Final Account Statements are disputed within 10 days and after the dispute, we did waive the charges. Move out pre-walks can be requested, and they will be taken care of in the orders they are received. Due to COVID-19 we had a great influx of emails asking for this to be done. Your specific request to have Adaobi perform the pre-walk was declined due to a conflict of professional interest, not due to a lack of time. We'd also told you that your request of July 31st would not work, as our walk-through dates ran until July 30th. As explained to you, July 31st inspections are not available due to managers handling closing, vendors, etc on this date. An alternative date of July 30th was offered to you by Madison and Adaobi but you'd declined. In an effort to continue this conversation in a more helpful and engaging forum, we ask that you please contact our office at 573-303-5797 if you care to share more details.
