Property Ratings at Forest Arms
Do you want to hear anything and everything your neighbor is doing? Your neighbor's phone vibrating? Someone's conversation in the hallway? Do you want no insulation in your walls? Then this is the perfect place for you. Absolutely perfect.
We moved here since it looked like an upgrade from our first apartment that was only a block away. We pay almost 1000/month for the smallest apartment they offer, and the thinnest walls imaginable. I can hear my neighbor talk on her phone and her alarm every day. The building isn't even done yet, and we have been here since they began moving people in. The stairs are missing it's finishes, the floors on the first floor don't even have all their tiles yet, the stairs leading to the front door are chipped and haven't been fixed in over 6 months, there are lights missing still in the hallways, paint still needs to be touched up. Our apartment itself, the floors aren't even, there's paint on the floors from when they were finishing it, the baseboards and window seals are in cheap condition, and our light bulbs already burnt out and we haven't been here that long. For what we pay, we get very little. You pay extra to have a dog but they provide no amenities for the dogs (ie. trash cans to throw their waste in). There are way better places around the same area that are more cost efficient. Also, the laundry rooms are small, and there is always a machine broken. Definitely try to find a different place before considering here.
Honestly, I had high hopes when I moved into my first floor 1 bedroom unit, because I thought the property was beautiful and my apartment was adorable. Let me preface by saying I pay my rent on time every month, I like my peace and quiet, and I am fairly easygoing as a tenant. They never responded to maintenance issues in a reasonable time. When I did get a response it was weeks after the issue had been raised, and it was without acknowledgment or apology for my inconveniences and problems. They were always defensive and rude, looking for ways to blame me for issues with the building that were beyond my control(A/C not working properly, leak in the bathroom sink etc). Instead of trying to handle the issue civilly, I got emails threatening me with bills (one of the first direct responses to me actually), and the owner/property manager sides with the unprofessional staff who never informed me that they received a maintenance request, and sent people to work on things at erratic hours when I was not present into the apartment after I'd moved in without informing me or giving me any notice. The, breaking point for me was the noise issue in the middle of the night. The worst part was that I was woken up multiple nights when the store people decided to start doing construction work directly beneath me in the middle of the night. At this point, I dread coming back to my apartment. Street parking is a headache, the laundry room on the first floor STINKS before you open the door to it, and all the machines are permanently filthy even though it's only been 6 months. They promised a 24 hour concierge, who I went looking for to put a stop to the construction noise so I could get some sleep... and there was no one at the desk. Poorly managed, terrible response time, so unprofessional. I am sorely disappointed. On their own, the problems are fine, even understandable. It is the management that is terrible. Do NOT live here, it is not worth the money. They do not treat their tenants well.
