The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Fontainebleau Apartments
Fantastic place to live, great management, very good maintenance. Everyone is friendly in the area. Not your typical Topeka area. Best decision ever to choose Fontainebleau
Similar to living in hell, could explain more but I've had issues from the first day I've lived here and have to take legal steps to get out; so yes, these apartments are that bad. Unless you enjoy wearing earplugs 24/7 and like to watch your animal go through hell everyday, I would look elsewhere.
Awesome staff and the maintenance is very prompt and efficient. Quiet neighborhood too!
I lived there for 2 1/2 years. The first year or so was great. Then new owners took over and forced several "cheaply done" updates on us. My rent went up about 50% in two lease renewals. They replaced windows and patio doors. My new patio door opened on the side up against a wall because they didn't have any left side opening doors. After only a few months the screen door would not close straight and would not keep the bugs out. On one of the new windows, the top lock was so far off that you could not lock it. Several other windows had 1/16 - 1/8 inch cracks around them after only a few months. They replaced a perfectly good toilet with a cheap plastic one that felt like it would tip over when you sat down (and I am not overweight). They overlaid the parking lot w/o removing hardly any of the broken up asphalt that is now underneath. When I moved out they kept my entire deposit because of an issue that was caused by a pre-existing condition. Plus, if you have any guests over they have to park a half block away...
I would recommend Fontainebleau to anyone moving to Topeka. These apartments are in great condition, are priced very competitively for the size, and are managed by a great staff. The community itself is on a street with no outlet therefore there isn't a bunch of traffic coming through and you can walk your pet or go for a jog without the chance of getting mowed down. My girlfriend mentions how she feels comfortable going to to her car late at night. They offer quite a few amenities and are even keeping the pool open a little longer for residents since it is a warm fall. If you're looking for a place, definitely contact them!
FONTAINEBLEAU APARTMENTS are unique in that they afford you spacious parking, newly paved roads and parkways, a work out weight and equipment site, a newly revamped swimming pool, and of course beautiful scenic views. The office staff are courteous and encourage you to participate in a variety of activities such as a monthly book reading club, card parties, club house get-to-gathers for meeting neighbors and of course refreshments at the club house on scheduled days. The apartments are spacious and have a working fireplace and our fully qualified maintenance staff are very knowledgeable regarding the systems necessary to keep our apartments up to code. I would fully recommend these particular apartments to my family and friends.
