Have been a model tennet for 2 years ( think we only paid late once because of a mess up on a bank draft not going thru and it was fixed within 12 hours) and a few weeks b4 our lease renewal would be sent out the office staff left at our front door a non renewal statement, and they waited until 5:40pm on a Friday to put that notice on our door when myself and my roommate were home at the time and the office staff did not attempt to knock or ring the door bell to notify us in person. And when I called the office at 5:50pm I was told the property manager had already left for the day and they are the only person that can give us a reason as to why and to reverse this and was told I could leave my name and number and the property manager might get back to me within the end of next week because they r very busy right now.
We moved here originally after losing our apartment in another community due to Hurricane Ian. We definitely plan on staying. We love living in a community that has 27 miles of walking trails and there's a trailhead at both ends of Evander Square. Anytime we put in a service request for maintenance, they were here in a day or two (and that's for non-emergency). The staff is friendly and efficient, and the community is clean and well-maintained. The apartments are close to Disney and every type of restaurant or shopping desired.

This property is honestly so amazing. I love the staff, the community and the neighbors! I would highly recommend this property to any and everybody looking for a new home! Lisa and Ali from the front office have honestly been such angels to us ever since we moved in and are always willing and ready to help at a moments notice!
Have been living here for 5 years the management is awesome. The maintenance team is always helpful. I would recommend this complex 100%. Great location everything is close by shopping,hospital,restaurants. Great walking and biking paths throughout the area. The pools and the exercise rooms are clean and kept up. They do activities do get to know your neighbors.

Management does not care about it's tenets and are useless. The maintenance team is annoying driving around on their golf carts all day doing a whole lot of nothing. There are cracks in the walls near support beams. There is so much dust that has to be cleaned daily. That fake wood flooring is not professionally set where glue seeps up from the floors. It's noisy Monday through Saturday. Walls are paper thin. There are annoying kids everywhere ring the door bell and running away. People from other areas use the pool. Cars get broken into. The rent is too high for this place.

Went there to tour a couple apartments. Immediately felt judged. First thing they pointed out was there is no elevator as the manager looked me up and down like I was too fat for stairs. When we said that was ok, she pointed out “Well our apartments are almost $3000. Is that in your budget?” If I couldn’t afford it I wouldn’t have walked in, but what I certainly won’t tolerate is giving someone over 30k a year to be spoken down to. First impressions are everything. My advise is to look somewhere else.

My wife and i applied for the addison a few weeks ago. Didn't hear back after a couple days so i called. The person on the phone said they were waiting for the manager to come in. I waited two days never heard back. So i called again...same answer. So i gave up and waited for some kind of communication. NOTHING. Its been a few weeks or so. Dont have a clue whats going on. And we might apply for other apartments because obviously evander dont want our bussiness.

Me and my wife decided to move here from NJ and we've been super happy ever since. The facilities are nice and kept, people are friendly, and it's 5-10 minutes away from Disney! Super handy when you're planning those disney trips. The process of getting the apartment was super easy and Ali was so helpful every step of the way to make sure we got the apartment we were looking for. Speaks English and Spanish and was always responding back to our calls or messages asap. She is the best! Thanks Ali!

This has been one of the easiest moves I have ever had. Ali was great she answered all of our questions and wrote everything down as we talked. She took her time to make sure we were in a good place both living and understanding how the complex was run! There has been some construction for remolding but that’s wrapping up and the buildings are looking great. Move here if you would like to get around without having to worry too much about i4.

Vandalism here in Evander square is out of control. From motorcycles being stolen, wheels being taken off of cars and left on blocks to windows being smashed out and items taken from your car. There is 0 security anywhere in this complex and management and corporate are very much aware but refuse to make any changes.

We invite you to contact the non-emergency Osceola Sheriff's office at (407) 348-2222 where you can request a criminal report for Evander Square and the surrounding areas. You'll be able to see that the vandalism that has occurred has been minimum at Evander Square compared to adjacent areas. Nonetheless, it's very unfortunate but as you may know, no one could guarantee your security or safety. Police has been driving around the property more often and it has been suggested for residents that brought their concerns about security to management the option to start a Neighborhood Watch.
I lived here for a few years and while I enjoyed my time here at the beginning, there were a number of reasons I chose to move out. The location is great - convenient access to I-4 and close to downtown Celebration. Price increased with each year I renewed my lease and the property was not worth the price anymore. They will charge for simple maintenance fixes such as light bulbs, air filter and water filter for fridge. Maintenance requests are not completed in a timely manner. Gym has decent equipment but is small and outdated compared to gym facilities at other apartment complexes. One time I ordered an expensive item and was tracking the shipping. I stopped by the office to pick it up shortly after it was marked delivered and the lady in the office had apparently declined the package because she thought I moved out - this was before I had even given my move out notice! During my time there, there was a printer available in the "business center" but was never fixed or replaced after it broke.
To begin with Pedro the Assistant Manager is very aggressive and will harass you. I had a seven month fire ant problem that I called everyday about sometimes crying. My hand was swollen from the fire ant bites. Still even though I called for seven months no one would do anything about it. Finally I paid to get the nest destroyed. The apartment below me would Party from 10 pm until 6:00 am. It was so loud my walls would shake. The complex said it was my problem. I could not use the valet trash I paid for because as soon as I put the trash outside the door raccoons would get into it. The dumpster was filled with them you could hear them night and day. I once spent three days in the summer without air conditioning because they never responded to maintenance calls. The complex has had several car theft. Also the maintenance and landscaping continues to go down hill. Go across the street of you want to live in Celebration
I’ve lived there almost 3 years, I definitely recommend it. The staff is so friendly, they are always smiling trying to help you and they fulfill your request with no time. Large apartments, good views, pools, business center and gym. Everything is amazing. It’s a child and pet friendly, so you can have good times with your beloved. They host events, so you can get with your neighbors and enjoy the weather and the yummy food. Plus it’s a very safe and nice neighborhood. I’m really grateful to you Evander’s staff.
There is a massive raccoon/trash problem. The community has a trash pickup service (which we pay for). Before the raccoons were a big problem, they would pick up the trash any time from 9pm to well past midnight, so we would never know if the pickup service actually happened throughout the night. When the raccoon problem was increasing in frequency, we were instructed by management to only place our trash outside after 6PM and that the trash pickup service would start picking up trash at 8PM, however, they rarely happened. Most days they wouldn't get to picking up trash until after 11PM and by that time, raccoons would often get to it. There were even times when they would just skip picking up trash from our trash can while others in our corridor would have theirs picked up for no obvious reason (and you guessed it, raccoons would have another field day in the middle of the night). For weeks now, we've had raccoon poop on the stairs leading to our apartment, and moreover, we actually fear or at the very least, have to be cautious when walking out to our cars. I've even experienced evenings where I would throw something away in the community dumpster, come face to face with a raccoon as I open the dumpster, and then when I return home, I see a raccoon scurrying away from eating garbage from the now-destroyed trash bag that we had left out for the pick up service to come get. We talked to neighbors in other buildings and they told us how they were provided latches and clamps for their trash can lids. We were offered no such device, and when we asked the property managers about getting some, they rebuffed our request claiming that our building hadn't been affected by the raccoons so they didn't provide us any. The worst part is when complaining about the raccoons and the inconsistent trash pickup on the community forums, they would censor my justifiably negative posts citing "not approved" as their circular reasoning for denying my post. On top of all this incompetency, we've had AC outages in our unit for what seems like once a month for the past 2-3 years. This is a problem because this is Florida. I would never recommend this location to anyone.

We sincerely thank you for your feedback. I would like to mention that the valet trash pick up changed the personnel coming to our community because of the late pick ups. The clasps on the trash bins were installed by the valet trash company to help with the raccoons trying to get into the trash and it sounds like you did not receive one of these. We are not withholding these clasps for any reason, so please let us know that you need one and we will take care of it ASAP. Also, a critter control company was hired for the removal of raccoons from the property since there is a conservation area behind our community. Fixing the issue at the source seemed to be a more logical approach so we need the help of residents to only put trash outside their doors at appropriate times. Unfortunately, some residents have been in violation of this policy and we are working in a joint effort with the valet trash company to solve the issue altogether. As far as your A/C unit goes, please contact the office directly so that we know which unit to address. We are here to help! Do not believe the reviews for this place. We haven't had air conditioning for 4 weeks now and the staff will do nothing to fix it. Our garbage disposal has been broken for a week now. 1500 month gets you a tiny apartment with no air conditioning in Florida There are countless hidden fees that you can't opt out of. You have no choice when it comes to Internet. The pool is constantly run down, with dead animals floating in it for days on end. Most amenities are broken or locked down and are unusable.
Everything here is perfect from the apartments themselves to the amenities and location. You'd be hard pressed to find someplace better than Evander.
