Estates at Park Avenue

I’ve been waiting for over four months to get my agreed-upon deposit back, and the process has been a nightmare. They keep telling me the accounting department has mailed it, yet it’s apparently been "lost in the mail" three times. The customer service is atrocious—calls go unanswered, emails are ignored, and the office staff seems to do whatever they please with no regard for tenants. I would not recommend this place to anyone.

I don't know who is writing 5 Star reviews on here, unless it's management themselves, because every resident I have talked to shares the same frustrations with management and the property. Once you're a resident management ignores (almost) all phone calls, emails, and voicemails regarding resident concerns until you physically take time out of your day to go into the office when they are there. So you will be 90% on your own with pretty much everything. The amount of fees you will pay extra monthly on top of your seemingly low base rent are insane, you would end up paying the same total for a much nicer apartment communities base rent, without the extra fees. The landscaping team is careless and blows debris on patios without cleaning up. The landscape is also poorly taken care of. Maintenance will trash your apartment when completing any request, and without communication to you until it is completed, even if you request a call back prior to entry to discuss the issue. You will be cleaning up after them (debris, dirt, paint chips etc.). I'm sure there are more things to be aware of prior to moving here, but this has been my experience, and the experience of other residents that I have spoken to. Good luck! :)

Not only is this property amazing, but the maintenance team deserves a 10 star review. I have been a resident for over 10 years. Reason being is that there is not another community that I would rather reside. The staff is has always been friendly and thorough with responding to any questions. The entire maintenance team has such a personal presence with the residents. Never without a smile or a kind wave as they monitor the property. A special shout out to "Rob" for taking the time to expedite some recent requests. While there has not been many needs for their services over all these years, they sure do step up if anything arises. With gratitude...resident of The Estates at Park Avenue.

You do need to be aware that "rent" is just the base rate and you are looking at $100+ in additional fees. However, the complex is quiet and safe. The managers are actually in the office if you need to drop by. The buildings are clean, organized, and very comfortable. I will be sad to move out in the next couple of months.

***You can guarantee $75+ fees (that are not optional) each month. You also have common area electricity which is in addition to your normal electricity. (Ridiculous) You have a question, good luck getting an answer because the office NEVER answers the phone. & when you do stop by to speak with someone of course priority is new/potential tenants because once you live here you can wait! Visitor parking is terrible! I mean TERRIBLE!! There are no other words to describe! You can guarantee to see a moving truck each month from tenants leaving! SAVE yourself! PLEASE! People do not be fooled by the quick responses from the manager under these post. She hides in her office to avoid people! They have to keep their google ratings up to attract potential residents, responding quickly online but never to their CURRENT residents. You will count down the days until your lease is over. Currently ready to leave!

The community is very quiet, clean and the grounds are impeccably. We are very happy to live here.

Everyone is very friendly but the cleanliness of the buildings is not that great.

Estates at Park Avenue is by far the BEST neighborhood I have lived in. Were more than just tenants to them!

This is a great place to live. Management responds to residents the same day. Maintenance is also very efficient, fast and friendly. Special thanks to the amazing maintenance staff Miguel and Pedro. They are always so professional, polite and willing to help.

Ive never had a problem living at the Estates. Maintenance requests are always completed in a timely manner and the whole staff is always friendly and helpful.

The service manager Raul is AWESOME!!! He is very reliable, can count on him for anything! The community is ALWAYS clean and very well maintained!

I have never been more appalled with the way that an apartment complex runs. They don’t specify anything. They don’t tell you, in detail certain information about what you’re paying for and what you’re responsible for. They leave out key details and they’re all clueless on how to explain this to you as well. It’s really sad that such a community would be so awful when it comes to their residents. We’ve had so many issues with this place, with god awful neighbors and just all around an awful experience. To then have the leasing agents be so awful as well. It’s unbelievable. They’re supposed to be there to be helpful and instead they could care less. I’m disgusted by what this complex has to offer and what they represent. The leasing agents are not only useless but they are rude and condescending. The parking situation is atrocious. Unless you come home in the middle of the day, good luck ever finding a spot. You’ll end up driving around for an hour trying to find somewhere to park and then when there is literally no spot left for you to put your car you then have to worry about being towed since you have to park in the street. Their security is a joke. Don’t bother trying to call them for any assistance or help because they either won’t show up or they’ll sit outside in their car to lie and try to act like they actually did something. The money they try to charge you for living is outrageous

I love the area nice surrounding I love the setting how they build it like a little Neighbour when your inside feel like home. Friendly and nice community . Other from my ac was out on the first day I move in but they fix it in a timely manner.

I rented here while waiting for my house being built, what a wonderful experience. I had all the commodities I needed during that short period: pool, tennis court, gym, nearby shopping, theme parks, highways, etc, etc, etc. The staff was so professional, specially one of the maintenance staff, Mr. Ortega, he makes you feel at home. There was not a day you could not find a smile on his face, a good morning, good day or good afternoon, always concerned about everyone’s needs. He was courteous, client-oriented and with excellent customer service skills, and very knowledgeable about the property and extremely proficient in his job.

All of the staff are amazing people that are easy to communicate and work with.

Its good that they do provide a lot of services for convenience of the tenants. However, you will be charged regardless of using the service or not. The office never answer phone calls.

Have lived here for less than two weeks but thus far am really enjoying this community. Love the apartment layout.

The minute you walk through the leasing door offices, you feel right at home. Sandra is amazing, she’s professional, super thorough and has great attention to detail. The maintenance staff are amazing. My favorite part of living here is knowing that a maintenance request is addressed if not the same day the very next. They are amazing. I have been living here for 5 yrs and love it so much. Thanks Sandra for everything you do :)

We haven't moved in yet but Karina has been the best person I've worked with in the 6 years I've been renting apartments. Very friendly, personable and responsive. The property is also beautiful and has a gym to rival LA fitness. I can't wait to move in.

Noraida is a great help as well as the other members of the staff. The apartments are spacious and well taken care of.

I have lived here at the Estates for 4 years. Excellent maintenance staff and property manager Paul. The management is awesome. Noraida G always goes the extra mile for the residents. Very courteous and professional.great place to live.

I must our stay is has been pleasant so far. A few minor issues but over all great. Norida is always willing to help and that’s always a plus to have someone in management that’s understandable.

AWFUL. Don't waste your time at this disgusting place. I lived at the Estates at Park Avenue in Orlando, Florida and the experience was horrible. If I could give it zero stars I would. The company just got bought out by a new entity a few years back...most likely because the previous owners were just as bad as the current owners. The individuals working at the front office are incompetent. They have no idea what's going on and are unable to offer anything remotely close to 'assistance'. There are homeless people who hang out there from time to time, and there is dog poop everywhere. They try to tell you they renovated the apartments and seriously overcharge for rent. Be careful of the spiders and roaches you're bound to come across as well....they're the size of baseballs. Do yourself a favor and stay away....I'd rather be homeless than walk foot in this dump ever again.

This apartment complex is the absolute worst. There is never any parking. When I was pregnant and working ten hour days I would come home and have to walk a mile to my apartment and then walk up several flights of stairs when I went to voice my concernes to manegement they told me I was just fine and to get over it. Now it’s gotten so bad there is no parking at all they refuse to assign parking spaces or provide more parking that most tenants have to park where ever they can. Then they wake up in the morning to go to work to pay for these over priced apartments to find that their car has been towed by manegment. So now you have no car to provide for your NEWBORN BABY. Don’t let them talk you into renting one of their garages because they’ll still tow you if you park in your garage drive way. The manegment team prides themself on treating their residents like crap and towing their cars.

This is my second year at the Estates and the 1st year was amazing and then the owners decided to switch Property Management companies. THEY SUCK. They keep the property looking nice but they don't do much else right. They don't update the website so that you know how much your rent is with water and sewage so you have to guess, they claim they haven't received maintenance orders and then you get a maintenance guy at your door days later after things are already fixed, God forbid a package goes to the office because they'll never notify you that your package was delivered and then they'll place your package in the wrong spot so it's "lost" when you finally figure out that a package is waiting for you, and they don't keep up with records at all! They tried to charge extra on our rent for not having renters insurance when we sat in the office and emailed proof of renters insurance and verified that they had it while we were still sitting there! They're trash and I really wish the owners would consider bringing back the old management company because they were SOOOOOO much better.

The place that I live right now is the most comfortable place I've lived at yet. It is so quiet and it feels like home. I can walk my dog and feel safe and secure and the staff is so friendly. I love living here.

I lived in this resident for three years and I have to say they maintain the pkace very clean,pleasant you will feel safe,secured and if moved from another state to this place, you could believe that you would feel like you are back home with the way the neighbors and the people you pass leaving and entering your home makes you feel like you are very much at home.you definitely be happy everyday you wake up and open your blinds and walk out your door.

Moved in back in January. Floor plans and the community overall is great. However, the floors and walls are very thin. Not as bad as some apartments, but there is pretty much no sound dampening between the floors. So stick to the third floor or get a townhouse. Staff very friendly! Have had only a few maintenance issues, one that continues to repeat itself (Dishwasher), but they are quick to respond.

I would recommend this apartment to anyone , its a great clean and calm environment.
