Rochester Hills is a fairly large suburban community roughly forty minutes north of Detroit. The city enjoys an exceptionally low crime rate, and the public schools earn excellent ratings. Large nature preserves like Bloomer Park give residents ample opportunities for sports, hiking, and biking. Oakland University on the west side of town is also full of great venues for folks to get outside and enjoy some fresh air, including Sharf Golf Course and Meadow Brook Amphitheatre. The close proximity to Detroit makes it easy for folks to get into the larger city for work or leisure.

Property Ratings at Essex At Hampton
They will take your deposit. Apparently there was excessive wear/burns on my carpet and I have no idea what that could have been other than some minor regular wear and tear, and at no point was there a fire/flame anywhere in my apartment. When my dishwasher broke, it took 4 months for maintenance to fix. During this time, nothing seemingly happened unless I physically went in to the front office, often more than once, despite multiple maintenence requests/emails. Multiple times I would ask to stay informed and told someone would update me the next day, which then did not happen. Even if they were "short staffed", I do not understand how it took 4 months and dozens of emails/in person visits to get it resolved. Completely unacceptable. I was then offered the pittance of a one time $40 dollar reduction in rent when the process was finally complete as if that made everything ok.
First, when we moved into the apartment, it was not even clean.whoever painted our apartment painted over the dusty vents causing them to be super disgusting looking and impossible to clean. we signed agreeing that any water damage was our responsibility.these bathrooms are horrific and need complete and gutting and remodeling. There are no windows and ventilation in the bathroom. In our shower, you can see an area in the walls that looks like it has been cut out, replaced, and painted over many times.The walls are turning BLACK. The paint/drywall around the tub is also cracking and falling apart. My husband and I tried to fix it and solve it ourselves.We have not even bothered calling the office or submitting a maintenance request. Their bathrooms need serious help and it needs more than just a coat of paint.Also, we felt we would be blamed for the issue.The week of our wedding shower, the drain that led to the floor and connected to our washer started flooding. The water was seeping out from the laundry room and into our kitchen and living area. it flooded again but this time it was SEWAGE WATER. We had to smell this for DAYS which has to be a biohazard. I called the office and tried to explain how extreme this issue was and how we were breathing in the smell of this sewage water. The management did not even come to see these issues and did not even offer an ounce of sympathy or help. Due to the smell, we were confined to our bedroom for a week as our carpets were being cleaned and dried. it still smells like sewage even after they cleaned it. The issue was a clogged pipe in the ground, which has not been drained or cleaned out for years (the guy fixing it literally told us this). Bugs and mice, which they claim they spray for and take care of, but do not. We recently moved out and gave Essex a significant notice and we were moved out within days. The move out when smooth, and we received an itemized bill about a month moving out that we didnt owe anything. Suddenly, we received a revised bill (mind you 3 months after we have moved out) saying we now owe $500. How is that okay to send someone a revised bill months after we have moved out? Also, nowhere in our agreement did it say that we have to pay rent if we break our lease and have months left in the lease. Absolutely ridiculous. We were great tenants who always paid on time and took care of our apartment. Sad to see that no matter if you are a good tenant that greedy property owners take advantage.

Hello Anonymous, Thank you for sharing your feedback regarding your experience at The Essex at Hampton. We always welcome feedback, even when it is not positive. I am sorry to hear that we fell short of your expectations upon move-in, and when the plumbing issue occurred. I do wish I had received your feedback about the carpet when the issue occurred. We absolutely would have offered to replace the carpet if you moved the furniture. From what I understand, flushable wipes caused the terrible plumbing crisis. Regardless, I regret that this issue persisted for so long, and that it was so disturbing for you. I understand why you felt this way after reading your description. Unfortunately, installing a passage door handle temporarily was the only way we could be sure residents could get in the building, and it was temporary. We have no record of you reporting any pest management issue while you were residing in the apartment, but if t you had reported an issue during your residency, Terminix would have addressed it. Line 25 of the lease agreement you signed does explain what happens when there is a default. Lease breaks are a default of the lease agreement. We also made you aware of our lease break procedure on two occasions by email: once in advance of you renewing the lease, on 12/13/2022, and again before you moved out on 5/10/2024. There were no charges to you for any water related damage during or after your residency. The Mold Provision Policy Addendum you refer to in your review does require tenants to report any water leak or water damages promptly, within twenty-four (24) hours of discovering damages. We believe this is a fair and reasonable policy. I do wish your residency had been a better experience and will take all your feedback to heart. Thank you for the time you took to share it with me. Lived here for 3 years in a 1bd. One of the better apartments you will find in Rochester Hills for the price, especially if you have pets. Office staff has always been pleasant. Signing my lease was simple and they made everything clear to me before I put my deposit down. I only had to have maintenance come to my apartment twice, and that was to just light my furnace before the winter. They hold little events every year to bring the community together. Snow removal is on point. I work midnights and by the time I would get home the maintenance crew would be out early clearing the sidewalks and lots before most of the roads were even cleared. Never had any issues with my neighbors. They do a great job at keeping the area beautiful and keeping the parking lots clean. The apartments are located in the heart of Rochester Hills and just about everything you would ever need is within a mile or two. I did have a few issues. It may have just been my apartment, but it would get real hot in the summer. I found myself running my AC more often than not. My apartment was located near the entry for the building and I found myself able to hear conversations in the hall way and could almost feel the door slam depending on where I was situated in my living room, but that is the only real noise complaint I have, and coming from someone that has worked midnights for almost 10 years that is a rarity. The lay out of their apartments is pretty basic, but I'm able to let that go given the large bathroom. I hate to go, it's rare to find an apartment community like this. If I ever find myself in the area again I might look into one of their townhomes.

My husband was lied to during the lease signing about having access to a gym across the street. Come to find out, there was never a gym. One of the managers said they were charging us for an animal that we do not have, because one of our neighbors claimed that our “animal” was a problem. I guess their animal was crapping everywhere so they blamed someone else. They also would not let us move after our lease was up until we wrote them a letter, letting them know that our lease was up and we were leaving. They’re clearly hungry for money and would do anything they can to charge you for anything!!!

I wouldn't mind rating the excellent even if it is too soon to comment on the property before living there. I would soon start living with Essex at Hampton. They have a very kind, polite and a wonderful Management Team who take care of the customers with full dedication and heart and I guess that's the reason why there are not many vacant apartments on their property. From my personal experience I would say that they listen to your requirements and guide you precisely through the process right from application to possession. They are patient with you and cool headed even when you yourself as a customer are rude. I hope I receive this kind of service in the future at my stay here.

I found these apartments from 'Aprtments.com'. All the details given were very clear and without any assistance from any other source, i was able to finalize on these aprtments. Thankyou apartments.com Now coming to essex at hapmton. Its a great place to live in. Maintenance of carports, lawn, back yard and any complaints for services inside the house are very good and extremely fast in response. The leasing office staff are very welcoming and warm. They have different events regularly which have fun, food and gifts. School (Hampton) is very close by and I got many friends for my kid here. The play areas provided right behind the house are amzing. so very kid friendly. The price of apartments very reasonable or rather I would say cheap, with all these good things said. I would 100% suggest these apartments to whoever is looking for a peaceful, fun, happy stay!!

Confortable place, clean common areas, very close to multiple useful places (Restaurants, stores, banks, pharmacy). Very nice staff and they adapted to all my needs.
