Background: Must have a clear background check. Rental History: Positive rental history is required. Income Ratios: Rent-to-income ratio must be less than 30% and debt-to-income ratio less than 40%. Fees and Costs: Application Fee: Please note the application fee is non-refundable. Lease Agreement: All adults applying must complete their application separately and be included on the lease agreement. Monthly Charges: Lessees are responsible for $40/month for trash and sewer services, to be paid with the monthly rent. Moving Costs: Include prorated rent (for the 1st month or both the 1st and 2nd months, depending on whether the move-in date is before or after the 15th), security deposit (potentially double, based on credit score), along with cleaning, carpet cleaning, pet (if applicable), and key deposits. This neighborhood is full of mission-style homes less than 10 miles west of the Vegas Strip and just east of Red Rock Canyon National Conservation Area.
