Ballston is a dynamic, urban neighborhood located at the western end of the Rosslyn-Ballston corridor. It is a major transportation hub and home to one of the largest concentrations of scientific research institutes and development agencies in the country, including DARPA and the Office of Naval Research. Ballston residents enjoy a wide range of amenities, including office and residential buildings, hotels, shops, restaurants, and attractive open spaces. For the safety and security of all residents and guests, the building requires a brief guest screening prior to check-in. If the screening is not approved, or if you choose not to proceed, the reservation will be canceled. The HVAC system is centralized and operates according to municipal regulations and seasonal cycles. Heating is in full operation from October 15 to May 1, and air conditioning is in full operation from May 15 to October 1. Between transitions, HVAC operation is at the discretion of the building association based on the outside temperature. Quiet hours are between 10:00 PM and 8:00 AM. Check-in is at 4:00 PM and check-out is at 11:00 AM. Late check-out requests must be made 24 hours in advance and are subject to availability at a cost of $50, with the latest departure time at 12:00 PM. Failure to check out on time will result in an additional charge equivalent to one night's stay. Smoking inside is charged a $300 fine and parties on the property incur a $300 fine. Sending packages to the property address is not permitted. If the property is left in excessively poor condition, an additional cleaning fee will be charged. Lost FOB/Access Cards incur a $250 fee, and replacement for lost parking tags costs $200–$300. Washcloths and bath towels are not provided. A damage waiver fee of $36 is included in the reservation for accidental property damage, covering damages up to $300 per stay. Intentional damage, damage caused by policy violations, and damages exceeding $300 are not covered.
