Just a minute drive from the historic Mount Washington Hotel with its award-winning golf course, restaurants, spa, and biking or cross-country ski trail, this no-frills, air-conditioned, family-friendly cottage gives you the comforts of home while you explore a whole world of attractions northern New Hampshire has to offer. While not as luxurious or modern as some other condos, this is a great opportunity for those looking to stay in an amazing location at a lower rate. You will enter the home from the main level, which has a mudroom to leave your boots, skis, and jackets. This level features the main living room with TV, AC, and beautiful stone fireplace as well as a dining area, galley kitchen, and walkout slider to the deck with grill. On this level, there are two Queen bedrooms and two full baths. Walk upstairs to the loft to find another bedroom area with AC and TV. The lower level offers another living space with TV and exercise bike as well as a foosball table. This level also contains two bonus rooms, one with a Queen bed and one with two Twin beds, which do not provide proper egress and are not recommended for use as bedrooms. This lower level also includes a third full bath with shower. The efficient galley kitchen includes warm cabinets, a tile floor, and both a Keurig and a drip coffee maker. The dining living area features comfortable furniture surrounding a stone fireplace and TV with AC. A deck with BBQ grill provides an outdoor cooking option. Free high-speed Wi-Fi, cable TV, washer dryer, linens provided, and a starter kit of essential amenities such as soap, shampoos, dishwasher detergent, laundry pods, trash bags, toilet paper, and paper towels are included with your cleaning fee. Trash pickup is included with your cleaning fee at the end of your stay. Additional pickups during your stay are available between the hours of 9 am and 5 pm at a cost of $10 per pickup. Pool and gym pass program subject to availability and any restrictions outside of our control that may be set in place by the resort. Right in the heart of Bretton Woods, you will have access to various on-site activities, from world-class skiing and snowshoeing to ziplining, river tubing, fishing, mountain biking, and much more. Just a short drive away, you can visit the famous Cog Rail, Santa's Village, Storyland, several state parks, Crawford Notch, Franconia Notch, multiple ski resorts, pristine lakes, incredible hikes, tax-free outlet shopping, and much more. Take a beautiful ride through the notch to North Conway, with its scenic downtown and shopping outlets, and come back via the famous Kancamagus Highway. This house is located in a quiet, family-friendly resort area. Our neighbors and visitors are here to enjoy the majestic quiet of the mountains. This home is not the right setting for a party or for groups looking to be loud and boisterous. All association rules and especially Quiet Hours (10 pm to 8 am), parking limitations (2 vehicles at unit, others at overflow), and no trash left outside must be followed. Overflow parking is a 2-minute walk. Violation of any of these rules may subject your party to immediate removal without any refunds. Guests are responsible for any fines levied by the association or the municipality for violation of local regulations. Unauthorized early arrivals or late checkouts are subject to a $100/hr fee. Unauthorized pets or guests are subject to a $300 fee and immediate termination of your stay with no refunds. A $100 fee may be imposed for violations of noise rules. A $250 fee for violation of the no-smoking policy. We are in Bear Country, so no trash or food is to be left outside at any time, with a $100 fee for violations. Some homes are equipped with exterior cameras for security purposes. Rates are based on standard occupancy of 2 guests per bedroom. Additional guests incur a $25 per person nightly surcharge. Check-in is any time after 4PM and check-out is at 11 am. A laptop computer is not included.
