Coffee enthusiasts will enjoy both a Nespresso machine and Keurig coffee maker, with complimentary capsules and k-cups. All essential cookware, bakeware, glassware, dinnerware, and utensils are provided, along with kids' dishes and other basic kitchen supplies. Adjacent to the kitchen, the cozy living area has a 65-inch Smart TV with Xfinity cable, Roku, and more, plus a sofa with a queen pullout bed and two recliners. The family room, also next to the kitchen, includes a banquette-style sofa, an extendable dining table for 6-8 guests, a 60-inch Smart TV, and sliding doors to the yard. Additional folding chairs are available, and the sofa converts to a king-size pullout bed. The home's three bedrooms offer plenty of space and privacy, with two queen bedrooms and a bunk room with a twin XL over a queen bed. Each bedroom includes a wall-mounted Smart TV, USB-charging nightstands, sleep machines, fans, and closet space. A full bathroom with a tub, shower, and vanity, along with all linens, bath and beach towels, shampoo, conditioner, and body wash, is provided for your convenience. Laundry is a breeze with the ozone-infused washing machine, requiring no detergent or fabric softener. The property features a spacious fenced yard with a large patio, complete with a 6-person hot tub available year-round, a fire pit, and a natural gas grill. An additional guest fee applies over 6 people at $25 per person per night. A maximum of two cars are allowed in the designated private parking spots at any point in time, including any visitors, loading, and unloading. Street parking is not permitted, and overflow parking is 2 miles away. Located near Lake Michigan, Sandhill Flat offers easy access to nearby beaches, dunes, and hiking trails, making it an ideal spot for nature lovers and families looking to explore the great outdoors. Licensee must be at least 30 years of age. No bachelor or similar groups permitted. No high school, college, after-prom party, or any other underage groups allowed. Must abide by all terms and conditions of the signed vacation rental agreement required for rental. No illegal, dangerous, or non-family oriented activities or items are permitted, including underage drinking, illegal narcotics, strippers, beach fires, kegs, deep fryers, fireworks, and other flammable items. No commercial or retail entities or third-party service providers are allowed. No smoking inside or anywhere within 15 feet of any open door or window, with a $1000 fine for violations. Maximum occupancy is 11 individuals total, not including children less than two years of age on arrival date. Neighborhood quiet hours are strictly enforced from 9 PM to 9 AM. Parties, events, lack of decorum, and disruptive noise will not be tolerated. Outdoor music is not permitted after 9 PM. Small, wireless Bluetooth speakers are permitted except during quiet hours. Not permitted are party speakers, amps, subwoofers, stereo surround systems, or other high-powered audio equipment. Smart home technology is used to measure noise decibel levels throughout the property, and you will be notified immediately if a noise event has been triggered. Tampering with monitoring devices is strictly prohibited and will result in a $350 fine.
