TERMS: Anual lease $3750 monthly includes two adults and children. Extra adult surcharge of $150 monthly, per adult. Each adult shall be screened and included on the lease. The base montly rent includes weekly gardening services. No other utilities or services are included. Application process: no roommate situations Or sub-leasees. All Occupants over 18 yrs of age must be included in background checks. A FICO credit score of 730 is required for primary parties. All adults, 18+ must agree to a nationwide eviction database search and a nationwide criminal conviction database seatch. Proof/verification of income/earnings. MOVE-IN Cost: First month rent [plus any prorated portion of current monthly rent]. Security DEPOSIT: $6500 (deposit can not be used for last month rent). Reminder All adults intended as occupants shall be required to submit an application and will be screened/listed as 'tenants'. This is a non-smoking, non vaping premise. Recreational drug use is strictly not permitted. NO pets. Overnight visitors staying longer than 10 days are not permitted without the owners expressed consent. No business or group activities/meetings shall be conducted at the residence.
