Vicinity of Shark Key, Big Coppitt, and Geiger Key. Property is near the Circle K. Great location, near the end of street. Ocean & sunrise view. Terrific neighbors. Community canal access to deep water. Two pools. Laundry facilities about 40 steps from unit. Property has lovely relaxing areas, including hammock and benches near the ocean. The unit has driveway parking. Accommodates 2 cars if parked tandem, tight and properly. Includes a small utility building in rear for storing a small amount of items. Bikes, kayaks, etc. Utility building is shared with the owner and their supplies. Unit is FULLY FURNISHED. Includes some dishes, pots, pans etc. Some linens as well. Unit INCLUDES ALL MAJOR UTILITIES Electric, water, cable, internet, trash and sewer. Electric has a $100.00 monthly 'cap' - Cap is based on our highest bill over a 2 year period. Any electrical overage beyond $100.00 will be due and payable with the following month's rent. The pricing in THIS AD is specifically for a ONE YEAR LEASE. Nov 2016 through Nov 2017. There are NO EARLY DEPARTURES allowed on a one year lease. The lease is a legal, binding Florida document, strictly enforced. We are looking for an ANNUAL resident, with a strong rental history and good rental references. Lease extensions beyond the 1 year term are possible if discussed and agreed upon at end term by both resident and owner. If you are looking for a shorter commitment or SEASONAL rental, the following terms are available: Move in amount, deposits and payment schedules will vary according to term selection. All rentals will require a minimum of first month, last month, and $1000.00 security. Season rental (4 months) must be paid in full prior to occupancy. Seasonal rental also requires rental references. (seasonal or long term) A 6 month lease is available for $1850.00 per month - November 2016 - April 30, 2017 A 5 month lease is available for $2150.00 per month - November 2016 - March 31, 2017 A 4 month ( winter season) for $2450.00 per month - November 2016 - February 28, 2017 This is a NON SMOKING PROPERTY. Seriously, non-smoking. Should any tenant smoke inside the unit, the security deposit will be automatically forfeited and the tenant will receive a 30-day notice to vacate. We do not allow smoking inside the unit. Smoking outside the unit is allowed, but should be exercised with caution. Should tenants (or guests) smoke outside the unit, tenant is responsible for monitoring cigarette ashes and debris. Tenant must immediately eliminate all butts and other evidence (ashtrays) of smoking on the premises. NO PETS ALLOWED. No exceptions. HOA rules, not ours. Strictly enforced. TWO ADULT FULL TIME RESIDENTS, MAXIMUM. HOA rules, not ours. Our property is a sweet place to call home in the Keys. The departing tenant has been there for 2 years. He is being relocated :( Tenants are willing to show the home during the month of October to pre-qualified prospective tenants. You must first fill out a basic application and return that to us via email. An quick employment and rental reference verification will be done. If you pass the basic check, we will arrange a meeting time for you with the current residents. If you like the property, and want to rent the property, your application will be given to Seaside Resort's Management office for final approval. They will run a full credit and background check. There is a nominal fee for the credit check. In 2015 the fee was $35.00. It may have increased in 2016. We will advise you the exact cost prior to processing. You would need to pay the processing fee directly to Seaside Resort Management when you drop off your copy of the application. This is our home, and we LOVE it a lot.
