No smoking on property. Rental Process Rental unit will only be held upon sign lease and making full payment. Apply Online – Pay Rent Online Please read the following, general rental process, before applying for any rental property with us. 1) Requirements: Minimum required verifiable combined income for all adult tenants is 2.5 times the rent. No evictions, car repossessions, negative criminal background, or excessive late payments. Good reference from current (3rd party) rental, and reasonably good credit. Generally, the security deposit is equal to one month’s rent for well-qualified tenants. 2) Apply Online First, request us for an invitation to apply online by providing names and email addresses for all adults. We will then invite you to apply by sending an email to each applicant with appropriate link to apply online. We do not charge an application fee, you just pay the reporting agency directly to them ($26± per applicant). Include each adult resident as a co-applicant when applying. All future residents must apply as co-applicants. Partial applications will not be accepted or processed 3) Email Documents: Email to property manager, or upload with application the following items: A legible copy of Driver’s License, or other government-issued photo ID, for each applicant. If you are taking a photo of your license, make sure that the flash does not make it illegible. Better yet, use “Fast Scanner” app from your phone to snap a legible PDF image file. Copies of last three or more months’ of the most recent pay-stubs per applicant. (If you work for yourself, provide two prior years’ tax returns and 3+ most recent bank statements.) Request this form "Verification Authorization” from property manager ... Fill out and sign only the top portion of the form “Resident Verification Authorization”. Do not write below the dotted line on the form Email this form to the property manager This form will be sent to your current land-lord to complete the bottom portion. If you have a pet, a picture of your pet for property land-lord approval. Pet or animal acceptance is subject to property land-lord's sole discretion. 4) Approval process Once the above is done, we will review the entire package and let you know of the outcome. When approved, we notify you, and send a copy of the lease for review and electronic signature online. After you execute the lease, you must pay the following two payments online First payment is for the amount of the Security Deposit, Second payment is for the prorated balance of the month (plus following month if lease starts after the 15th of month) plus a $125 admin fee. Upon full payment, we will: Have the lease signed, Send you an email with a link to download a copy of the fully signed lease, and Give you the entrance key to the property, on the move-in date by 5:00 pm. Facility and mailbox keys will be issued by property manager or the condo association or HOA for a nominal fee. Rental unit will not be held until you sign lease and make full payment.
