Newly remodeled adorable cabin home – Lake Buchanan These cabins have new toilets, new air conditioning, new doors, new locks, new paint inside and out, etc. Trash, pest care, electric and well water are included in the rent. Fast internet available for $50 per month if desired. We are constantly upgrading this property! This home located on 2.5 tree covered acres of land off a cove of Lake Buchanan. At this time the lake is low but we are hoping this doesn't last long. Numerous beach entry lake access areas are nearby…including a great fishing area and a boat ramp on the property. If the lake is low there is a free boat dock 6 minutes away for tenants. There is a shared laundry room next to this cabin. In the barn there are games, books, over 400 movies, hammocks, Cornhole, Badminton, etc. Tenants can feel free to borrow them anytime. There is a beautifully decorated, fully equipped vintage 1962 Avion (Airstream style camper) on the opposite side of the property for occasional guests to stay in. Our tenant’s friends or family get to use it half price if they want to come and visit and it is available. Life is good here, come see! TENANT CRITERIA: We comply with the Federal Fair Housing Act. Lease Term - 12 month minimum lease preferred. However, we will consider a 6 month lease at a higher rent per month. We would love to find happy and conscientious people to take long-term care of these beautiful historic cabin. 1 months rental (or $1000 minimum) refundable deposit (if there are no damages or money owed at move out) No outdoor pets allowed. $300 Non-refundable fee per pet (indoor cat or dog) (2 pet max). Pets must be house-trained, non-aggressive and non-destructive. A background check on the applicant must show sufficient income to be approved to rent a unit. Recent paystubs or W2s may be required to verify income. We require a credit score of 600 or above. If the applicant’s credit score is 550 to 599, they can still be accepted with additional conditions. We would require an increased security deposit of $600 ($1600 deposit total). We have the right to require proof of employment/income and/or proof of good rental history and/or a guarantor. We have a No-Prior Eviction policy and a strict no-Smoking policy inside cabins. APPLICATION PROCESS: We ask that you thoroughly read the ad and look through the many pictures. We actually prefer tenants do that to be sure they know where we are located and love it. The cabins are located toward the back of the property. There is a one-time $29 application fee for both a credit report and background check.
