Madison Square Park Tower
Besides The New York Life Building and residential tower One Madison, this 65-story luxury condominium is just one of three skyscrapers in Madison Square Park. Designed by New York-based architectural firm Kohn Pederson Fox Associates (KPF) and completed in 2018, Madison Square Park Tower was designed with a tapered, crystalline form that widens east and west as it ascends. This creates larger floor plans with more square footage towards the top of the structure, where residents have unobstructed panoramic views. Rising 777 feet from a granite foundation, the base of Madison Square Park Tower is fashioned from the hard stone commonly found in the prewar Beaux-Arts buildings typical of the Flatiron District. “Situated one block south of Madison Square Park, the tower acts as a marker for the historic Midtown neighborhood,” says KPF in the project statement on their website. “As seen from the park, the silhouette of the tower top takes its cue from the dramatic, prow-like appearance of the Flatiron Building one block away while the folds of the curtain wall play with reflections of the sun, changing the appearance of the building throughout the day.” “While the amenities are stacked, no one moves into the building just to use them,” says Scott Kochman, real estate broker at Level Group. “They move into the building because of its unobstructed south-facing views.” The vantage point is unequalled because the structure is notably taller than any nearby buildings. This is because of the bedrock in Manhattan. Manhattan’s skyscrapers are concentrated in Midtown and the Financial District because these are the only areas that can support the weight of all that glass, steel and concrete. From Madison Square Park Tower’s south-facing residences, even the lower ones, residents can see clearly from the Empire State Building to One World Trade Center. “If I won the lottery, I would buy a residence on the top floor of the southern-facing side,” says Kochman. Madison Square Park Tower has 83 residences spread across 65 floors, ranging from studios to four-bedrooms to penthouses. Interior design by Martin Brudnizki Design Studio includes kitchens with custom Molteni&C kitchen systems, Miele and Sub-Zero appliances, Waterworks fixtures and Nanz hardware. En suite bathrooms feature a picturesque setup with a freestanding tub in front of floor-to-ceiling windows. A 636-square-foot studio, the only studio in the building, last sold for $750,00 in April 2022. Likewise, a two-bedroom duplex with double-height windows on the 48th floor last sold for $7.25 million in March 2024. The grandest of listings, a four-bedroom triplex penthouse with two separate studio spaces for office, storage or in-laws, last sold for $52 million in March 2020. Madison Square Park Tower is a full-service luxury building with a 24-hour door attendant and live-in resident manager, both of which, according to Kochman, are known for their above-and-beyond service. “The best part of the lobby is the staff,” says Kochman. “Tony, the doorman, is like the dog whisper: He gets down on the ground and rubs all the dogs’ bellies.” Floors two through five comprise the grand fitness center suite, which includes a gym with cardio and weight training equipment by Technogym, a basketball court, a golf-simulator studio, private training facilities and a movement studio for yoga, barre and dance. These connected floors also house a terrace with multiple grills and lounge furniture, a children's playroom with a surplus of toys, games and kid-sized furniture, and a sizable library with a collection of contemporary and historic literature. On the 54th floor, a member’s club lounge has breathtaking views and a private dining room. Even if the area is largely defined by its namesake, the Flatiron building, it’s still quite dense with quality dining and shopping establishments. It goes without saying that Madison Square Park is the area’s beloved green space, famously occupied by rotating public art installations and seasonal food vendors. Fashion enthusiasts flock to Dover Street Market, a coveted nine-floor department store that looks more like a permanent art installation than a luxury retailer. At ABC Carpet & Kitchen, the coveted home goods store with otherworldly rugs, furniture and antique bric-a-brac, guests can wander into one of four restaurants by Chef Jean-Georges. These include abcV, the Michelin-starred vegetarian eatery with dishes like einkorn and antebellum grits, sourdough focaccia and cauliflower veiled in tahini. After dinner, drinks at the bar with the most extensive gin collection in the United States — The Ivory Peacock — includes a full-on art deco atmosphere complete with sumptuous velvet sofas. For groceries, residents are within walking distance of plenty of markets, including Whole Foods, Trader Joe's and Morton Williams. Residents can literally step outside the front doors of Madison Square Park Tower and walk around the corner to Park Avenue to access the 6 train at 23 Street Station. Just five blocks south, Union Square Station, one of Lower Manhattan's busiest transit hubs, services the 4, 5, 6, L, N, Q, R and W trains.
