ALL BILLS are included in rent, including high speed Wifi! Walking distance to Tennyson Street in the Berkeley Highlands, it's a fun place to be. Enter the house from the front porch into the open living/ dining area with large picture windows. Welcome friends over to share a meal in the large dining area. Bedrooms 1 and 2 are good sized with closets that have hanging space and shelving. Bedroom 3 is a converted garage that opens into the backyard. The bathroom has had some updates, including a large mirrored vanity that can store anything you need for your beauty regimen. The kitchen has ample storage and a newer good quality range and dishwasher. The laundry room offers a full sized top loading washer and dryer as well as lots more storage. More storage can be found in the front hall closet and linen closet. The backyard is fully fenced, although the grass is currently not in good condition. The house has forced air heat to keep you toasty in winter, as well as two window AC units and four ceiling fans to keep you cool in summer. Well behaved pets are accepted on a case by case basis. There is no smoking of any kind indoors. -- THE LOCATION -- Amazing location in one of the most popular neighborhoods in the Denver metro area. Check out the shops on Tennyson Street. Walk down to one of the celebrated restaurants or pubs. Take Rover to the dog park at Berkeley Lake. Go for a run at Sloan's Lake. Enjoy a street festival or farmer's market. Convenient to the I-70 corridor, and a straight shot to the mountains. The house is within two blocks of the number 38 and number 44 buses, which run downtown. Downtown is 15 minutes by car or 30 minutes by bike. 5 minutes to Willis Case Golf Course. 10 minutes to Mile High Stadium or the Pepsi Center. 15 minutes to Union Station or Coors Field. 20 min to Golden. 30 min to Red Rocks. 35 minutes to the airport. 45 min to Boulder. 1 hour to Loveland Ski area. Lyft, Uber, ZipCar and scooter rentals serve the area. A short walk to Berkeley Lake Park and Cesar Chavez Park. 1.5 miles to Rocky Mountain Lake Park and Highlands Square. 3 miles to Sloan's Lake Park. -- THE SETUP -- This is the main floor of an over/under duplex. The downstairs unit is a furnished corporate rental (30 day minimum). Downstairs guests are typically relocating to Denver or traveling for work - no rowdy weekenders. The number of occupants is limited in order to reduce noise and maximize everyone's comfort. This unit controls its own thermostat, and there is no ventilation shared between units. One security camera is located at the front door for safety. There are no cameras inside the unit or in the backyard. Your privacy is a priority. Parking is plentiful and free on the street. There is no smoking of any kind (including 420) indoors. No sublets. No grow operations.
